As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Can I negotiate exchange/complete times? I'm away with family over Christmas and I have to give 2 weeks notice on my rental (I also can't afford to have an overlap as my rent is high)

Two weeks is an unusual notice period if you have a standard tenancy agreement.

Because rent is in advance and mortgage in arrears, you shouldn't have to pay both in one month anyway. We paid our last rent on 8 Dec and our first mortgage on 2 Jan, so two different pay periods. We had a month overlap with the properties.

Can we talk about booking trades?? I can afford one month of rent and mortgage at once so I can get as much messy work done (electrics, new kitchen and bathroom, floors) as possible without kids, pets and furniture moved in, but that’s it. The good tradespeople are already getting booked up for Dec and Jan. But I haven’t exchanged. Will I jinx my purchase if I provisionally book people in now?? If I wait, I could be wasting money paying for two houses and not getting works done as no one available. Those buying fixer uppers, what are you all doing?

We’ve accepted an offer on our flat, and had our offer accepted on a house which is, if not quite our dream house, could be close with some work.

We’re very early on still, as we only did the offers/accepting offers but last week. Luckily DH is a mortgage broker so he’s managing most of the paperwork and dealing with solicitors and estate agents.

BUT the flat has been on the market for 6 months before we got an offer. We’ve had to drop it to rock bottom to get it shifted, and we tried to sell it two years ago and the sale fell through and left us stuck in a 2 bed flat, both working from home, with a baby on the way.

I’m absolutely shitting myself about it happening again!

Packed 2 boxes today. Discovered that my stress lies in carting loads of shit to the new house whereas DH is reluctant to pack (but won't pay for anyone to do it), doesn't want to get rid of anything and is worried I'm going to throw his stuff out (he had trauma from abusive SD as a child which this triggers, he's not just an arse!) Marriage made in heaven 😂😂.

Also looks like boiler is on the blink ffs 😬

Ugh you guys! I haven't packed a single box yet. We have been frantically getting rid of stuff on Facebook free sites though. It's like a bloody full time job keeping on top of the messages. So many time wasters. And then people who argue with you saying "I commented first!!" Which they did then bloody ghosted me for 3 days aagghh

We have packed a few boxes but its difficult as we don't have that much stuff that we don't use and as we have no clear moving date I dont want to live out if boxes for the foreseeable future. DH has broken the huge sliding wardrobe door today so that will have to be fixed. I really dislike having to spend money on a house that won't be ours soon.

Oh God yes! I had a lady trying to guilt trip me into giving her a fish tank I no longer had as she has already been and bought the fish for it. Despite me at no point telling her I would sell it to her.

I packed box number 68 today.

He will be doing all of the shed and music studio (thank god!), taking down the tree house, all the plant pots etc. And he's been doing loads of tip runs. He works evening's and weekends and will do more of the rooms while I'm working during the week too but he needs me to start the ball rolling due to his anxiety. For me weekends are the easiest time to do it but he has a lot more time in the house when we aren't here with the kids....

We've decided to pay extra for our removal co to pack up the house for us.
We've gone room by room and sorted every drawer cupboard etc so that everything that is packed is actually needed. Can't believe how much crap we've accumulated over the last 25 years here. So many charity shop and dump runs in the last few months.
We felt as I'm up in the lakes ( where we're moving) most of every week doing childcare for our dgd it made more sense as I won't be around to supervise. The Co moved my dad and dd recently and did a fabulous job. Made it so much less stressful.

I know that price is going to vary based on location, and property size, as well as distance moved, etc. However, it is something that DH and I have discussed for when we get to that stage (nowhere near there yet), as packing is stressful! So I'm just curious how much more we'd be looking to pay (as a very rough estimate).

I am still in purgatory waiting for something to happen. Responses to enquiries should hopefully be back with my solicitor now but today when I checked I got an out of office for him for the next 10 days. Argh. Apparently someone else will be monitoring his inbox but I'm sure they will do his actual work. So I might not be completing this month.

I think you might have been the lady also buying a probate property. Seems like things are progressing nicely for you.

We are too. Our searches went in about 10 days ago now, but solicitors have advised they hope to hear by the end of this month... that seems like ages! I'm really hoping we can have keys by christmas. DH is hopeful, I on the other hand keep waiting for the next issue to happen! We did get our survey back this week and it was actually much better than expected so we won't need to use as much of the house sale on structural stuff and new roof etc as we first thought. Which is great, because we desperately want a beautiful new kitchen! We've now finished our design on DIYK. Might be a bit premature, but also ordered door and worktop samples... We've also just re-engaged our mortgage adviser to review rates and banks because our original lender was taking an age (west brom) and wanted us to send everything by post and print and sign everything in "wet" signatures which delayed absolutely everything!

Not who you are asking, but our packing service (3 bed semi, SE London) cost about £3060 plus VAT when we moved last October (we have a LOT of books and toys). Well worth every single penny.

@EagerHouseMover it's costing £325 to pack every room up ( 3 bed semi with garage). We're in West Midlands. Moving 150 miles away. Total cost is £2005. So day one they pack up house. Day two they pack everything in van. Day 3 they drive upto our new house and unpack. They dismantle all beds and reassemble. Will reconnect dishwasher and washing machine too.
We thought this was very reasonable.
