Huge apologies if I have missed this thread, I have searched high and low but don't think another was started after number 8 ended in May.

After a seriously stressful encounter with building control, I think we are almost ready to exchange. After going on the market last July, I'm hoping we'll move before our year anniversary!

How is everyone else doing?

we are in a large chain (6) and regretting it everyday! 5 out of the six are ready to exchange and complete except (obviously) the FTB. Meant to exchange before Christmas and now first week of February but even that seems unlikely. Every week FTB are querying something or other or slow to respond. We’ve sold and bought before so we know it’s not plain sailing but this has been going on for nearly 5 months. Anyway else in a long chain? Tell me if gets better! Losing hope everyday…

Are you me?? Also in a chain of 6 and we had no idea about 4 of them until our solicitor tried to arrange an exchange date and we found out that our sellers' sellers had lied about going in to rented and had started the buying process - this has been going on since begining of September with no end in sight and I am SO fed up

Ha! Definitely not!! Sounds as stressful as our situation. Maybe possibly worse! Unbelievable you’ve only found out about the complete chain now.
it’s so fustrating , on one hand I know I need to just be patient but then on the other I can’t help but think should we have just waited for a shorter chain as it feels like we are trying to make the impossible, possible. Would NEVER advise someone to agree to a long chain. Way too much chance of things to go wrong. And solicitors are terrible at communicating. Awful.

Completely agree. I think what annoys me is that we said right at the start we weren't going near a long chain so they agreed to break it but blatantly lied about it - estate agent keeps insisting they didn't know x

Hi all, would love to join please although I am V early days!
we viewed a house last week we fell in love with and got our house on the market 48 hours later to try and get that one. Had 2 viewings yest and got another tomorrow , 2 of these viewers are chain free hoping the EA will of had some more enquiries over the weekend too 🤞

Have decided to pull out of a purchase today, had offer accepted before Christmas (probate) but house has more issues than I can cope with and it was already a massive compromise - took DD's commute from half an hour to hour and 15 minutes on a good day, 2nd bedroom was more like a cot room - but then found out (pre-survey) that it needed a new heating system from scratch so all the floors up etc. and I've no budget for that. Feel very sad as desperate to move and it would have been a good investment, I just don't have the money to invest! Not much else on the horizon either, I'm considering shared ownership (at least it would be new build!)

We had an offer of asking price straight off the bat this morning from the sat viewing which we’ve accepted now to try get the one we want !
@HangerLaneGyratorySystem sorry that is really rubbish but does sound costly and some red flags. Will you keep looking)?

Oh good news @mrssunshinexxx - I think the one I've pulled out of will go to younger people straight away they had a lot of offers originally. I wasn't sure as I keep name changing and forgetting (!) but I'd detailed some of the issues - all flooring had to removed due to urine damage, but then finding out the heating needed replacing would meant no new flooring; there was a long list and it was getting longer and that's pre-survey! Even the surveyor I was trying to book said to me are you sure about this! But it was a pretty area, lovely corner plot with a mature garden and so on ...

I think shared ownership is the only way for me, but that's another thread for another day.

That's so exciting for you @nonevernotever. Are you in any sort of chain and if so, when did the last people purchase? I'm also Scotland and aiming for similar timescale but not a peep about anyone's missives concluding. Hoping things on other fronts going in the right direction as well.

we got some bad news today. This is my second chain. The bottom of the chain have declared that there is a problem with an unregistered plot of land. and they do not want to be contacted about completion dates - it was loosely planned that we would exchange next week to meet other people in the chain needs for school dates.

i don't know if i should be quietly hopeful it can be resolved, or whether it's all going to collapse again. I can see the FTB getting their head turned if the house has got issues with the Title.

chain has 4 properties . 3 ready. bottom now declared this issue.

i am so so fed up. and have spent thousands to get no where.

Regardless of what they’ve said your solicitor needs to do there job and put some pressure on can’t expect 3 other homes to just wait indefinitely people have lives/ plans / deadlines of their own . Really hope it’s resolved @StrawberryThief1930

No end in sight for my chain and worried it will keep extending. My sale and purchase are ready for exchange, but my seller had to pull out of their chain-free purchase and buy another place. Now,, almost 4 months in, there is a new person at the top of the chain who has been looking since early December and still haven't found their onwards purchase. So the chain could extend even further if the top of the chain doesn't find a chain-free place. My buyer and I are getting antsy as we are ready to go, but no one above me is willing to break the chain. So stressful!

Yes. I know chains are clearly creeping into the Scottish system now. I last bought a house ten years ago and there's been so much change. Our sellers are moving in with family so they're the top of the chain. They accepted ours subject to sale (not something I would ever do again) and our purchaser also offered subject to sale. Thankfully our sellers agreed to an extension to allow our purchasers to sell on the understanding that they would try to sell to someone chain free. Our sellers went on the market at the end of may and accepted our offer in early August. Our first purchaser pulled out mid September so we went back on the market then and accepted an offer in mid October. They sold end November and we have an entry date of 30 January. We did accept an offer substantially below home report value because it was worth it to us to keep the onward purchase alive. Edited to add that our solicitor did say that increasingly people aren't concluding missives until a day or two before the entry date which is scary!

@nonevernotever Who knew there’s been such wholesale change? Everything I ever learned can be ripped up. I even had a job that involved estate agents.
A few things I need for the potential new place from day one are on sale right now but I’m delaying and delaying until my Scottish lawyer indicates more certainty. I also have an English solicitor so have a ringside seat to both systems.

My house went live on Wednesday and we had a viewer on Thursday but no offer. Another viewer due Friday never showed so thats annoying 😡

Bit of background I'm mid divorce, can't afford to buy STBXH out so we are selling. I adore my house so feeling very sad about the whole thing. Worried that I won't find anything nice when we are sold as there isn't much available.

Any positive stories welcome. 🙏

Why are FTB so difficult? I’m going to put it down to their lack of experience in buying properties nothing to do with their naivety and head in the clouds mentality at all! 🙄our chain minus FTB are all good to go and now they want money off some works despite their survey not recommending this. They are trying to shake down their seller and now it looks like the seller has had enough and will go back on the market. Again, why are FTB so difficult?!?

Tomorrow I need to pay my removal
upfront in full. I hope if my date moves they don’t penalise me as per their contract. However, I understand they are a business, too.
One friend suggested a very helpful
thing: Surely conveyancers and lending departments aren’t inundated with loads of transactions, so they must have sufficient time to move your business over the line?

@Mum5net i think its a fairly quiet time of year for removals so hopefully they would agree to move it? can you ask them?

we paid our removals last summer and then the chain collapsed, we are desperately hoping that they'll honor our deposit..i haven't contacted them yet because we still haven't exchanged... argh.

I've paid it. I think a small business is more likely to help you out if you pay them on time and work with them.
@StrawberryThief1930 would you just touch base with your removal people now, just to wish them HNY and have a wry joke with them? Hope the land lock issue is resolving
@nonevernotever hope you are edging closer as our dates are very similar
@Imawifegetmeoutofhere it takes people a few days to get organised for a viewing, so this weekend might be when it starts to heat up. Also the dark tea times mean weekends are the best time to view in day light
@Delara I think I'm going to have Antsy tattooed on my forehead
@CopyPaste1 Hopefully your FTB decides their own place can't come fast enough and they move up the gears like Lando Norris

Yippee! Lawyer has just emailed to say that we have concluded missives,,🥂😊 Full steam ahead for moving on 30 th, and keeping everything crossed that the weather forecast is wrong/ exaggerated! Not sure I fancy moving in heavy snow (though we are only going 6 miles 🤣 ). If it comes to the worst, we could camp at my mum's house that we're still trying to clear to get on the market.

Does anyone know how long a level 3 survey takes to come back please? Our buyers have done theirs and we’re braced for them trying to knock down our price. Every day I’m dreading the phone call!
