Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

There might be ample space but there’s three bedrooms upstairs, and the room downstairs is labelled as a playroom not a bedroom on the plan.

I think that will put people off, you can use rooms in a house however you like but it’s disingenuous to market it as four bedrooms, and I’ll guess this is why you’ve had no viewings.

Edit - I’ve just looked at the floor plan again and had completely missed the 4th bedroom, it’s really badly labelled, get the estate agent to do something about that because I totally didn’t see it!!!

I find it really strange that so many people on a Property forum can't read a floorplan correctly! Of all the comments I was expecting about the house, people saying I've lied about how many bedrooms there are was not one of them 😂

It won’t be just this but the twin room looks tiny with 2 beds in. Could you not move one of them to another empty room and turn the remaining one around a so it looks more spacious

Sorry op, it’s a nice house but just looks dark and miserable. The garden looks unloved and like it needs work. I think the least you could do would be to put a few plants in tubs in the front garden and have photos taken on a brighter day.

floor plan- it looks like a 3 bed, but there’s a 4th plus a playroom downstairs- and there’s apparently no door into the en-suite bathroom! Get that floor plan improved.

also chase the estate agent, are they sending the details out to people? Do they have clients looking for this sort of property? Be clear you need it sold.

The layout is a bit awkward with that huge playroom not really connected to anything.

The two single beds squashed into that tiny bedroom only goes to show how small the room is. Really it's a 3 bed plus box room or upstairs study.

Lovely views from the back garden, but the photo is showing quite a lot of work needed in the garden itself.

At least two of the bedrooms look tiny. It looks like you only just got the beds in there. If I were looking for a 4 bed house that would put me off immediately.

My first impression is that the rooms were crowbarred into the space and are not large enough to be practical to live in. Can the photos can be redone to make them look less cramped somehow.

The pictures are too dark OP and the overall impression is that it is a rather bland and cold looking house.

The garden also look rather uninviting.

I would redo the pictures but first try to stage the decor a bit more welcoming (cushions, indoor plants, rugs) and as others have said I would make the floorpan clearer.

I've no local benchmark to assess price, but the photos do look dark, cramped and a bit tired, and the garden is a mess. I imagine that combined with the difficulty of finding the fourth bedroom on the floor plan is putting people off.

Yes, I missed the fourth to begin with. Getting it on the picture would help but it's so much smaller than the rest. Perhaps market it as 3/4 then put 'fourth smaller bedroom currently used as study' or something in the listing?

It might be a lovely village but realistically you are commuting to Scunthorpe, Grimsby or Hull for work etc.

Rearrange the furniture. Bedding on the beds, make it look lived and loved. Maybe even take a bed out if it's cramped.

Yes I completely missed it too and I was looking for it after you said it was 4.

I would remove some duplicate photos of some rooms and ideally take 1 twin bed and put into the empty bedroom for a new photo.

I would also replace the kitchen photo with a brighter one.

I think it could be a nice house but the photos let it down.

The floor plan doesn't look right. Bedroom 4 looks smaller than the ensuite, but has bigger measurements.

I also missed the 4th bedroom on the the floor plan. If people are quickly looking through Rightmove, they'll probably miss it too. I know you don't think this is the issue, but I'd recommend making the floorplan clearer.

The garden is insane. When I left that house, there was a shed, flowerbeds, children's toys (obviously displayed pleasantly), turf etc. He has removed everything??

No kerb appeal, wall paper / paint colours are very personal to you, for me it needs redecorating, not a fan of that style of bath, some of the rooms seem an odd shape, especially the one with twin beds in it, garden seems to have a circler hole in it and needs completely redoing.

But if people here are confused then people looking to buy will also be confused. So the comments have helped in that respect. At first glance the 4th bedroom looks like a large cupboard.

I would ask the EA to have new photos taken, because they're not great and actually a bit confusing.
