Mines been on the market a month and only had 2 viewings , I’m going to pop my own post on and not hijack yours though . I want to know if it’s the house, the price , the current market being quiet or the estate agent not bothering to put the effort in as to the reason I’ve not had any one round.

Miracles really do happen - we exchanged on Tuesday! I still can’t believe it. What felt like the longest chain ever (6), months house on the market (8) chain collapse (twice) but we did it. For the people really going through it, hang in there even when it feels like it won’t happen, there is light at the end of the tunnel.

Amazing! That’s brilliant. Thanks for giving some hope to those of us thinking we will never get to that point!

mrssunshinexxx · 02/03/2026 12:52

@ForPinkCrab hey OP here I don’t mind you asking for any kind of advise here. Though you will get more opinions starting your own thread x
@CreepingCrone wow that is stressful ! Is there a reason you didn’t choose a local independent solicitor ?
our buyers are coming for a second viewing this week we are going for a second viewing next week on ours. Our seller has had offer accepted and so the chain is closed and the top of the chain is moving into a second property so hopefully won’t be too many hiccups - famous last words

We are still waiting on our mortgage offer, broker escalated it this morning. The builder still believe we can complete by the end of March! I’m not convinced.

CreepingCrone · 02/03/2026 14:57

@mrssunshinexxxpurely on cost, which has been an expensive lesson!
Today's update: we had an unprompted call first thing from our conveyancer, saying everything is set to exchange for the sale & my purchase.
We are still waiting for the buyers' solicitor to sign off the enquiries and proceed to exchange. I honestly felt cautiously optimistic at 10am, although we've not heard anything since.
Our estate agent is chivvying our buyers to get a move on 🤞🏼🤞🏼🤞🏼

Freshstartyear25 · 02/03/2026 21:20

Congratulations @Cheeers , lovely news. It’s the 8th week of being on the market here and No offer. We had a viewing on Saturday who was just like a time waster as he said he’s just looking around houses and not ready to buy yet so no offer there.
There’s a lovely new build estate around here that have houses that fit our specifications just a bit more expensive hence why we went on the market, they’re having a part exchange weekend this Saturday and we’ll be going there to see what they have to say because I don’t think I have the patience of waiting months on end for the house to sell

Lookingforwardto2025 · 03/03/2026 11:12

Congratulations @Cheeers!

Good luck with the part exchange @Freshstartyear25

Photographer is here as I speak and the sun is out!

MissAmbrosia · 03/03/2026 12:06

Congratualtions!

Namechange13101 · 03/03/2026 13:03

Just hopping back on here, as everything falling through 9 months into the process! we have now got a new buyer for ours, and are looking at a house on the same road that the fallen through house is on!

House is much the same, but with an additional parking space and slightly smaller master but not a deal breaker so fingers crossed we like it in person!

Am quietly, slightly optimistic, after loosing all faith that we'd ever move! (but don't want to get my hopes up after last year!)

CreepingCrone · 03/03/2026 14:20

Argh, I spoke too soon and jinxed it!
We've received 3 more enquiries from iur buyers' solicitor!!!
Two are repeats of stuff they've already been sent.
So instead of exchanging as planned yesterday, I'll be repeating myself ad nauseum, and losing the will to live 🤦🏻‍♀️🤦🏻‍♀️🤦🏻‍♀️🤦🏻‍♀️

Singleoldermum · 06/03/2026 19:14

Well, the solicitor has sent through draft contracts. Fingers crossed for being on the home straight and we can fix a date for exchange and completion soon! 🤞

newrubylane · 06/03/2026 19:22

Buying but not selling, here. No chain on either side as it stands (seller is looking for a property but has said she will go into a rental if necessary ). Searches are under way, draft contract reviewed by our solicitor and their enquiries sent to the seller. We've had the property info and contents forms through. So far all looking straightforward, dare I say it. Of course searches could still throw something unexpected up. Hoping to exchange by the end of April.

Freshstartyear25 · 08/03/2026 21:38

Went to see the new build company to discuss part exchange, seem long winded and they actually said they pay less than the market price for your house. That and also the houses they are doing part exchange on are being built down a slope so the garden is two tiered. I don’t like the whole outlook so we’re not going forwards with that. We had a viewing on Friday and another on Saturday, fingers crossed for an offer soon

CreepingCrone · 13/03/2026 11:49

Still haven't exchanged, even though we were supposed to move by the end of Feb.
All due to lack of action by our solicitor 😡 We've had 10 days of her failing to attach files to emails, some of which I provided her with in Dec. I'm losing the will to live

DisappointedD · 15/03/2026 15:10

We finally received our mortgage offer today! Completion is planned for 27th March!

Singleoldermum · 15/03/2026 21:34

I signed my contract last week. Still though no definite date to exchange and complete!

Hoping within the next 2-3 weeks, so I have the keys before Easter.

ShiraShira · 15/03/2026 22:43

After a quiet couple of weeks we had a very busy one with several viewings, even one on my birthday, and one second viewing! Got everything crossed that next week brings an offer as we really want to offer on a lovely house we’ve seen. Really hoping it’s all going to work out this time as we’ve had so much go wrong previously! 🤞🏻🤞🏻🤞🏻

We only completed 3 months after signing the draft contract! Hope yours doesn't take that long!

3 months!! Omg. I hope not. We've only got 2 links in the chain and I've deliberately made myself bottom of chain in order to make things easier to buy!

I'm going to chase the solicitor today to find out state of play. With my last house purchase we went from, "it'll be at least another 2 weeks" to the solicitor calling me and saying, "I decided to exchange and complete on the same day. It's yours".

5 weeks since I signed contracts, with no end in sight 😔

How long is your chain?

CreepingCrone · 18/03/2026 22:45

Singleoldermum · 17/03/2026 22:33

How long is your chain?

It's pretty short. My buyers are selling to a FTB, and the house I'm buying is vacant as the lady has already gone into a sheltered flat. The strange thing is that the FTb and our buyers have always insisted on completing by end of Feb, and yet they seem to be the current delay 🤷🏻‍♀️

Sugarcube84 · 22/03/2026 17:35

We are finally looking to exchange on Tuesday with completion being Thursday, our mortgage offer runs out on the Friday so cutting it close.

We first looked at the house early May 2025 our house was redecorated and final jobs finished and on the market by end of May. We had agreed offers etc the first week in September and since then it’s been with the solicitors. So frustratingly slow.

Just driven past today and the footpath has been dug up in front of the drive so we won’t be able to get the removals down the drive . I’ve checked and they are due to finish Tuesday so keeping our fingers crossed but it’s just one thing after another
