The all new buyers/sellers waiting room (continued x3) thread!

1000 replies

fromtheshires · 25/06/2024 19:04

As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

Catch up here: Previous Thread

Good luck to you, whatever stage you're at in the process.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

We've still got the viewing tomorrow, but our agent called to say one of the couples who'd put in a low offer wanted to come around again this evening with one of their parents and they've just left.

They've said they will catch up with the agent on Monday...

That's got to be a good sign right?

It depends if you want to accept the low offer or not. If they have come back again it shows they are keen so maybe they can be string armed to a more reasonable price.

@fromtheshires YAY!!!! Congratulations you've done it!

Looks like we will both be graduating this thread in the next couple of weeks.

Its a shame you never got to exchange today but considering the IT issues its sensible. There are people posting online about not being able to complete today so 😬😬. I too have had issues today with this outage - I haven't been able to order my fish supper as uber eats is down. Husband is fuming as he's going to have to order in person and interact like a human 😂

Enjoy your holiday and you come back to a new house!

@fromtheshires congratulations!!! Funny enough I’ve been eyeing up robot lawnmowers, I’m wondering if it’s more cost effective to have a gardener or the clever lawnmower.

BG2015 · 19/07/2024 18:33

Currently drinking gin and listening to Deacon Blue!

Leave for the airport at 8am!! ✈️🏖️😎

lingmerth · 19/07/2024 18:41

5 viewings now tomorrow. 3 of which we're doing. Surely someone will offer?🤞

fromtheshires · 19/07/2024 18:41

@AliceinSlumberland i love gardening but hate mowing, it's just so loud and i hate the bloody lawnmower. The only drawbacks i can find is you would still need to strim as they don't do the edges.

Its supposed to be really good for the grass as it enriches it by having the clippings cut and stay on the soil

We've exchanged! Im having a takeaway tonight to celebrate.

It's taken a week longer than it should have and my solicitor having to hunt down my buyer and seller to speak to their solicitor via their respective estate agents today to get it sorted as they have been trying to exchange since Wednesday.

I can sleep well tonight. Annoyed I missed the amazon prime day and all them deals though 😂

Ah amazing news! Big congrats 😊

BirthdayRainbow · 19/07/2024 18:43

Congrats @fromtheshires ! Enjoy your takeaway and there will be another Prime day. Better once you move as it can go straight to your new house.

@startingoveragainagain I hope so. We had an offer, then a second very long viewing but they still haven't got theirs on the market so..the offer is really low and my agent thinks they'll miss out.

Good viewings today and more enquiries.

I can't afford to take the lower offer. So unless they up it, they can view it as many times as they like, I won't be agreeing to it.

These people haven't got theirs on the market either, but their financial advisor reckons he can do something so they can buy without selling - who knows...

Hopefully, the people looking tomorrow will offer and it'll all be moot.

Purplepepsi · 19/07/2024 20:15

@fromtheshires congratulations!

We've actually had movement this week although my hopes for move by end July isn't going to happen! Probate on our purchase was granted - bang on the 16 weeks. We have received hundreds of documents to read and sign for our purchase with all the enquiries etc. Have found out our buyer is a friend of a friend of a work colleague!!! Honestly I should have known - everyone is related where I live!!!

Good luck to everyone else!

fromtheshires · 19/07/2024 20:20

Thank you everyone. The fish supper was amazing and we splashed out and got some grilled halloumi as a side. Probably our last takeaway for a long time as we're buying a reno project so will be skint in two and a half weeks.

Glad some of you have had movement (@Purplepepsi et al) and good luck for those with viewings over the weekend - hopefully some of them will produce offers for you

OP posts:
ClematisBlue49 · 19/07/2024 20:41

Congratulations @fromtheshires 🍾😀. Although if you are starting a long reno project, I can guarantee that fish supper won't be your last takeaway 😉. Best of luck and enjoy your new home.

winewolfhowls · 19/07/2024 21:53

Jealous of the fish and chips. We did have a BBQ though, which was nice but it reminds me how much I will miss this garden.

We were waiting probate too and it's gone through ( in weeks not months as expected) so hurrah. We are just waiting on enquiries now I think.

TiredCatLady · 19/07/2024 22:32

Congratulations @fromtheshires.

Completed yesterday but was so caught up with work I didn’t manage to go round until today. Lovely vendors left the house spotless clean, left me appliances and a few bits of furniture plus some bottles of fizz to celebrate. Obviously one of them was consumed whilst sat on the floor! It’s definitely home.

Now to actually get moved in from the rental from hell.

Good luck to everyone waiting on surveys, enquiries, exchange and completion - despite all the anxiety, I’m in love with the house. It’s worth it!

I'm only buying so need info from the sellers here please. Do you have to answer any questions / fill out a load of forms for the contract documents that go to your buyer? I'm thinking of things like listing any renovations and providing building regs etc.

It's been a few weeks since my solicitor requested this and I don't know if it's the vendors taking time to gather this info or their solicitors being slow.

Congratulations!

Also kudos to you for keeping the original offer despite the second one being higher. I hope good karma returns the favour and they don't pull out or try and stiff you on the price now!

The sellers fill out a TA6 and a TA10 form. This tells you what they are keeping, taking, wanting to sell to you if you want it and things like Japanese knotweed, who the suppliers of utilities are etc.

The things i think you are looking for will be sorted at the enquiry stage.

Some solicitors send over the TA forms asap to the buyers (mine did) and others don't until later on in the process.

Ah that makes sense as to why they might need a few weeks to pull it all together then, thank you!

If only conveyancers responded as quickly as mumsnetters eh?

Apologies for having my posts removed. The buyers have withdrawn! I panicked. We now have a reason but I don't know if it is the truth of course.
