Have I irrationally fallen in love with this property?

If I were free to move, I would view this house tomorrow. Bearing in mind

  1. I'd be happy to move to Beckenham
  2. I like a modern house, I will never live in another Victorian terrace
  3. We want to downsize
  4. We would have money to spend on certain improvements

I'm feeling a bit frustrated that we can't go for it, so please point out the downsides so I don't feel so bad!

I don’t mind it at all. We’ve bought similar here (NE England) but it was £145,000. The price for me is ridiculous.

I was trying to be helpful as she said she wanted to be put off
I actually don't hate it but I would be shoes off.

But for money to renovate to make sense, it has to be at a purchase price to give headroom for what you will spend on it.

I'm not sure the headroom is there with this property (well, not if you aren't standing underneath the dining room ceiling hole.)

Houses like that round where I live cost another £100k on top.

It's all demand and supply. You must understand that? No one wants to pay so much for a house but it's all location location location.

I could sell our house and buy a huge granite detached house with lots of land in some areas of the north of England...but do I want to do that? No.

You're telling me that a house as (no offense) ugly as that would sell for 800k where you live! You could up and move anywhere in the world if you have that kind of money lying around never mind the north of England (Or are you taking out bank loans for this!?). OP was looking to be put off and I think that has already been achieved. Im just so shocked, are the wages really that much higher in London to the point that this basic house is that much?!? (starting to feel bad for the seller of this house as I do think its got charm!)

I think the stairs are rubbish for older age or dc, it probably has asbestos somewhere, it could be very noisy (I could hear my ndn snore at night in a similar house), garages in blocks get grafitti and human poo IME. But it is a great location. I used to live in the area. I would never pay that for it however. I also hate having to maintain hedges.

Yes, 3 bedroom ex council houses around here regularly sell for over £1m (I live in one). £700k is fairly cheap for a family home. Houses in “desirable” parts of London do sell for that much. Have a look on Rightmove.

Re “bank loans” - most people get mortgages to buy their house, I’m not sure why you are so shocked by that concept?

I do love the interior, not so much the ugly frontage, but I could look past that if the price was right. From looking at the area i would say 625-650 would be about right. Will watch with interest

All irrelevant, a house is only worth what someone is willing to pay and if that's the going rate in that area then all the best to them!

I think estate agents have been over estimating recently certainly where I am, not much selling in that price bracket... Dropping the price is not a good sign, a clear indication that a house has been overpriced. Literally not one person saying its a good price, 150 a month as well for what.. Its daylight robbery but ok keep saying its normal if it makes you feel better!

East Yorkshire. Lovely part of the world - possibly a hidden gem as people think of Hull as awful and don't want to live there! But west of the city there are some absolutely fabulous villages such as Swanland. We are near Beverley. Wouldn't want to live anywhere else.

I like it but they are ten a penny in south London. Whole estates of them around Herne Hill/Dulwich. I assume Lambeth council built all their council houses to the same plan in the 60s.

Erm. The Dulwich wood estate, which is popular, will be vastly more expensive than this house.

I quite like it and I love the downstairs but you can get semi detached of that metreage on two floors with bigger gardens if you are planning on spending on renovation (essentially it is a 800k house if you factor in renovation asbestos, new kitchen (kitchen is a bit dull surely) where i live in Ealing areas. So downsizing with a bit more character and not a terrace

I can't help you here because I also like it. I grew up in a smaller version of this. Those stairs and bannister are so cool! I used to sit on one stair with my legs hanging down and do my homework on the step above. As did my brother. Like built in desks!!! It needs colour and personalising but that is just paint/ wallpaper.

Flat roof, bad. Bathrooms don’t have windows.
