As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

It depends, I know many solicitors who don't really want to get involved in the to'ing and fro'ing about completion dates and are happy for the agents to liaise with those involved in the chain and then the solicitor just gets told what has been agreed.

Ah sorry I didn't realise, as far as I know our conveyancer is picking this up for us, didn't know it varied.

Still had no response from the EA and I've chased? It's getting frustrating. I've instructed my surveyor they stated when booking it could be done immediately and now they have a 2 week delay time?

been under offer now 14 weeks and 9 weeks since I've had a mortgage offer.

Is it possible that they are trying to secretly manage a chain collapse or something (I can't remember your scenario buying/selling)? Your sellers have lost their onward purchase etc? That's the only reason I can think of that they would be ghosting you. Do they have a physical office? can you go in person?

Of course they may just be generally crap with admin - which I hope is the case!

It's important to remember that EA can speak to everyone. Solicitors can only speak to the solicitors above and below you. So EA often know more and push more.

That's the only reason I can think of that they would be ghosting you. Do they have a physical office? can you go in person?

EA is felicity J lord they were terrible prior to offer accepted, it was advertised as a no chain but as soon as she accepted my offer she was going to look for something else outside of London.

Our buyers (bottom of the chain) have just announced they HAVE to be out of their flat by 7th November. But top of the chain are apparently on holiday from 1-14th November. We don't even have our searches back yet and neither do our sellers! We're only 4 sets of people / 3 houses in the chain so I really thought we wouldn't be having these sort of issues. WTF happens now? Realistically top of chain don't want to move the day or 2 before they go away which means we need to be done by like 28th /29th October I guess. Which is fab if possible but I really don't know if it IS possible. WTF do people just announce this sort of thing out of the blue?? Aaaagh

If no one else can move by the 7th they will just have to wait. Its not as if they can start another purchase and complete by the 7th. They might need to put furniture in storage and move in with family/an air bnb but thats their problem.

Those of you in a chain of 3 or more, how on earth do you keep on top of all the conveyancing stuff? We are lucky to be ‘friendly’ with our seller so have been communicating with her, but our buyers solicitors are moving very slowly, I don’t even know if they’ve ordered the searches for our property yet! Our searches for our purchase were ordered last week.

Our EA have been very good regards feedback. We've had it after every viewing. Occasionally they got our hopes up by saying a particular viewer was very interested and 'they had a good feeling about them' which always proved not to be the case. However they have been excellent in terms of pushing our solicitor who is awful, and talking to our buyers and vendors solicitors and EA.
It's our EA who today asked us about particular dates we'd like. Still waiting though for the outcome of survey on our house. Apart from that everything is now done.

hello,
first time poster!

we are selling our property to first time buyers and bought our house from a company! The house was part exchanged so empty (no chain)
we accepted the offer on our home Thursday 19 th September. they views and put in an offer the next day and asked for all futher viewings to be cancelled! Which we did!

our offer was accepted on the 26th September for our house we are buying.

the house we are selling is still up on Rightmove. The estate agents says he still waiting from the buyers to see proof of some of their deposit as it’s coming from his ex wife.

the estate agent has been chasing their solicitor and him every day for the proof.
starting to get worried now that it won’t go ahead and really nervous it’s all going to fall through. Estate agent says he’s not worried and feels the buyers are serious!

not even far into the process and already worrying like mad!

good luck everyone! I feel like pulling my hair out and crying!

I feel like today might be our last attempt at selling. Another second viewing but there's no other viewings in the diary (and we've been having a lot). We will lose the house we are trying to buy as they won't budge on price - even though they should as the house is a wreck which hasn't been factored into price.

If we lose the house we will go back on in the spring as nothing is coming on the market anyway.

Our buyer finally admitted he couldnt get a mortgage after 5 months, although he hasn't formally withdrawn his offer (why should he, that would involve him speaking to or texting someone, he's a busy man). Estate agent constantly encouraged us to wait even made out we were unreasonable not to, then refused to explain why they'd done that.

Finally got rid of them yesterday, so now after 18 months we are looking at agent no. 4 this week. Very worried as ex-H might lose his onward purchase and then in January our fixed rate runs out. 18 months of this.

@spottydoodles it's such a stressful process made worse by the fact we have no control over any aspect other than out own!!
@kirinm do you absolutely love the house your buying? I'm also thinking is this a good time to sell....If we don't start to get viewings and maybe an offer I may take house off but then again I do want to move for a few reasons (none pressing and I could stay in my house)
Seen your update that you have an offer but too low will you counter this for more? And like you say they've not sold. I dint understand this process...I've seen houses I like but not offered as mine not sold should I be!?!?!

@GoingDownLikeBHS oh my god what a nightmare!!!! That's a joke! Too right leave that agent go with another. So stressful especially if this is part of your divorce xx

Oh man. This is insane behaviour from your EA, glad you are binning them off.... I just don't understand why it was in anyone's interest to hang on for a clearly unproceedable buyer...

Well our new contract and solicitors findings were posted yesterday so expecting them soon- however we now have to wait for HSBC to approve the amendment to the mortgage (lower). Mortgage broker says this might not happen until the end of next week as HSBC are slow with approving amendments 🙄... apparently my best bet is to get an email from my solicitor confirming that exchange/completion dates can't be set until the revised offer is received...

Yeah you see this is the thing - surely the agent wanted their commission, why not simply advise to go back on the market whilst we waited, just in case? Unless the buyer was a friend or family member? They won’t explain or admit any error of judgment just kept saying it’s not their fault.

@GoingDownLikeBHS wow - can't believe how crap your EA have been. The FIRST thing you do before SSTCing the place is to make sure the finances are in order. Hopefully the next EA are better.

so the survey company that I booked are telling porky pies or they are just useless. He told me this morning that they have been unable to get hold of the estate agents. I did send an email and the number I rang them and managed to get straight through to them.

anyway, I'm very frustrated with the estate agents I rang the estate agent for an update and I said what's the situation with the seller has she found somewhere like is there any movement on her end and the estate agent said I don't know we haven't had contact with her in weeks....

You can only really have knowledge of the links either side of you- the rest is a bit “Chinese whispers” although sometimes EAs do quite a lot in terms of managing the chain especially if their interests extend to more than one property. In your case I’d get your EA to call the buyers and chivvy them along a bit. Have they organised their survey?

So a bit of movement (hopefully) for us. After just one viewing in 4 weeks, we now have 3 booked for this evening! (I'm hoping that one of them likes the house ...)

I'm going to have to do the viewings alone (DH will take the dog out), so any advice will be appreciated, please (thank you!). The EA isn't free this evening, as he had already booked viewings at another property. He wanted to do an earlier slot for ours, but I couldn't accommodate those times due to a work meeting, so offered to do the viewings myself. At the time, it seemed like a good idea to (finally) get people though the door, but now I'm feeling rather nervous about it. Three separate viewings, each with a 15 minute slot. What do I do if one overruns/the next person arrives early? let person 2 join in the tour, and then when person 1 leaves show person 2 the parts that 1 had seen before they left? Just leave person 1 to continue wandering around by themselves, while I talk to/deal with person 2? (In which case will person 1 just feel left and ignored).

I have a feeling that I am just overthinking this ...
