As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

Yes, it's a lot - they are taking the P, H has a degenerative disease, and we are both keen to move and obv's we were 10 days from moving, so I think they think we are desperate. Being we've already dropped £200k from when it went on the market in Sept, and before that we will have lost another £200k due to money we spent doing up our 'forever home' - it's cost us a fortune already - I could cry really. I wish I'd separated from my H when we moved from our old home, i'd be a lot richer and happier haha!

My new build developer has returned and said they'll wait for two weeks.

No news today. Apparently vendor has emailed his solicitor to chase. He’s the one slowing the whole chain who are trying to get a date for exchange. Why didn’t he ring them?! 😩
I know where his solicitor is and I’m tempted to go in!! I don’t know what’s been more painful the early days of waiting for the chain to complete or these last few weeks where we are near the finish line but no idea where it is!

Just checking in, not much news to report, currently waiting on quotes for some of the work the building survey flagged up so I have an idea of how much the house is really going to cost us when we move in. The mortgage valuation downvalued it to £10k less than we offered, thinking since it needs a whole new roof (and they made a buildings insurance claim for a roof leak) that maybe £10k less is a fair price. (Which is less than a 2% reduction)

It also has asbestos in the detatched garage roof and all the double glazing and the back door needs replacing. 😬 Probably £40k of work for that not including the fact that its in need of full modernisation. (Although some of this was obvious during our look round)

Got the contract for our house sale through the post though so that feels exciting. Searches due back July 8th. Can I still dare to hope we could be in by the end of July. 😬

So fed up. Completed on our sale a month ago and moved in with family for what we hoped would be a couple of weeks. Everything completed on our purchase by our solicitor. Contracts signed and in her office. Cash in the bank. However seller and her solicitor just won't commit to exchange contracts and discuss completion date. Allegedly she is still waiting for queries on the flat she is buying. This has been going on for weeks. I have said that we will withdraw if we don't get a commitment by the end of the week. We really want the property and will lose financially if we withdraw but can't think of any option to move this forward. Our solicitor says we must be patient but how long is too patient? I would willingly vote for whichever party changes the house buying process.

@Teebles007 we are living with family too (my parents who are in their 80's). You have my sympathy.

We have been here for 6 weeks now and will probably be here for another 4-5 weeks. Luckily 2 of those weeks we are on holiday.

I am crawling the walls, but I knew we could be here for a while.

Our situation is that we withdrew from a property that was quite far in to purchase and offered on another so the sale and purchase lagged behind quite a bit.

I'm hoping now for a mid August completion.

The thread helps so much! I’ve tried to be calm throughout this process but it’s been hard. In fact, there’s not been a day the last 5-6 months I haven’t been checking emails, researching the process etc. It’s just a job to the solicitors but for most of us this is not simply a purchase to flip and rent out and get richer, for some of us we are selling family homes to start new lives after divorce/separation with our children so the stakes are high and emotional. I’ve only been able to move as I’ve borrowed £ to pay for removals and fees as well as taken on extra work. My ex is laid back as he’s not buying anywhere for a few months so he just wants his share of the equity to holiday with the new girlfriend 😜
Ive not been able to buy a dream house as I’ve had to stay in catchment for my children. However, it’s what I can afford on one wage (just), and gives us space we need albeit I’ve got a million DIY jobs to do on my own 😬.
Apologies for the outpouring, as we get close to exchange it’s becoming real. Just hoping desperately I can get an update today to see if we can exchange and complete before 19th 🙏🤞

Everyone I'm dealing with I am telling them it's their job but my life so they know. I am being very proactive and won't accept no return phone calls and days and weeks with things dragging on. Being here is not helping my illness so I need things to go smoothly and promptly.

We’ve had searches and most the enquiries back now, just waiting on some final enquiries. The property is empty so hoping it’s going to be easy to agree a completion date - we’re moving from renting so hoping to minimise overlap. A few complications have arisen but seems to have been dealt with smoothly 🤞🏻 trying to guess how much longer it might be, it’s been quick so far, about 5 weeks since our offered accepted. Hoping August might be a possibility but maybe that’s optimistic!

Still totally in the dark here. Don’t know the extent of the issues with our onwards purchase and waiting for our conveyancer to root them all out and actually advise us rather than just sending us the correspondence back and forth. Also don’t know if our buyers are going to pull out due to the planning application for our next door neighbours (and joined, as terraced) extension. They’re friends of ours but we’ve fallen out over this as we complained about it to them. In their mind we’ve already moved out but don’t seem to realise they might have screwed that up for us. Thanks guys!

Email in from the solicitors, sellers have finally agreed to complete from the week of 16th SEPTEMBER?! Only the 11 weeks away 🙄I am right to say we dont want to be exchanging until nearer the time? We dont want to be left legally obligated to buy a house if something horrific happens to it in those 11 weeks 😂

Think we might have the same sellers 😂

I'd say 28 days is a really fair compromise, although my sellers don't seem to like compromise and threaten to pull out if I don't do exactly what they want.

It's a bloody nightmare, I'm just desperate to move in!

Your sellers sound like a bloody nightmare @Kaltenzahn I hope karma catches up with them. Are they buying somewhere else? Let's hope they're being arseholes that way too and it annoys the people they're buying from who decide to hide some prawns under the floorboards or something.

They're chain free which makes it so much worse! I would be a lot more sympathetic if we were in a chain as I know how complicated it can get, but I thought this would be relatively straightforward.

I'm trying to stay calm and focus on the end goal. I'm fully expecting the sellers to try and push completion back another few weeks but in the grand scheme of things I plan to be in that house for years so a few more weeks is a drop in the ocean. And once it's done I never have to speak to the sellers ever again!

I'm hoping mine haven't made an offer as are waiting for the general election to be over and then they will and hopefully more viewings will get booked in if it's not a proceedable offer.

@Kaltenzahn please don't give in to bullies. I know it's hard but have something up your sleeve even if it's just a hint that you've had enough of their threats.. They clearly want your house so play them at their own game.

Latest in our saga. Man who came last night with wife, kids and sister and enthused over it. Put an offer in today £15k less than asking. I rang EA before they'd passed it on to me as they had to do checks first. I rang while they were waiting for answer and they told me about the offer. I accepted subject to checks. EA find checks all acceptable and ring buyer to tell them we've accepted. He is very surprised and says didn't think it would be accepted. Then tells them we're seeing another house Saturday. Will let you know next Monday!
You couldn't write it. I'm just gobsmacked by their actions.

@lingmerth thats some people for you! They were hedging their bets so ask yourself how serious they are as buyers. Hope it works out but maybe keep house on market!

Day 3 of no news/comms from my solicitor despite EA saying the chain is gearing up for completion on 19th. I’ve emailed my solicitor twice this week to hear of any progress on exchange date and nothing. I get they’re busy but wouldn’t a quick email to say ‘I’m working on X but I’ll ring you tmw’ or similar be good customer service? In what other job can you just ignore your client for days/up to a week?!
Im constantly asking EA to chase. Maybe I should pick up the phone tmw 🤦🏼‍♀️

You have to advocate for yourself. Make a nuisance so that doing your stuff is easier than ignoring. This is your life. Fight for it. You're just a client to them who they won't remember when this is all over.

Ringing is the only way to get anywhere I've found. I can hear the silent sigh each time but as others have said you're just an address to them and they have hundreds they're dealing with. Make a nuisance of yourself. You're the only one that really cares. They're going to get paid by you regardless how long they take.

Crappy day at work followed by crappy afternoon. Our buyers have changed mortgage and we need to do another valuation (I'm sorry who is around on random Tuesdays between 9 and 4?! Like we do work...)
No idea what happened to their original mortgage application and they don't seem to be very chatty with the EA. We've said they have two weeks to get mortgage offer in or at least a clear update or we're going to relist. Can't wait forever. Everything was going so smoothly so this is at least two more weeks 🙃

My mortgage offer extension expires on Tuesday, the solicitors are terrible at communicating with each other and me. The property we are buying is empty and we have nothing to sell. It’s been a horrible experience. If we can’t get it over the line my Tuesday I will have to get another mortgage offer which will cost an additional £7k over the 5 year mortgages term due to being on a higher interest rate. Grateful for any advice.

Thought I'd join in the fun - and I'm so glad I can! I had a thread on here recently which gained some traction - one of those 'my house just won't sell, what am I doing wrong here' moans. Very happy to say that, after 5 MONTHS on the market, we have finally receive an offer on our house.

It's a low ball offer and less than what we paid for the house. We bought at the peak in 2022, about a month before the Tories Torie'd the economy and interest rates went nuts, shortly before Liz Truss happened to the country. So we expected to not make any money, but it still stings to have to accept the offer. We're going to though. I'm so desperate to move I'll take anything at this point!

Next steps for us, talk to our mortgage guy and work out where we stand financially. Start viewing houses. Eek!
