As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

Hi @Cheeseandcrackers40 we can extend by 2 weeks which we ideally don't want to do as that then means we will have to pay another months rent.

Sometimes you can extend the offer but it depends if the mortgage company will allow it. If their rates have gone up they will probably decline it as they are greedy fuckers.

Do you know if when completion happens you have to collect the keys from the EA or can you get them from the vendor?

I'm just thinking if completion happens whilst we are on holiday I could get my son to collect the keys?

When we moved in 2001 the vendors were still moving out so let us in and then left the keys.

Hoping to confirm a date this week! Our contracts are in the post for us to sign, our buyer finally had their valuation done late Thursday night so hoping they get their offer. Our sols are currently chasing theirs to find out how close we are to exchange

No activity here today, but weren't expecting anything... waiting for answers to queries from the vendor, survey happening a week today.

Just had a quote from a removal company. £1,025 for removals and another £680 if we want them to pack for us (quite like the idea but can't really justify it at that price)! Not sure how to figure out how many boxes we need 😬. I'm also a bit unsure as when to start packing... on the one hand sketchy vendor makes me not want to tempt fate on the other we are away for 10 days right in the middle of August and don't want to leave ourselves with no time (bad planning by me... weren't even thinking about moving house when I booked it back in October)!

At what point do the solicitors start talking exchange/completion dates?! I think that our buyers are probs almost there and ready to go, obvs no idea on sketchy vendor....

Had a few documents to sign. Had completion statement. Moved money around quickly as they need to see money in my bank account.

Vendor is quite happy for my son to collect keys if completion happens whilst we're on holiday.

When I sold in May, the solicitor rang me on the day of exchange and asked if I was still happy to go ahead. Just wondering how to navigate this whilst in Turkey as phone calls and connecting to wi fi is really expensive. I don't mind switching my phone on if I know he's going to call on a particular day during certain hours.

We get back late Saturday evening 3rd August and I've found a van hire place that opens on a Sunday, that would be perfect as then we could move Sunday 4th, no one needs to have any extra days off work. Then I can spend 4 weeks of the school holidays unpacking boxes and getting sorted.

Exciting! When are you off on holiday? I'm stressed about when dates will fall with us going away in August .

@BirthdayRainbow did you get another offer? I tried to go back to find your post re positives and negatives but I can’t find it, really sorry.

We had our best and final offer accepted on the house! Over the moon and can’t believe it. Trying not to think about how much extra we’ve ended up paying but it’s the right house for us and we can afford it (just, lol). I’ll be on the lookout for charity shop bargain furniture!!

So now the sloooowww process begins. They have to find somewhere which is the next step I guess. The estate agent asked for a lot of documents from us but I’ve sent it all through. We have a solicitor for our sale so I’ll update them tomorrow re our purchase. Then I guess I need to sort a survey!

Anyone having problems with rightmove tonight? None of the links are working and I tried a couple of browsers. I know I should stop looking at it, but I'm always curious just in case this purchase doesn't work out for whatever reason.

Thank you, slightly concerned the lender with under value it and now sure where that leaves us. We have a decent deposit so hopefully worst case would just be a worse LTV… I do think it’s worth what we’ve offered but 🤷

Had the searches back, nothing too bad except there's a sewage drain which means extending in the future may be an issue. But it's not an insurmountable issue, just will probably add a few thousand extra if we decided to do anything. 😬 (We're pushing ourselves to afford this house in the first place so if we ever were to extend it probably wouldn't be for years anyway especially since it needs a new roof and windows fairly soon.)

Just hoping for things to progress quickly now. Would still love to hit a July move but that may be wishful thinking. 😅

Did any of you get any subsidence risks or flooding risks on your searches? We got moderate risk of subsidence due to compressible deposits and high risk of flooding due to surface water. This is a massive worry to me but my boyfriend seems to think I’m over reacting?

Oh dear @sugarbyebye I think I'd probably be ok with a moderate risk of subsidence but high risk of flooding would really worry me. Does it explain whether it's likely inside the property? I'm not sure how detailed these reports are. I think it shows depth doesn't it? You can do an online immediate search that shows that. I just looked up my house - and discovered a medium risk of surface water flooding here, eek!

@Cheeseandcrackers40 all our stuff is in storage. We've been living with my parents since the 26th May.

Once we complete we can move in the day after we get back from holiday.

I spoken to the vendor and she's agreed to let my sons collect the keys from her on completion. It's easier, work wise for him to do that, the EA would be shut.

I've been awake for 2 hours during the night.Totally ready for this to be over now.

@sugarbyebye my purchase is high risk for surface flooding but when you read around it’s not a significant risk (it’s inner city) and all solicitor will want is that you can prove you can insure the house which I can.

After my shirty email both agents said they’d try snd find out the delay though just saying you’ve asked for the top solicitor’s email address is not enough to placate me so I went back and said at this stage emailing was just delaying things and could they ask for a phone number too as that might be quicker 🙄🙄 honestly, if o didn’t think it would make things worse, I’d get it myself and ring myself on behalf of everyone in the chain!
So no news and no idea what is going on. A week ago one EA said there were just a few enquiries being dealt with but I’m worried it’s more if taking this long. Meanwhile four other people wait for exchange and a date to tell removals. It’s infuriating and I’m so over this now.

I'd like anyone's thoughts on my situation please. I'm viewing a house that has been on the market for more than eight months. There has been no offers and the feedback has all been the same but it isn't an issue for me. I'm concerned as to why there's no offers and wondering if people think it's expensive when it needs work doing. I don't want to take advantage of the reason it is for sale but I would like to spend less than it is on for.

I have had an offer for 50k less than mine is on for though I think mine is on a bit high so really it's 25k below what it should have gone on for, so people do make low offers but I don't know what to offer should I love it.

@BirthdayRainbow has the property been reduced at any point from original asking price to reflect it has been on the market so long? Also what is the situation of the sellers - are they now desperate to sell? We exchanged last week on a property and got a reduction of £100k off the original asking price. We believed it was over priced and it needed a lot of work, Make the offer based on what you think it is worth taking into account what you will need to spend on it rather than what the current price tag is. Go low as you can always go up!

I don't yet know if she has found anywhere so will ask that at viewing if they don't get back to me. I don't know what it is worth. That is the issue. I've not bought anywhere since 2001 and the market is a different place. Mine has gone up over 300k more than I paid for it but I'm also moving from South to North.

The people who have offered on mine keep going on about they've done their research so I'm wondering if it would help if I look at other houses in the street for their sale price but if they all sold two or more years ago I'm not sure it would help. I'm worried if I go too low it will piss them off and they will refuse any other offers from me. If they had refused previous offers that would indicate they need what it is on for but when there has been no offers..With mine the houses in my close are all quite different so it isn't always easy to value them.

@BG2015 sorry you had a rough night, there is so much to think about and it's all such a rollercoaster. It sounds like the end is in sight and I'm sure it will be worth it but it is all so stressful.

@sugarbyebye also sorry you had a bad nights sleep! I have had a few so far in this process, it's been better in the last couple of weeks but it's all so up and down isn't it? I hope you're able to find a little space where you don't have to think about house stuff for a bit x

I think looking at what has sold recently in the road would be helpful, even if the sales are a couple of years out you can get estimates from rightmove and zoopla about current prices. Obviously they aren't as accurate as a proper valuation but will give you a ball park figure to consider. Also worth asking the EA what they think the vendors will accept, if there haven't been any offers in 8 months the EA will be motivated to turn the property over and may give you some helpful info - it's highly likely the EA has already advised them to reduce the sale price anyway. I wouldn't be bothered about pissing them off with a low ball offer either, it doesn't sound like they can afford to be selective about who they sell to at this stage....

@Cheeseandcrackers40 be careful if it’s a divorcing couple because one could be blocking the sale either formally or not agreeing to the less than a certain amount. It’s hard because they might still be sorting financials which could take months. I’m divorcing but luckily amicable otherwise there's no way I could have sold this house so easily.
EAs trying to chase today why top two aren’t ready. But now there’s enquiries on something else too so can’t get a clear picture! My EA keeps reiterating it needs to be a July completion but what she says and what she does to support this are two different things.
Fed up.
