As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

Hi everyone

Just wondered how quickly surveys were being turned around?

Our buyers took ages for them to arrange a survey in the first place.

Then we waited 2-3 weeks before it happened. Now we're told the report will be finalised 3 weeks after the survey took place

So slow...we are actually in a hurry to move and they somehow the world is against us

Our level 3 survey took just under 3 weeks after it was booked and we got the report within days. Although I didn't expect the report so quickly. Our buyer got a quick report too. South Manchester.

It really depends. We've used a private surveyor who could book in within a few days and turn around the report in 24 hours, our buyers used a chain, took a couple of weeks to book in but again said they would turn around the report in 1 day....

Haven't posted in a while! But currently under offer mortgage application went in last Thursday (nationwide) my broker anticipates to hear back from the initial assessment today, just keep refreshing my emails!

The survey on our purchase was turned around in under 2 weeks

It will have been 6 weeks from them (our buyers) arranging the survey to getting the report

A little update from our buyers today - their mortgage has been approved, they are happy with their survey and aren't going to renegotiate on the price. Local searches are due back on 21st and apparently there is 1 outstanding query on the property (EA didn't say what it was). Their rental runs out in mid October which seems a really reasonable time frame... lets hope slow sketchy vendor gets with the program...

Ordered some packing boxes today too and operation "clean out the cupboards" is going well...

Exchange is happening tomorrow (if monies are received) and completion on Monday!!

I'll be lying on a sunbed and not be able to do anything about it.

My DS is going to collect the keys.

Completion due on Thursday - I’ve paid everything from my side but haven’t had any confirmation of funds being released by lender yet. Worried sick as they need to be with the solicitors the day before according to what I’ve been told.

I did my banking stuff after exchange. Same as changing my address on the electoral roll. Doctor I changed after the move and mail redirection needs 5 working days' notice, I think.

I should probably know this, but what money will I need to transfer?

We are porting our mortgage and have some equity from our sale which will will cover all costs including stamp duty, legal fees etc?

Does anyone know how far we are from roughly exchanging? (I know it's hard to put a time on it) we are not in a chain. Just wanna know people's first hand experiences. Thank you!

It will depend heavily on what your searches bring up, your conveyancer will need to prepare a report for you and you may need to do more enquiries based on the searches. Have you arranged for a homebuyers or builders survey yet?

I've just had my searches back and have a couple of queries regarding the sewage pipes so waiting to hear back about that also need our sellers to agree to a couple of idemnity policies but assuming thats all good hoping we can exchange soon. (I'm crossing fingers that that could be next week but not holding my breath) 😬

Im getting ready to divorce my husband and or take a long walk off a short pier!

I chased the estate agent yesterday for an update on our buyers and if their solicitors are happy and actually now ready to exchange. I was told that they have chased but their solicitor was not in the office. They said they would chase today and let me know. No update came my way.

Today I contacted my solicitor for an update as to if they have had confirmation from the buyers solicitor about an exchange date and their office was closed for a staff jolly (you couldn't make this shit up).

Husband seems to think it'll all fall into place and we will be fine and everyone will live happily ever after and we don't need to chase and has told me to lay off chasing people and to chill out. What he fails to realise is if we haven't exchanged by Tuesday next week we will have to cancel our removals or pay the full £3k removal fee. They are booking three weeks in advance at the moment and our offer expires in 5 weeks. Spot the issue....

Am I being overly neurotic here? I think not exchanging is all part of the buyers pissing contest as they seem to enjoy playing games. They could only do a certain date so we offered to pay half their last month's mortgage to bring it forward, they refused. Then they could only do a Friday which meant that we would not have our stuff over the weekend. We explained the issue and asked if they could bring the day forward a day and they still refused so we booked the removals and confirmed with the solicitor. The buyer could then do the day before meaning we have to re-book our removals.

People are stupid. I had feedback that was similar - didn't want 4 beds, wanted a separate dining room, didn't want a drive at the rear of the house (were a corner plot) all of which was visible on the photos and floor plan.

So sad 😔 I really thought we'd be close. We need to complete before the end of August 🥴.

Some searches have came back but my Conveyancer is not good at communication - the last update was last week Tuesday. Would it be unreasonable to chase an update as it's been a week 😬

To everyone: this process SUCKS and that is all!
EA saying they’ll chase-no reply-chase solicitor-no reply-EA comes back to say there’s some enquiries outstanding-this is what I told them 🙄 so they say they’ll go back and ask what they are-no reply- I ask them to chase- they say they’ll email the other EA-no reply and so on we go no closer to exchange with removals pencilled in and no communication from the top of chain for ten days now 😩😩😩

Sat with most things packed. Fed up. It could be weeks from now 😡 Good night!

We've a viewing on Saturday. Another family who've sold a business, so have the cash in the bank.

I'm a bit stressed about the garden, as the mower I got on Marketplace won't start so the garden looks dreadful, hoping my gardener can find someone with a ride on to do it...

Fingers crossed they love it. My new build should've gone back on the market today, it hasn't yet but I guess it will do soon :/
