The surveyor said it wasn't anything to get too worried about, says he sees moss on 8 out of 10 properties he visits

Doesn't sound like the sort of thing you would try and negotiate the price on, unless it's highlighted as a red in the survey. Like you say, many houses have it and presumably you could see this when you went to view. Renegotiations are generally for red flag items that you couldn't have seen at offer stage. I guess the roofer will confirm though.

I cannot believe someone tried to pay their deposit on exchange day with a cheque, ffs, in this day and age. I haven't even seen a cheque in about 10 years. What on earth were they thinking??

But why oh why don't solicitors spell it out? If people are going to be this stupid, I bet it happens over and over again.

I have news and I can't breathe. It looks like the new build for the end of the chain will be signed off next week so we are all working towards completion at the end of the month. So potentially 17 nights left here. Eeekkk.

@FolkloreEvermore1989 welcome !! So I’m in SE and we have packing and moving (also have small humans) I think ours came to just under £900. But I had a range of quotes (all came to view) and the others for packing and moving was £1.5k mark. I also checked reviews etc and the ones we have done for are bloody glowing !!

@movingtoreading of course you feel emotional. These aren’t just houses but homes with memories and love built into them. I’m sure I will be a hot mess (hot as in temp wise not the other type) if and when we finally move. Ours is still pending exchange so lord only knows.

ekkkp it’s so nice to have this thread to grumble on. Because my partner is sick of me grumbling and said oh I don’t know why your finding this so stressful (he’s not had to do anything re moving house bar existing) - I nearly got him with a fork….

I’ve vaguely started getting quotes and it’s looking at least £2,500! 😱 and that’s not including the packing …
We’re in Yorkshire…
Admittedly we’re in a pretty large house and downsizing, but we do have two little people’s worth of stuff and garden furniture…
I’ve budgeted £3.5k and now unsure if I’m thinking under or over! 😬

@BarbaricYawphonestly what’s made me cross is the solitors knew it would take 5 days and they sent the check to the bank Tuesday. But the FTB let the whole chain think yes we will be exchanging this Friday. Bell ends

@2025willbemytime this is the best way to look at it actually we have 14 days plus or minus a few !

@FolkloreEvermore1989 what’s even more weird is we are going from a 3 bed house that has a lot of stuff and although we aren’t SE London prices we are the next price bracket under London ones.

best to over estimate and be like me pleasantly surprised. I thought it would be at least 2k tbh !

at least we have the weekend to stop phone watching ! Hopefully more will come back to say they have exchanged today !!

It depends on so many things, including how far you're moving. We're paying about £2k including packing but we're only moving a few miles and don't have a massive house.

I'm moving 500 miles and across some water! And half the stuff in my house won't be coming, and a load of stuff that's in storage will. I haven't dared think about moving quotes yet. I don't even dare believe the purchase will actually go through. And I'm not sure the house is going to be ready to move into straight away or if there's essential work to be done first - am I the only mentalist on the thread who's buying a house they haven't viewed?!! 😱

Well everything is now signed ready for exchange early next week. Need to sort the buildings insurance on Monday but my broker is going to do that for me.

I could do it but this way I know everything will be as required to satisfy my lender.

Solicitor hasn’t prompted for deposit yet but I expect him to ask Monday too..

why is every Friday a cliff hanger ??!!

When is everyone organising building and contexts insurance? I'm assuming they are separate and therefore potentially need to start on different days. I've been told I need to do it to start on exchange day and but someone else said from completion.

It is exchange unless a new build and then it is completion. I think I'm gonna get a new buildings policy on the new property, then cancel it on completion and transfer my existing policy across. If less than 14 days then no cancellation fee.

I’ve got the absolute fear today that so close to completion something is going to go wrong.

mostly stressing about credit file and the final checks they do. I’ve just checked my file and it’s all good.

one of the conditions of my mortgage was that my credit card was paid off. I’ve paid it off ages ago, last week used it to pay for something then paid it straight off again. Will that matter?

I don’t know why I do this deep analysis on everything, definitely something that has ramped up during this process.

Im a single mum doing this all alone too, which is great but I don’t have anyone to talk to really.

The solicitor said on exchange. However my friend made a valid point, if there are weeks between exchange and completion I am insuring a house I don't yet own or live in. I suppose it's just in case ?

I don’t know who’s your lender ? I was told that I had to commit to paying off my credit card 30 days post completion. I think if you paid it off instantly after spending you will be fine.

Nationwide. It was an existing card no new applications or anything like that. It was hopefully used and paid off before being reported to credit agencies.

It shows a zero balance now and 0 on my file (s)

They didn’t actually say don’t use your credit card at all.

Thank you - so much riding on this move, it’s been a very long journey to get this far. I didn’t actually think it would ever be possible- just a pipe dream.

We went with insurance through our mortgage provider - could no doubt have got cheaper elsewhere, but it was just easier as they automatically start it on completion. Our documents say this about the building being covered from exchange:

@Limeandsober I was a single mum for a long while and it’s tough. I get it - all your friends are in couples and have each other to stress between and worry about things so it can be hard for people to relate.

You will be ok in the credit thing - I have a good feeling about it !!

We accepted an offer in September & after 60 (mostly repetitive) additional questions (!) they're finally satisfied that they've done all enquiries.

Meanwhile we are coming up against barriers with our onward purchase. Initially they knew everything about the house, now it turns out they don't know anything at all. Never been there. So we're doing thorough surveys etc.

It's a lovely house & our buyers are happy to wait. We did find a house before this one but seller pulled out.
Nightmare.
We've been boxed up since December. Can't wait to move.

If you aren't having a mortgage then I think technically you don't actually require the insurance. Mortgage requires buildings insurance on exchange in England ( apart from newbuilds).

I haven't done any chasing yet but have today as apparently there are only 2 enquiries left on our purchase and I don't want them sitting on them! I emailed the estate agent to ask the sellers, is that the norm?
