Why has no one viewed my house?

CinnamonSwirlLatte · 05/10/2024 08:47

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

Thanks

The divorce was finalised after the financials were??

I may be wide of the mark here, but I'd always assumed that nothing was finalised (the divorce) until assets were shared and you had the money in your account.

If he decides to sit there for another 10 years, how could you apply pressure?

Surely there is some timescale in this - or should be?

  • the thought of stripping all that wallpaper 🫠
  • the kitchen would need ripping out
  • the garden likely needs landscaping
  • the 2 single beds highlighting the weird shape of that bedroom

If you stripped every room back and whitewashed the house it would get a lot more viewings.

I would just paint over the wallpaper - I think it would actually look lovely with some bright colours- not white as that will just make it look cold.

I don't think it needs a new kitchen - it just needs better photos and a few complementary accessories.

Also, OP what have you done to that house since 2017 🤯

It used to look lovely

I think it looks better now! Except for the garden - which yes, looked much better then albeit I prefer grass and with some grass feed this would look better. The patio is easily sorted with a power washer though.

I do stand by seeing this as a dooer upper though. Plasterers and painters/decorators are expensive. People will be factoring that in. In reality it's easily sorted by anyone who's a bit handy for a lot less, but most people are busy.

I agree with other posters that it looks rather unloved which is a shame as it could be presented in a much more favourable way and it would be ideal for a blended family. Very frustrating for you still having to be at his mercy.

Just a very small question of no consequence really, but, talking of reading floor plans correctly, where is the door into the ensuite…am I missing something?

There is definitely a door to the en suite! No idea what's happening there tbh

I am sorry to say this and it might be the pictures. It looks tired and neglected. Alot of people won't like the patterned wall paper everywhere. The outside needs attention.

If it was very cheap people would be happy to put in the money and effort. But I don't think it is that cheap for the area.

The floor plan is terrible. The fourth bedroom looks like a cupboard. Not really a fourth bedroom. And I think the play room would be better labelled as dining room or second living room or something. Most people looking for 3/4 bedrooms will want more than a kitchen and living room downstairs.

The photos might be just terrible, in which case they need redoing.

I realise you can't change anything about this so not not sure what it can be done from your end.

RampantIvy · 05/10/2024 14:20

I'm not prepared to lower the price any more at this stage, I just can't.

But you can't just leave it on the market not selling either.

I'm sorry you are in this situation. I agree that it sounds like the controlling barsteward knows that he has you over a barrel.

Aliciainwunderland · 05/10/2024 14:21

I would take out photo 9 and 21

OP hasn’t been there for 2 years, she and her children are living in a refuge. Her ex has not been caring for the house since then though he lives there

I mean technically I can stay in my rented house. There's no rush. It's just this one house I've seen that would be ideal - it's a shame. My own fault for viewing it though I suppose!

We lived in a refuge for 7 months, then temporary accommodation in the worst part of Grimsby for 4 months, and we now live in a rented house 3 hours away.

And yes, all this time he has lived like a king in that house.

Where I live, EA won't allow anyone to view unless they are ready to move- that means their own house is sold and they have a mortgage in place.

It clearly depends on the area of the country. There is huge demand where I am.

Crack on with that!

lobsterkiller · 05/10/2024 14:25

I used to go to Keelby quite often back in the day. It's a nice village but it doesn't have anything there? You have to do a decent drive to get anywhere, this could be putting families off.

Your house looks nice but the FP isn't accurate and the pictures aren't the best.

Yeah you definitely need a car

Must be so difficult for you - the house does have huge potential. The street looks really nice too.

The photos are very bad though - some aren't even in focus!

He did the photos, ugh.

But yeh the area/village is lovely! And you do have doctors, shops, school, nurseries, pubs etc

It's OP's fault that she's a victim of domestic violence? Stick your boot in will you!

BurntBroccoli · 05/10/2024 14:35

Ah right! He's definitely no photographer. Obviously stalling and making the house look as bad as possible.
Could you get another agent in? It's your house too.

GasPanic · 05/10/2024 14:36

I mean it is not that well presented in the photos but that's what happens when you take them yourself and don't have the advice of a good EA.

Not quite sure how doing things like turning the garden from something that looked OK (not to my taste but perfectly reasonable) into a rubble strewn piece of patchy turf is going to do things like add 60K of value.

Not sure about how you are going to make things like minor cosmetic changes to improve the place when you have no control.

I would focus on the things I could control (forcing a sale) rather than the things I couldn't.

Xmasbaby11 · 05/10/2024 14:37

I agree the photos aren't great, but it is a good house, a decent size and nice views. I'm no expert in house hunting and don't have a lot of vision, but I can see its potential so I'm surprised at the lack of interest. It will be a lovely family house for someone with a bit of TLC.

I agree about taking some beds out, making it more homey and taking better photos, if you're able to.

That's one of my suggestions I'm putting forward to his stepdad, who can pass the message on. If he rebuffs all of my ideas then I guess back to court it is
