The all new buyers/sellers waiting room (continued x3) thread!

1000 replies

fromtheshires · 25/06/2024 19:04

As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

Catch up here: Previous Thread

Good luck to you, whatever stage you're at in the process.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

@BirthdayRainbow the man that viewed my house looked round for an hour and then made an offer 5 days later.

It's very positive.

It's very positive.

Thank you. I really hope so. If they do I'll need you all to help me find a new home! Please.

BG2015 · 29/06/2024 18:58

Well we went to view the house again. My DS & his girlfriend came too as they're going to live with us.

I met the vendor who is absolutely lovely. The house is as gorgeous as I remembered and she is leaving SO much stuff and not wanting anything for it.

All the lighting (which is mostly very tasteful), wardrobes which we are in dire need of as fitted at our other house. A small shed, fridge freezer, again it was integrated at our old house. Washer and dryer.

She knows we are keen to move fast, so has been selling stuff and lots of things are boxed up.

We exchanged numbers and I promised not to pester her 🥴

When we left I felt like crying. I'm so desperate to move.

On the downside we now know our sideboard and coffee table will probably be too big so we will have to sell them (excuse to have new and change colour scheme) and we need to install a loft ladder as there isn't one and we need to use the loft for Xmas decorations.

It's given me the momentum to know I can wait if I need to.

BirthdayRainbow · 29/06/2024 19:02

That sounds great @BG2015 ! Regarding the loft ladder, STBEH replaced ours with a cheaper one and the damn thing doesn't have a handle like my previous one. Spend the extra, get the handle!

tazgirl · 29/06/2024 20:22

Sounds great @BG2015
did she ask you today if you wanted any of those things or was it mentioned previously to you? Just wondering as there’s some furniture we would prob be happy to leave here as it fits the rooms so well (wardrobes and beds)

BG2015 · 29/06/2024 20:46

@tazgirl the EA rang and asked me if I wanted the things she was leaving.

I've not seen a contents/fixtures list as yet (as it usually comes with other paperwork, searches etc. which i haven't seen yet ) as we've been researching sheds, wardrobes etc.

I asked her what she was leaving and it's basically everything. It's made the £2k over the asking price worth it.

I can't tell you how I excited I am.

Purplepepsi · 29/06/2024 21:29

@BG2015 that's so lovely to hear.

tazgirl · 29/06/2024 21:56

Ah that’s great BG2015!

Kaltenzahn · 29/06/2024 22:33

Thank you @TiredCatLady , @BirthdayRainbow and @fromtheshires !

I'll speak to my solicitor on Monday but I am leaning towards completing on Monday (provided they stick with the date in September), even though I'm not entirely comfortable with it. I really do love the house and I'd be devastated to lose it.

If I ever actually get into the house I'm never moving again!

Kaltenzahn · 29/06/2024 22:37

@BG2015 So happy for you! That's going to save so much time and money!

fromtheshires · 30/06/2024 10:02

@BG2015 you have found a brilliant seller. Even if the stuff only lasts a few months it's a lot less stress and money trying to get everything all at once when you move in.

Even if its stuff you don't want its worth taking as it will be useful short term

@fromtheshires we really have!

BG2015 · 30/06/2024 11:49

Before we withdrew from the first property we offered on in February we went to view it for a third time. I immediately got a negative feeling as we looked round and felt like I was making a mistake. We then saw the rising damp and I knew we couldn't live there so withdrew from the sale mid April.

DP never totally loved that first house, but went along with it because I loved it so much initially. The vendor, who was very young was also quite strange with her answers to questions and even though I never met her I just felt her attitude was wrong.

Yesterday when we went to view our lovely new house I only got positive vibes from the house and the vendor. It was a totally different feeling.

startingoveragainagain · 30/06/2024 21:20

I'm really hoping we might get an offer tomorrow, the viewing went well yesterday, they were talking about where they would put a pool. The other couple live down the road and our agent was going to theirs after couple one's viewing to value their house, although their financial advisor is saying he could work it so they don't have to sell straight away. I'm flabbergasted how much money people are able to get their hands on. The people who bough my old house also kept their old house as well :/

BirthdayRainbow · 30/06/2024 21:26

I'm hoping for an offer tomorrow to @startingoveragainagain and hope you get one. The first viewer who came was also just buying another house as they hasn't sold theirs. They don't want mine though. The viewers yesterday were also talking about what they would do with mine 🤞

lingmerth · 30/06/2024 22:56

D Day for us tomorrow. Should get a decision from 2 couples who viewed. If they offer we can continue with our purchase. If not we lose it and go back to square one.

TiredCatLady · 30/06/2024 23:33

Hoping to get an exchange date tomorrow. As of Friday all but one person up the chain was ready to go. Completion date is pencilled in and appears my solicitor has already told my lender that.

runningmom · 01/07/2024 06:31

@TiredCatLady 🤞
I dropped the last of my signed paperwork off last night. There’s 5 of us in the chain so I’m hoping we can all agree on MY preferred completion day 😜 of 19th of this month. However, I know there’s some outstanding enquiries from my vendor 😡. Everyone else is more or less ready so I’m desperately hoping we can exchange next week but every day that goes by, it’s becoming less likely. I’m more or less packed apart from stuff I can’t do til week before etc and I’m off work week after the 19th so don’t want to twiddle thumbs for a week when I could be in the house
So near yet so far!
Good luck those awaiting offers

BG2015 · 01/07/2024 06:31

Here's hoping this week brings w whole load of offers and some exchange dates too.

We really need to know if we can exchange and complete within the next 3weeks so we complete and move in before we go on holiday on the 20th July.

Cheeseandcrackers40 · 01/07/2024 09:26

This week I'm mostly worried about whether our buyers will accept indemnity for missing building regs on conservatory knock through (company that did work admitted they cocked up on their application as it was just before covid and have offered to transfer the remaining guarantee on the work to new owners and pay for the indemnity...) as usual husband is totally blase and I'm having anxiety dreams...

runningmom · 01/07/2024 12:27

@BG2015 I’m working on exactly the same timescale! Looking to see if we can exchange and complete before the 20th. I can complete the week after but my preference would be the 19th. We have one very slow solicitor who is being nudged by everyone apparently to finalise bits. I feel like calling him myself!!!
EA says everyone has been given the idea of the 19th but I do wonder if he tells me what I want to hear.
This is worse than dating someone and waiting to hear from them 😜

BG2015 · 01/07/2024 12:30

@runningmom
I just want to know either way.
If it's a no I can get my head around it and just concentrate on looking forward to my holiday and think about moving in August.

runningmom · 01/07/2024 12:40

@BG2015 I’m the same. Because you only hear from a few people in the chain, it feels like it’s doable but just one person to say no or be slow with paperwork and then it won’t happen. Feels like exchange is the moat important date currently and I’m so impatient as I want that date to be next week: PLEASE 🙏😜

Marshmallowbrain · 01/07/2024 13:09

Hope the new week brings lots of progress for all of us.

I started a huge clear out yesterday, even got up in the attic! DP was too hungover to help but I cracked on and by myself. Been doing bits today too whilst 'WFH' shattered already 😴 SO many bin bags!

kkate73 · 01/07/2024 16:18

Hey everyone! I've found this thread and thought I'd post!

I put my house up for sale on 10th June, had 4 viewings in the first week. I received 2 offers, both for the same value so I accepted the first one to put the offer in. I've then had an offer accepted on a house that I love!

A week ago my buyer came round to view again (this was after the offer was accepted), to measure up. Today he's decided that the house is too small for all the furniture so has withdrawn his offer. 😢

My estate agents tried to tell me that it was good that it happened so early on - I disagreed with them seeing as I've bought a house, instructed solicitors and started the mortgage application process!

My house is back up for sale so hopefully another buyer can be found without too much of a delay!

I'm feeling so deflated over it all right now, but I've found this thread and I've enjoyed having a read through and hopefully I'll be able to progress!
