Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

I really think your best shot is getting a local proper agent on the case. If he can put it on the market, so can you, although I realise that it is logistically complicated since I assume that you can't visit the property for your own safety.

Not quite sure how doing things like turning the garden from something that looked OK (not to my taste but perfectly reasonable) into a rubble strewn piece of patchy turf is going to do things like add 60K of value.

Not sure about how you are going to make things like minor cosmetic changes to improve the place when you have no control.

I would focus on the things I could control (forcing a sale) rather than the things I couldn't.

It's really odd. He's removed everything from the garden which must have been time-consuming, hard work! If only he put that much effort into not being a cunt

I agree the photos aren't great, but it is a good house, a decent size and nice views. I'm no expert in house hunting and don't have a lot of vision, but I can see its potential so I'm surprised at the lack of interest. It will be a lovely family house for someone with a bit of TLC.

I agree about taking some beds out, making it more homey and taking better photos, if you're able to.

Can you edit your original post to say you do not live there and that you can not change the layout or similar it would hopefully stop some of the same things being said again and again.

If not, message MN and ask them to put a note for everyone to read all of your posts before adding anything.

I would take pictures again on a sunny day, it makes a world of difference.
Also get your agency to correct the labelling. It looks like a perfectly good home but the pictures need redoing - the current ones make it looks dark.

Yes, I am also confused about where the extra 60k in value has come from since the last sale, this is the root of the problem regarding viewings I think, also remember that most buyers are using apps like PropertyLog to see price changes for the wider area as well.

I've zero idea where Keelby is, but where I am in the midlands, you wouldn't get a house that size for £200k.
That being said, it's a funny shaped house, which isn't at all obvious from the first picture of the front. The weird diagonal wall is very strange, and that main bedroom with the 2 beds rammed in at one end, would rightly get people wondering how they'd do with their own bed, in what is meant to be the master bedroom.
All the statement wallpapers and rainbows would be off-putting to some people. People tend to prefer a blank canvas when moving in somewhere. If I'd been considering an offer, I'd be factoring in the cost of total redecoration throughout.

I find it really strange that so many people on a Property forum can't read a floorplan correctly! Of all the comments I was expecting about the house, people saying I've lied about how many bedrooms there are was not one of them 😂

I haven’t read the whole thread yet but this is clearly where there is a problem. I can read a floor plan correctly but yours is a bit of a puzzle so you should probably take that on board. You may have the benefit of having lived in the home so it’s obvious to you, but it’s just not obvious to anyone looking at this listing. And I mean that gently.

The order in which the photos appear doesn’t help. The playroom/bedroom photo should be with the other downstairs photos so they are grouped to help make sense of the floor plan.

How you’ve used the house in the past may not be the best way to set it up for photography and viewing to get the best possible price. Perhaps the bedroom with the en-suite should be made up as the primary bedroom with double bed etc.

Its going to be difficult if you aren’t living there to make the changes but perhaps you can take the good feedback and advice on here back to the agent and the agent can make the suggestions to your xDH to make the changes needed.

The odd shape of some rooms is due to the double story extension, which was done 30 years ago. Whoever did it clearly used as much land as they could within their boundary, which resulted in a much bigger house, but with odd shaped rooms.

I would class that as a 3 bedroom house with a small office and a playroom - very few people would want a bedroom downstairs with children on separate floor and the 4th bedroom is impractical for anything more than a nursery or office

I would politely suggest that they were all trying to get your business, a lot of EA"s have started to go bust in recent months, why not ask them where they think the extra value has come from and see what they say? Having read all the posts about how you wouldn"t get this size for 200k in many parts of the UK why not try 180k and see if anyone bites?

I’ve looked on right move and properties in the same area with only 3 bedrooms that also need some work doing to them are on for less money. I think it seems cheap for a four bed, I’d be wondering what is wrong with it. It does look a bit dark in the photos but I’d definitely be viewing it, you can see the potential. It’s strange you’ve had no viewings

I'm not sure tbh. I didn't arrange the valuations, his royal highness did 🙄 £180 would leave me so so short, but I agree, it might have to happen

Sorry op , but it needs a serious update
paint everything white add some plants and flowers , the very overwhelming large sofa isn’t helping anything
beds look cramped to
kerb side it’s great just a couple of planters would really help

It is really too early to be thinking about the next house you will buy in my opinion, you need to get viewings, get offers, and then their lender (unless they pay cash) has to agree with the valuation done by the three EA"s, but you can also ask your seller to reduce price if you come up short?
