The all new buyers/sellers waiting room (continued x4) thread!

1000 replies

TheEnglishSystemSucks · 10/08/2024 21:16

As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Crikey are they really bad @kirinm? Major/structural?

Amazing your getting offers!! I'm jealous!!

Waiting4Autumm · 03/10/2024 11:47

Oh @kirinm that's brilliant

How long were people on the market before getting offers please? We have completely dried up this week no viewings at all!

We are the same, been on 6 weeks now and have had a steady stream of viewers but none now for a week!

TheEnglishSystemSucks · 03/10/2024 18:02

@kirinm great news on the offers - do you know which you are going with? Or are you only selling to buy a specific house?

Yeah we've decided to go with the person who has a bigger deposit and the agent said showed the most interest during viewings.

We will sell regardless of whether our onward purchase falls apart I think.

WimbyAce · 03/10/2024 20:48

We have been offered asking price from the lady yesterday who's place we were interested in. Agent won't let her know though as she is under offer now unless we put an offer in. We were not 100% so I don't think we will at this stage. We are still under offer with another property.

OrangeRainbow · 03/10/2024 20:52

We've had an offer accepted on the house we viewed today which is no chain! It's now marked as sold STC and all further viewings have been cancelled so I am praying this one works out 🤞

We have been back on since last Monday. 2 viewings and an offer.

3 weeks for us, think we had 4 in the first week, none the 2nd week and then 2 2nd viewings on the 3rd week followed by an offer x

Waiting4Autumm · 04/10/2024 07:21

I have messaged my EA and told him I've found my dream house so get this one sold 😅😅

sallyanne33 · 04/10/2024 10:53

I am still in purgatory waiting for something to happen. Responses to enquiries should hopefully be back with my solicitor now but today when I checked I got an out of office for him for the next 10 days. Argh. Apparently someone else will be monitoring his inbox but I'm sure they will do his actual work. So I might not be completing this month.

iloveyoubutilovememore · 04/10/2024 11:28

@sallyanne33 how many weeks in are you? We are awaiting search results, not sure how long that will take. Did many enquiries come up?

Isthiscorrect · 04/10/2024 11:30

@sallyanne33 I'm so sorry for you. We also had an out of office but someone is monitoring (yay not sure how that helps when they did nothing). And then when they did do something it went to the other solicitor for the exact same out of office 😡 so that's till 10th Oct.

Argh that is infuriating. Of course people can take holiday but hand over your case files surely??

Offer accepted early July. I was expecting a bit of a wait due to probate but that has now been granted. No idea if there were a lot of enquiries, wouldn’t have thought so as house is not extended, very standard construction, freehold.

Oops that reply was meant for @iloveyoubutilovememore

Isthiscorrect · 04/10/2024 12:52

@sallyanne33 are you buying the house we are selling? We are selling FiL house. He passed in April. IHT took 4 weeks and then 4 weeks for probate. We out the house up for sale when we sent off for Probate our solicitor was convinced it would be less than 6 weeks (and it was) so we could market it whilst waiting for probate. We were totally up front with viewers. Got a number of offers. All was going swimmingly got till it appears a part of the back garden when it was purchased in 1969 wasn't registered with Land Registry so that's where we are now. Waiting to see what the buyer's solicitor wants to do. Fingers crossed they sort it with the house and it all progresses quickly. We have supplied the purchase document. So we wait here with everyone else. For a system that doesn't seem fit for purpose to wind its way along.

Cheeseandcrackers40 · 04/10/2024 14:27

I think we may be onto the homestretch, everything sorted for exchange across the chain just now need to agree a completion date. We have suggested 4th November 😬🤞. I've just ordered bubble wrap and tape.... where the hell to start? 😂😂

Waiting4Autumm · 04/10/2024 14:28

Woo hoo @Cheeseandcrackers40 amazing!

0hshutupshirley · 04/10/2024 14:52

Ah that's great @Cheeseandcrackers40. We've agreed 18th November 😁

BirthdayRainbow · 04/10/2024 15:39

Congratulations @Cheeseandcrackers40 !

I have no idea how many weeks since I put mine on the market but since then, I have sold it twice, offered on mine, sold the current one for the third time and been packing, sorting, writing lists and doing charity shop and tip runs.

I am worrying about the houses having a management company and being responsible for utility pipe repairs and upgrades and just wish someone would tell me it will be okay.

All while dealing with an ex h who is being awful to me, useless with the kids and dating his new woman.

BumbleB13 · 04/10/2024 16:01

It’s almost been 4 months since our chain was complete, and still have no idea when we will exchange. All of us apart from our buyer have been ready to go for at least 6 weeks! It is such a struggle just waiting and receiving no updates.

Theredjellybean · 04/10/2024 19:06

We have exchanged today after the most painful stressful few months.
After harrasseing us for completion dates asap...buyers then said they wanted three weeks.
We dug in...and got it down to 2 weeks...so fingers crossed

TheEnglishSystemSucks · 04/10/2024 19:39

@Theredjellybean congrats! I really hope to be in your shoes in the next couple of weeks. The stress is eating me up!

So, 18 months in, 4th agent, seemed ok - issued a contract written on Swiss cheese. Left me a voice note saying "you're probably not familiar with contract law" ...

This is because Ex-H and I are in our 60s, so we must be fucking stupid obvs. Oh and retired, so available 24/7. Stupid, sat at home. And unable to work out that if our house is offered at a much lower price than any other similar hour within a 3 mile radius, it will sell more quickly.

Congrats! @Theredjellybean

unrelated question but as a FTB I'm a tad clueless!

Can I negotiate exchange/complete times? I'm away with family over Christmas and I have to give 2 weeks notice on my rental (I also can't afford to have an overlap as my rent is high)
