As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

@kkate73 sorry to hear that but welcome to the Rocky road of house sales! Has your EA gone back to the other person who offered? Sometimes it’s about who the best buyer is not just the first one. Your EA should be able to vet them for you.
A good buyer is worth everything!

My frustration is that there are only 2 of us in our chain and both of us are raring to go.

I've sent 2 emails now, one last Wednesday and one today. No one has replied to either of them. They are both asking for an update and a date for exchange & completion.

If I haven't heard by tomorrow at 4pm I'm going to ring them.

The only problem with that is I may not speak to someone who knows what's going on with my file anyway.

Haven't heard anything back from the people who viewed at the weekend, and 2nd couple aren't going to put in an offer unless the 2nd people decide not to (so I assume they'll put in a lower offer as they know we are desperate), but I can't afford anything lower than the asking price - so there we go...

My solicitor just called and the develop is happy to wait for me for the feasible - so that's good.

@kkate73 Our buyer pulled out 10days before we'd all agreed to complete, so in a way, you are lucky. The three people who'd put offers on ours back in Feb had all fully committed to other things - but you maybe able to get your other buyer back?

The other buyer has already found and offered on another property, so house is now back on the market ready to get more viewings. I know it's lucky that it's happened quite early on in the process, and hopefully the next buyer will be the right one! 😊

Welcome to a new week all!

Let's hope we get many exchanges and completions this week 😂.

Quick update from the tail end of last week is our buyers actually want mid august as confirmed by their solicitor due to their notice so the EA was lying (quel surprise!)

We have asked our solicitor if they would be willing to bring it forward to the end of July if we paid half of their last month's rent. Not happy about it but just want this over now.

Hopefully we will have confirmation tomorrow (solicitor not in today) and we can get a date finalised and get an exchange date booked in. If they say no, they say no but we have been more than reasonable throughout despite all the stupid demands

I'll be choosing who gets mine, if I am lucky enough to get two offers, on the basis of who is more able to proceed quickly.

Utter chaos here. We're completing on Friday but have temporarily broken the chain, so trying to sort out what we need for the interim period.

They were both currently renters, and both were in proceedable positions, so for me it came down to who put the offer in first. Things could have been different had it been the other buyer, but who knows!!

I just have to believe that it's all part of the plan and the next ones will be the right buyer!

Hello checking in! So we’re at the enquiries stage, I sent a mail two weeks ago asking for advice as we don’t have our building regs for our windows (asked if we need an indemnity) chased it up on Thursday and lo and behold our solicitor is on holiday for a week again!! I’m beyond frustrated. Does anyone else’s solicitor come across as having a bad attitude? I’m always very polite and friendly on the phone but she practically answers the phone with ‘what do you want I’m very busy’ also I was told never to ring on a Friday as it’s their busiest day 🙄

We have been informed by our solicitor that she was ready to raise enquiries last Tuesday and that I would receive an email on the day.
Nothing since...
I called twice today, she was too busy to talk to me but informed colleague on yhe phone that she would email me on the day, but again she didn't.
So frustrating...

Well D Day has been a damp squib.
The couple that have seen the house twice plus brought mum and dad separately to look at it surreptitiously didn't even ring the estate agent despite '100% ' saying they would

2nd couple have at least phoned EA to say they'd like another viewing.

My nerves are in shreds. Our 2 week deadline is up with our vendor so they will be putting their house back on the market.

We've lost search fees, survey fee and 3 months.

My (sketchy) vendor and their solicitor are so slow it's painful, and we've only just started. Offer was accepted just under a month ago, vendor only completed paperwork and returned it to his vendor a week ago... said paperwork has still not made it to my solicitor a full week later (despite only being a few doors down!!) Waiting for paperwork before cracking on with checks and surveys. Meanwhile at enquiries stage with our sale and waiting to hear if they accept indemnity for missing building regs or run a mile.

Anyone else checking their email every 2 mins?!!

Last night my agent texted and said no offer yet and he was going to ring them today. He is still thinking they'll make an offer. Mind you he said that about the first one as well. Do agents say they'll make an offer when they have no clue or don't expect one? I will not be messed about. I've told him I need to get this sold asap.

Urgh - both put in offers, one was 200k below asking price, the other 175k - said not to both. I'd basically be moving back in with my parents at 50 haha!

We dont want to be left legally obligated to buy a house if something horrific happens to it in those 11 weeks 😂

100%. 4 weeks maximum exchange as you don't want to be liable for an asset for 11 weeks. Anything could happen.

Ask why they need it to be 11 weeks. Is it to do with ending rental agreements? If so ask them if they would be willing to being it forward if you paid half of their last months rent. We did and they refused as we wanted proof of their rent (no way were they paying £1,200 for a flat in our town which is what they said they were paying so wanted us to pay £600 which was most likely their monthly rent) but worth a shot if it will get you sold quicker!

Bit of an update for me today - I think we have nailed a date so if our seller agrees (the house is empty so I'm sure they will). We shall find out hopefully tomorrow and get exchanged next week for completion a month later.

Update, rang my solicitor after having 2 emails ignored.

The searches on my purchase have only come back today. First it was the 18th June, then the 26th and finally the 2nd July. Enquiries are ongoing. My file is on the head honchos desk (allegedly)! He will be emailing relevant paperwork soon.

No indication of a rough time frame or dates. My hope of exchange and completion by the 19th July is obviously a pipe dream.

My lovely vendor has also been onto her solicitor who have heard nothing from mine so the enquiry line is a lie it seems. Hoping they might give my solicitor a nudge.

Keep telling myself we're only 10 weeks in but was hoping that with only 2 of us it would be quick.
