As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

so the survey company that I booked are telling porky pies or they are just useless. He told me this morning that they have been unable to get hold of the estate agents. I did send an email and the number I rang them and managed to get straight through to them.

anyway, I'm very frustrated with the estate agents I rang the estate agent for an update and I said what's the situation with the seller has she found somewhere like is there any movement on her end and the estate agent said I don't know we haven't had contact with her in weeks....

the person I'm buying from has now found somewhere and the EA has only thought to ask this 13 weeks in the property was advertised as chain free and now I have no idea how big this chain is.

Why are some EAs so economical with the facts?

I'm still not getting anywhere with trying to find our how big my chain is and where the vendor are with their onward purchase.

But...despite not sharing any information, they keep telling me we will be in before Christmas 🙄

@EagerHouseMover I did all viewings in my last house myself and one for this house.

I just showed them about downstairs, highlighted the work we had done- new kitchen opened up the space new windows, garden done etc, and then said feel free to look around upstairs yourselves and just waited in the kitchen

15 min doesn't seem like alot but it probably will be! And if someone else comes in start showing them around the downstairs and when you send them upstairs that opportunity to ask viewer 1 if any questions

@LaPalmaLlama yes had ours and our buyers had their survey done for our house a couple of weeks ago. Spoke to EA today who told me that our buyers solicitor have their searches back so now just waiting for our purchase and also our sellers purchase. It all feels promising but obviously who knows how long the searches and/or enquiries will take!!

I’m surprised am EA is letting you do the viewings - that’s pretty much most of their job! Good ones tend to keep you away from each other in case you say the wrong thing.

My advice would be to let them walk around on their own - don’t tour them. And don’t tell them anything much beyond pleasantries!

So our solicitor is on holiday, we emailed her stand in for an update and have now found out that there is an issue with the registration of some of the land which the seller hasn't sorted yet and we didn't even know was an issue until today.

Yeah I'm quite annoyed as they told me the seller was relocating and would rent not buy.

Luckily if it is a long chain I can probably save an extra £3k to do a bathroom refit.

Hi everyone

I agree, agents should do the viewings but I'd do them myself if it was getting people through the door.

I've got more info on my purchase and I think I would have run a mile if I'd known on day one. I don't know what to do.

In a nut shell, I own more than I thought which is shared with four others. Shared costs if things need repairs. Council not responsible. I'm not very well which currently affects my decision making so I don't know if I'm worrying over nothing. It is a path, a driveway (although we all own our own separate parking spaces) and are responsible for pipe repairs/up grades I think.

There is a management company but it is just for a shared bit of land that we all have to drive over to get to our parking spaces. No fees to pay. If the shared drive needs resurfacing then I'm less worried about that. I'm worried about the pipework that might nee repairing or replacing as that sounds expecting. It sounds like we are the management company and it is just in name. Nothing is done as the houses are only seven years old.

Urgh you couldn't make this up! Are any EAs actually any good? There was a property with our agent we were looking at before our buyers pulled out. She was looking to downsize. So us upsizing, her downsizing, perfect swap? The EA clearly didn't tie it up as she booked a viewing today AFTER accepting another offer. Spoken to them at length but they won't let us view again with a view to offer on hers. Would rather leave it as it is and if she offers on ours we all sit in a chain again........I have made them fully aware what I think 😫

We had this first time round. Advertised chain free and then suddenly found ourselves in a huge chain!

Yeah, it's rather frustrating as I understood that she was going to be going to rented accommodation not buying a place.

And to only find out 14 weeks into the chain is quite frustrating as my Solicitors didn't even know and neither did my mortgage broker and so did the estate agent and apparently the other estate agent is on holiday for two weeks

We didn't find out til we thought we were exchanging! Then told the chain was open. It did eventually close but all fell through anyway in the end.

We've accepted an offer on our flat! We've suddenly had 3 come this week and the one we've accepted offered full asking. I am fully expecting to have some money knocked off but we now have the wriggle room we needed.

@MotherOfRatios - how annoying. I wonder if your vendor's original plan was to move to rented, and now they've accepted your offer and done their sums, they've realised they can buy? I mean that's fair enough, but they should have realised that a lot sooner, and not 13 weeks in! I wonder if they would still be willing to move into temporary rented accommodation to break the chain? (I don't usually think this is great, as no one should be forced into temporary rented - I certainly wouldn't - but in this case, it was sold to you as being chain-free).

Well, my viewings last night were not as bad as I imagined them in my head. EA has had feedback from two of the viewings. One even commented that the 'owner was nice', so I can't have been that bad 😂However, that person has said no to the property as they want a bigger driveway (not much we can do about that one, short of stealing some of our neighbour's drive). Someone else wants a second viewing (so I'm keeping positive about that), and nothing from the third person.

We've been on for just over a month. We had an early offer which we rejected and then we had a steady stream of viewings but no offers or feedback. We got second viewings this week and then one newbie who all offered.

Had we not had these offers we have had no other viewings lined up. It really felt like it had dried up this week or the agents had stopped trying.

So after 2 months since offer accepted our sellers still haven't found anywhere and have only put in one offer which was below asking price. I don't even think they have been seriously looking to be honest.

I viewed another property today that is no chain and have just submitted an offer, so fingers crossed!

I hate the house buying process so much!!

We've had a second asking price offer today. But our stupid vendor who is an absolute arse has decided he's now reconsidering our offer. This coincides with us getting the survey back which indicates major problems. We were expecting them but not to this extent but given he's already dithering about our offer, doesn't sound like he will be very sensible with negotiations.
