Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

Any chance of you getting a mortgage (even a btl mortgage) considering you already in theory own 70% of the equity and buy him out of his 30%

Even if you are not safe to live there, could you then rent the place out to cover the mortgage and give yourself at least an extra bit of income to go towards a new place

I don’t think this has anything to do with price or location and if the house had been looked after, beds made, and looking like a proper family home with a nice garden I think priced at £200,000 it isn’t completely ridiculous.

Your ex is is not ever going to sell. He can welcome as many viewers as he wants but the way the house is presented and his demeanour he probably isn’t trying to sell it.

You have to ask yourself what is in it for him?
This is why I think it was very strange how your divorce was ended without the financials being sorted properly leaving the higher awarded struggling in rented and the lesser party living in the marital home and being asked to sell it

It doesn’t make sense

The divorce was finalised after the financials were??

I can't own it and rent it out as Universal Credit would count it at capital

Bedroom 4 is a cupboard.

Also a downstairs room would not be considered a bedroom if you are trying to say it is. You might've used it at some but people generally don't consider downstairs rooms as bedrooms!

Really? We have 2 downstairs bedrooms and they’ve always been bedrooms since the house was built. I’ve never heard of this before

On the floor plan bedroom 4 looks smaller than the en suite and bathroom where in reality it's larger. And as others have said you don't see it at first look. The EA's need to do something about that.

Also as others have said it looks a bit tired/unloved, but looks to be a perfectly good residence when imagined with a lick of paint and new furniture. Perhaps the estate agent should market it in those terms so that, when they look at it, people start using their imaginations.

p.s. I live in London and am constantly amazed by what you can get for your money in these little villages. You couldn't buy a bathroom for that price in London.

They will knock the price down at the last minute citing "market conditions" or something, you will get 100k if you are lucky, they are not there to help you sell they are there to maximise their own profit. I think people look at size, location and price, not so much decor and garden etc. they will fix this themselves, why not try 180k?

Ah okay definitely not then.

I'm not prepared to lower the price any more at this stage, I just can't. Hopefully he'll change EAs first

I would usually agree with you but, in this Sse the house simply isn’t being marketed in a way that will make it sell. The offers over thing is off putting and is only applicable if there’s likely to be a bidding war, which obviously won’t happen here as nobody has even been through the door.

People already are using their imaginations, it is just that borrowing costs have jumped back to more normal levels, not so long ago this would have sold in a week or two.

Please take no notice of posts that say it was your fault. Please know that there are so many of us who have been through this, and who also have people tell us that we triggered the DV (my own sister said this to me!!). Those people know nothing about DV.

It really is awful. I'm glad that you and your kids are free(ish) of him. It wouldn't be beyond the bounds of possibility that he doesn't want the house to sell because it represents the last vestige of control that he has over you.

Very probably. He's constantly dragging me through court over every little thing. It's exhausting. But, we're relatively free!

No I’ve seen smaller. However it might be worth marketing as a 3/4 bed house. That way people looking for both types of buyers will be interested. It might be getting a lot of clicks because it’s cheap for a 4 bed, then people see that bedroom 4 is very small and are no longer interested.

You could market the playroom as another reception room rather than a playroom/bedroom.

I found an old listing on Zoopla from 2017 (sold for £140k) and it looks lovely with decent photos and plans. I can't believe it's the same house! This is what you need to do. The garden especially.

  • the thought of stripping all that wallpaper 🫠
  • the kitchen would need ripping out
  • the garden likely needs landscaping
  • the 2 single beds highlighting the weird shape of that bedroom

If you stripped every room back and whitewashed the house it would get a lot more viewings.

At a glance at the price I would think it was going to Auction. I don't know house prices in your area but in mine 2 bed terrace is 250k minimum. Honestly if I saw 200k for a 4 bed I would click past and think it would be going to Auction with offers over.
