Huge apologies if I have missed this thread, I have searched high and low but don't think another was started after number 8 ended in May.

After a seriously stressful encounter with building control, I think we are almost ready to exchange. After going on the market last July, I'm hoping we'll move before our year anniversary!

How is everyone else doing?

What the bloody hell is wrong with them! I'm so sorry. It sounds so very stressful. You've had one thing after the other- imagine how amazing it will feel when it's finally done! Crossing everything for you. We have a contract variation regarding a right of way, I was surprised at how easy it all was- but obviously, everyone has to be willing. It's the misleading that would piss me off.

Congratulations @HappyCrochetHooker !! Now to the important questions- What are you having for your first meal in the new house? Will you be popping open a bottle? Let us know how it goes!

I've started packing today. I have too many plates and so so many blankets!

Not exchanging today after all. The sellers haven’t returned signed documents and apparently aren’t sure if they’re happy to agree to one simple contract variation which requires them to arrange to transfer a guarantee to us post completion.

Is it particularly onerous for them to do, or are they / their solicitors just being arses because they can?

I think they’ve agreed now. It’s literally an email to a company confirming they’ve sold the place to us. Once received the company will then assign a certificate to us. I called the company earlier in the week to see how it could be done. Plus it doesn’t cost anything. It really is absolutely basic.

We are considering dropping our buyer and relisting our house due to lack of progression.

We had a smooth start; we sold within a week and our solicitor, my buyer’s solicitor dealing with the purchase of our house and our vendor’s solicitors have all been brilliant. They had all done their work by the middle of August and we were discussing moving in September. However it turned out our buyer’s sale (which we didn’t know about, believing they were cash buyers!) was not ready and three months down the line we have no idea what’s going on and where they are at. Their buyer’s solicitor is almost impossible to get though to. We have recently found out that it’s a complicated sale involving an exclusively agreement and planning permission. The solicitor has been instructed not to provide names or other details of the buyer. Not knowing how long it is going to take is extremely frustrating and our vendors and their estate agent are getting increasingly fed up. We are thinking about putting our house back up for sale and getting a new buyer. My husband’s even talking about forgetting selling and renting ours out instead and getting a second mortgage on our new property which I really don’t want to do.

I just want it all over with now!

Hopefully they've sent the signed docs now too (I can't work out why they'd want to delay completion, bearing in mind they're paying for two places at the moment).

I actually don’t think we are going to manage exchange! The refusal to write a single letter at no cost is frankly fucking bizarre!

Sounds like a nighmare @kirinm , I hope you get it sorted.

We have heard nothing since our bid on Monday, so no idea where we stand. We'd have heard if we'd been outbid, but we'd also have heard if we'd been accepted so I'm just frustrated by lack of info.

What is the guarantee for that they need to transfer? Can you do without it?

When are you completing? We're tomorrow and even though we're not moving immediately, I've packed the car to the roof and I've been stuffing things in there all day!

When do you think you’ll move or will you take things over gradually?

We complete on 28th so will aim to move in on 29th. We have a lot of stuff in storage so have to arrange to get that back.

Oh I've found my people!

We are just at the start of it all and I'm dreading what's ahead. Been in current house for 9 years. Now moving for the 'good schools' which is a story within itself. Love this house and had hoped it would be our forever home but not to be. Anyway, after almost a year of looking we had an offer accepted on a house we really like and could afford (unsurprisingly the competition is high to buy in this area). Currently unoccupied as elderly resident have moved out. Sellers seemingly in no rush - for now.

Our house has been on the market for just a week so early days. Had a fair amount of viewings with more lined up for this weekend. Someone made an offer which was decent but we hoped we might get higher. But we were obviously relieved and felt positive.

EA called tonight - offer withdrawn, just like that. And the 'not interested' responses mounting up. Talk of a second viewing but nothing yet. Feeling down about it but reading many of these posts makes me realize it's entirely normal! But so stressful!

OMG! what ever circus is this house buying and selling market...

Originally sold in Jan 25, all fell apart in June 25 (3 weeks short of exchange tentative moving date agreed with buyer then their buyer pulled out) - resold to same buyer in July 25 - I'm working on completion for end of this month

Email today saying buyer has some queries following survey that took place in September and start of chain has outstanding query on restrictive covenant WTAF(5 in chain)

Found out last night that our sellers forwarding property is not ready yet so even though wev said December was moving date wev now all been pushed back to ‘we arnt in a position to talk dates’.
feel like we are just in limbo
