As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

Ahhh good luck @Itsrainingten, hope it’s the one!

Yeah a big selling point to the house we like is it’s near a footpath onto the beach which comes out much further along than where most people go so that would be nice with the dogs! We do tend to avoid it when there’s even a tiny bit of sunshine though as it gets rammed!

Pretty sure we won’t hear anything today as they’re doing more viewings on the house. So we wait in limbo…

You just have to hope that they had a good reason to rearrange - or that karma bites them. Feel for you though, it's so much work to get the house looking its best.

We had someone cancel with 10 minutes notice because they 'got stuck at work' and then never rebooked - just be honest about it, rather than leave the hope of you maybe booking again. 'we decided it wasn't for us' will do just fine.

They have rebooked to be fair so I don't think they've decided not to view at all (unless they cancel again!) but it's so annoying when people cancel just beforehand. You spend ages getting everything ready for nothing then have to do it all again. I mean at least they actually cancelled. We had 1 lot just not turn up. That was awkward. I was WFH, estate agent turned up, we'd agreed I'd go for a drive while they did the viewing, but since I was working I'd just head out when they viewer arrived. The poor EA stood waiting at my front door for about half an hour before they gave up and went back to the office.

We were viewing a house to buy and put the wrong road name (think 'road' instead of 'crescent' or similar) in google and ended up a good 15 mins away when we realised we were going in the wrong direction. I called the agent immediately, asked if we were ok to arrive late and was bloody apologetic - thankfully fine as we were viewing another place with them after so were able to be a little late for the next one.

But to just not show up and not call? that's just rude. It's a shame people like that can't be blacklisted somehow from booking viewings again - 3 strikes and out for buying a house ha!

I did the exact same thing with a viewing once. There's a road called Manor Road and another called Manor Park Road and I was at the wrong one! But like you I called the agent, apologised, and was late rather than a no show. We also had another guy who cancelled on us TWICE! the agent refused to let him try and book again. Their explanation (which I agree with) was imagine how difficult he'd be in a chain if he was that flaky already.

I've rung three of them and they are all closed.

It is frustrating as I can't book a hotel to go and view if I don't know for sure I can see them.

The agents round here are only open Sarurday mornings (with a skeleton staff- most are out doing viewings). Most use all available staff on Saturday afternoon for viewings as it's the most popular day.

One office had shut an hour before which was frustrating. I'm going to wait a week as I've been told about a house that's coming on the market that might meet my needs and then see four.

Oh that's frustrating - I thought EAs were open on Saturdays by default. Though I was most surprised to find one that did viewings on a Sunday - that was cool.

My agent who is selling mine said he'll do every day and evenings but so far I've had Thursday, Friday and Saturday daytime but of course that's the viewers choice.

Another day. No news. Had to tell removals we won’t move next Friday 😔 and to pencil in the 26th but I suspect it might not be then either given no communication and no exchange date discussed yet 4/6 all ready 😩🙄
Here’s to forgetting about it all until Monday.

@runningmom are you trying to do the exchange and complete in a week thing? I'll just have a scroll through the thread see if I can see your circs, I assume a chain?

I'n wondering if its worth just saying we want to exchange by the end of this month, as there is no chain and nothing holding any of us up except buyer doesn't understand the process - his solicitor is doing nothing but buyer won't chase him. I am thinking should we just let it jog along another few weeks in the hope its all going to be ok so as not to rush the buyer (FTB in a rental - so he says) or should we say look if its not happening this month we need to go back on market?

Offer was accepted very end of April, survey first week May, answered queries and signed draft contract 4 weeks ago. Since then, nothing.

@GoingDownLikeBHS no idea! I’d happily do so (though not same day) but there’s 6 in chain. 4 said yes to the 19th but 2 at top said couldn’t even discuss dates yet 🤦🏼‍♀️. Hoping it’s an issue that can be fixed with indemnity insurance as EA at top seems to think 🤞but trouble is that solicitor has to feed that down the line and we are 2nd from bottom so no clear line of communication to top.
For reasons already in thread (I’m sure you’re all sick of me!), I have to move in the summer holidays but need at least 3-4 weeks before returning to work Sept as the house needs a lot of work (Decor mainly).
Also STBEH took (agreed) a lot of furniture today so it’s hard.
Eurgh. It’s the not knowing if it will be a week, a fortnight, month etc that’s killing me.

I think staying quiet gets you nowhere. Make yourself a nuisance so it is easier for them to get you moved!

Nervous wait today to see if we hear from the estate agent re our offer on tbe house we like and submit our best and final. I’m working all day so just hope I’m able to answer the phone!!

Today I'm hoping to receive another offer, have confirmation that the first offer people have put their house on the market and speak to estate agents about the houses I want to view next week. No one replied to my post up thread but I'm still hoping for insight into the different options. I have four very different house and they all have positives and negatives so it's how to choose.

I'm just thinking if completion happens whilst we are on holiday I could get my son to collect the keys?

Oh god that sounds stressful, have you looked into extending it? I think our mortgage broker said you can get an extra few weeks sometimes? Fingers crossed for you...

Normally they are dropped off at the EA but they could be dropped off/collected anywhere if you get on with the seller.

We collected our current keys from the seller. Well I say that, they had barely even started packing by 2pm when I went to collect them from the EA so they just left them when they left at 6pm!

Update from me: hoping to exchange this week as it didn't happen last week 😩. At the weekend we went to DIY kitchen showroom after reading @BG2015 post on it. It was amazing and we changed our mind about what doors we wanted. Well I saw we, I always wanted the ones we are going to get, more husband came round to my way of thinking 😂
