As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

Good luck to you, whatever stage you're at in the process.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

It’s Friday so the day when solicitors don’t communicate!
We were moving today a few weeks ago and now we are not!
Now dates of 2nd and 9th are floating round but my vendor as I said yesterday he’s going on holiday so can’t do the 2nd 😡 but he forgot to tell anyone 🙄
So I should find out today whether it has to be the 9th (boo 😔) or if he can get his parents to move him in his absence (yay 🙏)…… surely I’m due some good news after six months of waiting 😩

Thank you@AliceinSlumberland & @lingmerth . I'm a bit stressed as I'll have to be out for at least a hour and half to fit all four in and I've got to take the dog with me and it's due to be very hot. I wouldn't take her out in such temperatures so I'm worrying.

Good luck @runningmom I would be saying since he didn't bother to tell anyone he has to compromise and have his parents sort it.

@BirthdayRainbow we have dogs and it was such a pain being out for tbe viewings. Could you go to a shady walk and then Starbucks? They’ve dog friendly!

Countrywide valued the house I'm selling and were happy with its price (£270k). He was very stony faced when he looked around but my buyers were happy with the level 2 survey he gave them.

Don't stress. There has to be checks and balances on the underwriters and they will have so many that need to be audited.

It wont take long assuming the underwriter has done their job.

Let us know how you get on @AliceinSlumberland. Surveyor just left and while they couldn't give me a number they did indicate we wouldn't have any issue with the valuation so hopefully our buyers mortgage company are happy. We would struggle to afford our onward if they wanted to renegotiate.

Potentially though we may have to try and negotiate on our purchase if the in-person eval doesn't come out a little higher than the desktop one. We have no issues paying 520k if the valuation means we can still have the 60% LTV product, but if we get pushed into the 70% we may try and negotiate some money off. That said! I just did some quick sums and the rates between 60/70 are similar so it wouldn't cost us much more per month - not necessarily a dealbreaker.

Hope anyone wanting exchanges this week gets them soon!

Joining the thread! Fed up with the process already…seller is painfully slow to even respond to offers. We offered once at well under asking given the condition and got the now we expected.

We countered with a 96% offer….four days ago.

The property has been on the market since last year and no other offers. What is taking so long???

Irritated that the agent hasn’t got in touch either, even just to say no news.

This is fine by me.

My son and daughter in law are going to pick up the keys once I've had notification of completion.

Unfortunately not. We only put ours on the market so we could buy the one we’ve offered on. We had no intention of moving!

I love in a village @AliceinSlumberland where there is one cafe, shuts at 4pm and there is not another business in the whole of the village! Thankfully my friend has come to our rescue and we can go to hers. I think one potential viewer might have driven by and seen me hoovering the front step and door mat 😂

@Champere maybe they are just considering if the offering is enough for their onward move.
It takes time to get in touch with mortgage lenders etc and to set up meetings.
If its been on the market for a year I expect they are waiting for asking price hence the 4 day wait while they run the sums.

Try to relax!

Ahhh fair enough @BirthdayRainbow, glad you found somewhere to hide away! It’s all such a bloody hassle isn’t it.

We’re a week and a half on from accepting the offer on our house and still waiting for the memorandum of sale, apparently waiting for it to be allocated to a solicitor? The buyer has chosen their solicitor but haven’t got a specific ones just the firm… hm. Anyway, the house we offered on is now listed as sold.

@TheEnglishSystemSucks I will do, hopefully won’t be too long as our mortgage application has gone in today. Few weeks maybe. I don’t mind paying a little extra per month, my worry is if they reduce how much they’re willing to lend eg from 300’to 280k, as I don’t have the cash to make up the difference! Fingers crossed it won’t happen though.

Obviously I live in a village. I don't love here anymore since my very STBEH is a twat. @AliceinSlumberland it is a pain but it's just with four lots of viewers booked in one after the other and it being so hot. If the weather was cooler RainbowDog would love a long walk.

I'm two weeks on from accepting an offer but they still haven't even put theirs on the market so mine stays available. If the one coming today who I know has sold wants it and makes a better offer it will be theirs. The other couple will learn a harsh lesson. Tbh I don't think it will go through even though they say they want it and have viewed twice for nearly two hours.

We've exchanged! Im having a takeaway tonight to celebrate.

It's taken a week longer than it should have and my solicitor having to hunt down my buyer and seller to speak to their solicitor via their respective estate agents today to get it sorted as they have been trying to exchange since Wednesday.

I can sleep well tonight. Annoyed I missed the amazon prime day and all them deals though 😂

@fromtheshires well done!! Looking forward to that feeling.
Looks like vendor can’t (won’t) do the 2nd so 9th now…unless the last link in the chain (my buyers) say no. So 3 weeks later than hoped 😔 and I’m off the next 3 weeks and I’m already packed so I’ll be twiddling my thumbs!
Waiting to hear if 9th will happen and when exchange can be but with twenty mins til close of day, not too hopeful.

We've still got the viewing tomorrow, but our agent called to say one of the couples who'd put in a low offer wanted to come around again this evening with one of their parents and they've just left.

They've said they will catch up with the agent on Monday...

That's got to be a good sign right?

I thought that too. The deals weren't really deals were they. I had my eye on something and saw it was cheaper before prime day so it's a con for some items i guess.

There was a couple of big ticket things though like the robot lawnmower we wanted being £200 cheaper and another robot vacuum that was a few hundred off we wanted so we would have one for each floor.

Yeah I'm lazy, come at me 🤣
