Why has no one viewed my house?

CinnamonSwirlLatte · 05/10/2024 08:47

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

Thanks

I would hazard a guess that people are clicking on it expecting a 4 bedroom house, and when they find that it's only 3 bedrooms, they are moving straight on.

CinnamonSwirlLatte · 05/10/2024 08:52

It's actually five bedrooms??

It is 4 though?

PoodlyOodly · 05/10/2024 08:54

Is there perhaps a bedroom missing on the floorplan? There only seem to be three showing upstairs.

CinnamonSwirlLatte · 05/10/2024 08:54

It's five - although rightly or wrongly one is labelled as "playroom". We lived there with six children and there was ample space.

No there is definitely 4. Do you need to check again?

SauviGone · 05/10/2024 08:54

You say it’s 5 bedrooms.

The listing states that it’s 4 bedrooms.

The floorplan only shows 3 bedrooms.

Do you think maybe that’s the problem?

Look carefully. Bedroom floor is at the bottom of the floorplan x

To be honest the photos are not that attractive. The twin beds look impossible to squeeze round, the rooms look dark and the colours are a bit dreary in the photos though they may be nice in real life. A few plants and pictures and rearranging the furniture a bit to make the bedroom look more spacious could help a lot. Also not everyone likes irregular shaped rooms though obviously you can’t change that.

PoodlyOodly · 05/10/2024 08:56

Ah, I can see it now, that’s hard to see. Is there no way of getting the estate agent to edit the floor plan to put the text actually onto the bedroom square?

There's nothing I can do about any of that sadly but I appreciate it x

Its price and location and you can only do something about one of those.

I had to look at it a few times before I could spot the fourth bedroom on the floor plan. I do think that's not helping

NormaLouiseBates · 05/10/2024 08:57

It's a perfectly fine house but it's not very welcoming? Seems a little cold and unloved. Could probably do with some staging to make it more attractive, nice bedding, some flowers, that sort of thing. But if you're not in a position to do that then the only thing you can do is drop the price further.

The fact that you're getting so many views on the listing but no actual viewers says to me it's the photos that are a problem.

Location is a lovely little village, although maybe too out of the way for some people.

Ex said at court he'd never accept less than 200k. Lol.

Oh I totally missed bedroom 4, it’s not labelled well at all. I really do think that’s part of the problem.

HateThese4Leggedbeasts · 05/10/2024 08:57

Is some of the floor plan missing? I can only see 3 bedrooms. I agree with pp I would think it only had 3. This is a major factor that would make me stop looking further.

The photos are not great. It makes the house look very dark.

Some of the bedroom photos are done at a weird angle and make them look completely filled with bed (the twin bed photo) and other rooms have no furniture which makes it hard to get a sense of scale.

Changingplace · 05/10/2024 08:58

CinnamonSwirlLatte · 05/10/2024 08:54

There might be ample space but there’s three bedrooms upstairs, and the room downstairs is labelled as a playroom not a bedroom on the plan.

I think that will put people off, you can use rooms in a house however you like but it’s disingenuous to market it as four bedrooms, and I’ll guess this is why you’ve had no viewings.

Edit - I’ve just looked at the floor plan again and had completely missed the 4th bedroom, it’s really badly labelled, get the estate agent to do something about that because I totally didn’t see it!!!

It probably is cold and unloved now I'm not there making it a nice home! But no... I will speak to the estate agents and see if anything can be changed. Thank you!

No

Yet people are telling you it is. One ‘bedroom’ is downstairs and labelled ‘playroom’ in the floor plan, and another appears to be smaller than the bathroom. I would suggest relisting it more accurately and taking better photographs.

Unicorntastic · 05/10/2024 08:59

It’s quite busy wallpaper wise inside, says 4 bed but not showing 3, I personally wouldn’t count the playroom as a bedroom even though you could use it as that. Maybe needs a little help with curb appeal. The garden looks like it would be a lot of work, lots of buyers can’t be bothered to do the work.

SabrinaThwaite · 05/10/2024 08:59

The first photo makes the house look rectangular, not the odd shape that it is, so the photo of the room with the twin beds comes as a bit of a WTF moment.

You have to go through the kitchen and utility to access the playroom?

How do you access the upstairs shower room? There’s no door on the plan.

And it does look very beige and gloomy, and the rear garden is very unkempt.

Of course you can.

Rearrange the furniture. Bedding on the beds, make it look lived and loved. Maybe even take a bed out if it's cramped.
