Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

With regards to selling houses before divorce. In my case all the financials were agreed, including the split for the house sale proceeds but I'm divorced, currently sat in the marital home while the sale goes through. All that needs to be decided is the percentage split. The house doesn't have to be sold for the divorce to be finalised.

He's clearly quite happy to not sell isn't he?

He has somewhere secure to live, cheaper than renting.

I don't understand why living there stops you getting an occupation order, it would mean that he has to move out not necessarily that you have to move in?

We didn't go to court but if I was blocking the sale I suppose ex h would do something. And by not going to court I mean my solicitor presented our agreement to the Judge and he/she agreed it. We didn't have to go personally and argue anything.

I am really sorry you are going through this but I think it is time to start making your own decisions with legal help as it's been two years. I was thinking list with your own agent..

They've told me he's used the £399 package.

But this man has been on at least three holidays since I left him, and bought a new car lol

So it looks like he’s done the whole thing himself! Pictures, measurements, floor plan and description! Could be more incompetence rather than reluctance to sell. As he has spent next to nothing; all the more reason to instruct a proper estate agent. Have a look at a few other listings in the local area and see who does the most appealing job.

I do have legal help. I will make any decision I possibly can within the remit of the court order. That's the hard bit - it says we should both be fully engaged in the sale and both agree on who is used etc. Not that he's done that!

You go up there stage it for sale her the EA to do viewings and get it sold. If he is forced to move out he'll be far more invested in getting it sold.

Since he's gone against the court order I would be getting cast iron permission to go with a proper estate agent and get the thing sold.

The point I think @RandomMess is making is that if he is forced to move out then you or someone could make the house look attractive and agents could be going in in person to show prospective buyers.

It’s incredibly dark even though the lights are quite obviously on and not much charm (sorry). The bedroom with two beds looks tiny. Can you remove a bed or change its position?

It's written into the court order that any estate agent fees are to be split 50/50 between us from the proceeds of the sale...!

Honestly there's so much I want to say but it'll fall on deaf ears no doubt!

"I'm not plowing more money into the house for some accessories" - but it was okay for me and the kids to have to start all over again and buy everything from fruit bowls to bunk beds???

"She can pay for the driveway to be jetwashed" - hun I bought you a jetwash for your birthday? Oh it was in the shed that you've removed

"She left of her own accord" - I mean I fled to a refuge but okay??

"Purple Bricks do not allow you to make the pictures brighter" - like I said, ditch them then

I think the price needs to drop. The village is between Grimsby and Scunthorpe. There’s not many people moving to this area due to the dire employment prospects. Therefore, in my opinion, it’s going to sell to someone local upsizing.
Also, right behind the field, 60m away, is a 60mph A road.

You'd think, wouldn't you?

But I actually don't think it works like that. People only want to view things they can make a sensible offer on and go on to buy. They don't know you'd accept a lower offer so, if they have other options, it's a waste of their time.

Only if you get rid of the ‘offers over’ on the listing! At the moment people don’t really know how much you will accept.

Without going through the rest of the posts.

It looks to me like a house that has been added to for more space but zero though in the practicalities. The fact it is not very welcoming in how it is decorated and furnished only adds to this feeling for me. Please dont get me worng, i dont mean its been done to a poor standard or cheaply, just that nothing at all makes it feel loved or welcoming.

Personally if i was to look at this house it would be as a shell which would then need structural changes to make it suitable. That means purchasing it as a project and pricing it accordingly. My guess is most who have looked at it have seen the 4 bedrooms and had a look then decided that its too expensive to turn into something they want it to end up like.

I wonder if the beds could be moved up the room a bit towards the wider part? Put the wardrobe at the other side of the room towards the window and then you should be able to get round the beds?
Would the ex consider this do you think? It might be best for the new set of photos with a new agent.
