Huge apologies if I have missed this thread, I have searched high and low but don't think another was started after number 8 ended in May.

After a seriously stressful encounter with building control, I think we are almost ready to exchange. After going on the market last July, I'm hoping we'll move before our year anniversary!

How is everyone else doing?

Just wanted to pop in and thank you all for the support over the past few months. Selling my late parents house, and after six consecutive attempts to exchange in September, the sale fell through to issues at the bottom of the chain.

Anyway, after two weeks back on the market, accepted an offer from a ftb in October, exchanged Wednesday and due to complete on the 8th December. Currently feeling sad, relieved, happy and sad again. Final ties to my late parents property and my childhood family home will soon be cut. Still need to do a deep clean, tidy the garden and fill the final skip. Thanks again, and I wish all of you well. X

How is everyone waiting doing?

We moved at the weekend and absolutely love the house. It’s a Victorian house and absolutely freezing so we will spend next year insulating it but we will accept huge gas bills for now.

I have sold my rental house and it is completing today. It has only taken 9 weeks exactly from accepting the offer! A bit different from the 4.5 months it took to sell our own house earlier this year! I'm definitely done with selling houses now - 2 in a year is stressful!

We accepted an offer at 40k under our original asking price 😢 mostly because the buyer was selling to cash buyers and could be speedy. 4 weeks into the process and her buyers have pulled out post budget and she’s back on the market. We’ve also gone back on the market in case she can’t find another buyer. What an absolute mess. So dispiriting and lawyers fees up the swanny too.

Are you sure you need to pay your lawyers? Ours was no sale, no fee. We would have only had to pay for searches.

We still haven’t worked out/asked what we need to pay our solicitors after our sale collapsed, but the contract said a proportion of the fee in relation to work done.

Hi, can I join? We've just accepted an offer today - third time lucky after having two buyers pull out. The new buyer is in rented and the house we're buying is a probate sale so its hopefully as straightforward as it can be. We first went on the market in April so it's been a long and tortuous process and we lost the first house we had been planning to buy. We have our mortgage in place so the next step is the survey.

We're excited about the new house - it's much bigger than where we currently are and in a nice location. But also nervous about leaving our family home which we put a lot of love into over the years, extending it and doing up basically all the rooms. It is where our DC have lived all their lives. We love it, but also think as DC approach teenage years we would benefit from the extra space. The new house isn't a complete door upper, but does need some TLC. We will have a limited budget though so I'm also trying to come to terms with the fact that we won't have all the nice kitchen appliances etc that we have now.

Good news! For Jan & Feb removals I’ve been told first hand, that some companies will be willing to negotiate on price to ensure work flow.

Aahhh thank you! Expecting a decision for the land registry after the latest response to requisition this week. I get very minimal detail but apparently the seller’s solicitor is confident it will now be signed off. I hope so, or Christmas in the new home is off the table!

We were devastated because our solicitors close on 19th December until the new year and we have people in the chain that need to give a month’s notice to employers and landlords so it seemed an impossible task. But somehow with the hard work of all the solicitors and estate agents involved and lots of stress it’s all come together and we exchanged yesterday, to complete 18th December.

nope. feeling a bit sick about it all.

down the chain need to complete by 20th feb. and up the chain want a month between. That means we should be exchanging next week or poss the early week after. No sign of exchange yet!

argh, everyone is going to be v stressed.

i'm a very "sensitive" seller/buyer having had a chain collapse literally on day of exchange in the summer. i'm nervy.....

It just seems that Xmas has sucked three working weeks out the process, which while to be expected, doesn't help. Only positive I have so far is the removal company is as desperate for my work as I am to have them do my work. Chap called me and was relieved when I confirmed my work was still coming his way,

After the bitter disappointment of still being with the ex husband over Christmas, the land registry FINALLY processed the change of title today! I should get the contract to sign next week…

I can’t flip flopping between wanting to stay and and go. One days it’s we don’t need to move next it’s we should def move. driving me mad.Exchange planned for end of Jan.

also advice needed what do you do with ikea units that the seller doesn’t want? Tried eBay, various charity shops and nothing is working.free cycle is next but the windows between exchange and completion is only 2 week. Such a waste to put them into landfill. Also packing all out clothes is a massive hassle, how have you all done on that front? Did your mover do it for you or you packed yourself?

Just reread your post @Justkeepswimming867 We have paid to be packed - although quoted for both- but all four removal companies indicated light clothing could be left in existing drawers. We’ve already taken some heavier items and put them in IKEA Dimpna bags. All our quilts pillows etc are also going in Dimpna bags. Today I bought coloured dot stickers on eBay about 2.5 cm diameter in 6 colours. Al different colour representing each room. DP has laminated 3 copies of the floor plan and we’re going to stick a dot on each room, so the removers know.

Hello can I join?
we are in a large chain (6) and regretting it everyday! 5 out of the six are ready to exchange and complete except (obviously) the FTB. Meant to exchange before Christmas and now first week of February but even that seems unlikely. Every week FTB are querying something or other or slow to respond. We’ve sold and bought before so we know it’s not plain sailing but this has been going on for nearly 5 months. Anyway else in a long chain? Tell me if gets better! Losing hope everyday…
