House not getting interest

Friend’s house for sale, she’s said she’s had 8 viewers in 2-3 weeks but no interest at all. ‘Nice but not for us’ generally being said.
any advice/opinions why?
price is correct as per area (affluent) and from different estate agents.

I haven’t read the listing yet, but I’m immediately put off by anything which says “offers over”. It’s the kind of thing that I imagine might fly in a very hot Property market where vendors might hope to get more than one offer or have some competition but the market is completely dead right now so just ask what you want for the house.

On what basis has she assessed this? Prices are significantly down in much of the country.

The living room and the third bedroom are small.

It’s always price though and I agree that offers over is really off putting.

I don’t know the area at all but if you click on “see similar properties” on the ad it brings up 11 houses in that price range within half a mile, from 450 K downwards and eight of them have been reduced in price! Several of them have more bedrooms/bathrooms than your friend’s house. So it probably is the price. As another poster said who says it’s priced correctly? What it might have sold for last year or what the vendors hope to get to make a profit on it from whenever they bought maybe be completely different to what it will actually sell for this year.

Based on 3 different estate agents and compared to similar ones sold in the area.

Generally 4 beds locally go for more like £425, and other 3 beds that are complete doer- uppers are £375 so it’s in between

It's a lovely house though, and it's not selling with viewers making polite meaningless comments when asked for feedback.

It's the price.

Downstairs feels small.
I would remove/rearrange some of the seating.

Street view suggests a main road and energy performance certificate isn’t great either (if you can improve it easily, you do). Plus sold for much less in 2019.

It last sold on 2019 for £295,000. That's a large increase (36% or so ) in 7 years when part of that time was when the housing market slowed over covid.
What has your friend done to the house since purchased ?

I love it, don't know the area so can't comment on price or area but the style of it, the light, the garden are all great. I don't see anything she needs to do. It's only been 2 to 3 weeks, the right buyer will come along.

She’s done a lot of building work - Knocked through kitchen / back room to make open plan. Converted garage into office/ utility off kitchen. Exposed flooring (original parquet underneath) and updated decor

It could be that the pool of people they are appealing to is relatively small.

There's a lot of downstairs space - big kitchen/diner, lounge, study, huge garden, which increases the value of the property. However, it could be that people with that sort of budget are prioritising a detached property and more bedrooms and willing to compromise on downstairs/outside space. People don't necessarily want a garden that takes half a day to mow every week.

'Nice but not for us' if 8 viewers said something like that the agent needs to try and find out exactly what they mean. It looks OK to me except yhe study is tiny with it's sloping roof. Maybe that's the problem if people are hoping to use it as a bedroom. And there's no downstairs loo.

I looked up the previous sale. Your friend changed the garage to a study and utility. Made the kitchen bigger (which it didnt need) but in the process lost a seperate room downstairs.
Its also the same kitchen and bathroom from previous owners.
Sorry, but Its the price.

No kerb appeal. No privacy at the front just a parking zone.

No garage

The hall looks like my old doctors and dentists entrance in years gone by.

A lot of it looks very seventies decor wise.

The back garden is the only part I like.
