As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

At last the possibility of exchange in the next few weeks seems like a genuine posibility. Short chain, no drama and have began the packing process which is more time consuming than imagined. (Self move to keep costs down).

Has anyone purchased one of the big rolls of bubble wrap off Amazon? Have so do much glass / mirrors/ pictures that I want to keep safe. Wrapping in towels etc just isn't going to secure them from danger.

Will take up residence on this thread and sit out the next period with you all hoping we can sprint, or at least shuffle along, towards our completions

@NoWordForFluffy top of the cain still waiting for enquiries to come back. Just really want to sort schools out for my son as he's due to start reception in sept and we can apply for a place. That's what's really stressing me.

Most bubble wrap you can buy online is terrible. I use a mix of dozens of little vest tops I have and cheap wallpaper from the end of line bins at DIY shops - the thicker the better.

We got a big roll off Amazon and it's been fine for bigger items. I still prefer using newspaper for crockery. For bigger fragile items like mirrors and photo frames I bubble wrapped one, added another on top bubble wrapped that and so on to make a pile. Then used pallet wrap to keep it together and sturdy.

I bought bubble wrap off Amazon and it was fine.

Best thing was one of those brown tape dispenser guns though - absolute life saver but buy good quality tape

We got some of the big bubblewrap from Amazon along with some shrink wrap (for husbands lego collection so it doesn't smash into millions of bits 🙄) and it was OK quality.

Update from me for my sale/purchase:

Should have exchanged yesterday. Got the call at 5:30 from our solicitor to say they couldn't get hold of our buyers solicitor.

Spoke to the solicitor today to tell them I'm good to exchange today and they came back and said the buyers haven't even sent their deposit to their solicitor! Apparently they were sending it over this morning and their solicitor will contact ours when they have received it. It was our buyers solicitor we were waiting for and they were the ones who suggested exchanging yesterday.

Im currently waiting for the phone-call to say it's all sorted and we have exchanged. My phone is on loud for the first time in forever and I'm wondering what all these noises are. Cant wait to find out what my ringtone is 😂

Hi all! Anyone know how quick banks confirm funds will be released after sending certificate of title?? We are supposed to be completing a week today and still not had confirmation of funds for our mortgage! Not sure whether to book removals or not

Update from our side is all enquiries and searches back on our purchase. We are having a survey done in the property on Monday and will be looking to negotiate on sale price (mortgage valuation down valued it by 30k from our offer) and asking the vendor to meet us half way... we will buy it regardless but would obviously prefer not to over pay...

As far as I'm aware everything is smooth sailing with our sale.

I had an awful migraine yesterday/today so took the day off work (slept for 3 hours this morning!) Was feeling a bit better yhis afternoon buy not well enough for screen work so have done the final declutter of my wardrobe and the kids playroom which feels good!

Would love to have an idea on dates... hoping for an early September completion if poss (on holiday for 10 days in August). We are off to north Wales for the week on Sunday, I'm really looking forward to being somewhere else and not looking around all the time thinking about packing!!!

Supposed to be completing on Monday! If I was booking removals I would be VERY stressed now.

Wow. Tomorrow needs to be the day then really. Whats holding it up? Id be losing my shit if I was you. Thats just too close to comfort for my liking.

Yeah, the removals is a huge stress for me but we are relocating 200+ miles so need to pay for it.

It's something to do with ground rent (leasehold property).

The vendors solicitor suggested the 22nd 🤷‍♀️

I'm not worrying yet. When I sold in May we exchanged on the Friday and completed on the Tuesday (Monday was a bank holiday)

I suppose I should be happy we are talking dates but earliest top can do is 2nd August which is far later than I’d like given that a few weeks ago tomorrow’s date was considered. However my vendor suddenly announces he’s got a holiday booked so he can’t do til 9th 😡 He didn’t disclose this though he booked it last year!
cue me ringing EAs and letting rip. They agreed and were annoyed too as he didn’t tell them. I asked his EA to tell him how pissed off I was and to consider some different options. Where we are left is he’s seeing if his wife’s family can move them the week before whilst they’re away. I’m really hoping he can do this as I’m already annoyed we will be three weeks into the school holiday when I’d hoped we’d be in the end of July. This will make it six months 😩

@GoingDownLikeBHS I wonder whether buyer has struggled to find a mortgage and found that the solicitor he is using isn't on their panel. That's one of the few legitimate reasons I can think of to change at such a late stage

So the saga continues.
The seller's sollicitor has sent back enquiries last Friday but my new sollicitor ( old one went awol without notice) cannot locate it!
So he needs to request for it to be sent back....
Everything else is done, searches, mortgage offer, survey. Still hoping to exchange and complete first week of August.

We've just been contacted by Countrywide surveyors to come in person and value the house for our buyers mortgage - I'm freaking out and hearing horror stories from their google reviews they they are going to come and lowball the valuation and then buyers will want to renegotiate. I'm worried their desktop valuation was super low and hence the in-person one - eeeek!
Hoping that a similar property but with a larger garden (100ft vs 50ft) sold for 15k more in October is going to help our cause.

Our onward has been 'valued' 35k under our offer (520k) based on a desktop valuation, so we have asked for an in-person one. The difference is LTV bracket so ideally we need it to come up at least 10k.

Countrywide valued ours in person, as it was a probate sale, last sale was 92. So needs work.
They valued correctly bang on what we offered, in line with rightmove and zoopla as well.

We offered £440k (was on for £450k) but the bank has valued it at £410k. We can (and would) still pay the offer if needed but obviously don't want to pay over the odds... We are having a full survey done on Monday and have also asked surveyor to value so we will have 2 valuations to work with. Ideally I would like the vendor to meet us half way and agree a sale price of £425k... not sure if that helps? TBH our vendor is currently moving to rented so he isn't tied to an onward purchase so he may not budge on price but my feeling is... if you don't ask you don't get...

We also had someone come and value our house for the sale... I don't know what the valuation came out at but must have been close of above as our buyers have confirmed they won't be looking to negotiate. I'd say our sale price is in keeping with/slightly below what others on the road have sold for. The house we are buying hasn't had anything on the road sell for as much... but for us it's worth it because of location/enormous garden.

Interesting talk off houses being down valued, I’m fully expecting ours to be valued at 350 (what it was on for) and not 370 (what we paid). The problem is that nothing has sold in like 15 years on the cul de sac we’re buying on and the surrounding roads are all smaller houses so god knows. 370 is a really fair price for what it is but 🤷

My worry is what happens when it down valued, I’ve been trying to research but getting mixed answers. Some say it just affects the LTV, but some say that the lender will also down value what they’ll lend, so we’re lending 300k with a 70k deposit, they might only lend us 280. This seems mad to me because if I asked them for 300k with a 50k deposit, they’d give it me? And that’s all we’d need? Plus they’d totally get their money back lending £300k. I appreciate 300k with a 50k deposit will affect the LTV but I’m less bothered about that.
