So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

Oh geeze OP! Get those photos done in daylight not evening! That will make a HUGE difference in getting interest. Dark photos like that = what are they trying to hide.

I would restain the decking and retaining walls as soon as possible as they look neglected and might not hold the hill back enough in wet weather. Which can make viewers think pound signs due to landslides (which are becoming increasingly common).

Otherwise it looks lovely.

EDIT - The property briefly comprises of entrance lounge, a new kitchen open aspects to the outside rear-tiered garden. On the first floor, there are two double bedrooms and a small family bathroom.

Lack of room sizes might be seen as a clue that the rooms are too small, together with the really poor description, it screams lazy, incompetent estate agent.

The description is so badly written it's unacceptable. I'd be reminding them how much they're expecting me to pay for their services, I work hard for that money and I expect them to do the same. I may have put a rocket up estate agents in the past.

I wouldn't be put off by the decor as i would like to decorate myself anyway (but looks nice).

To me is the pratical stuff: door straight into the living room, stairs in the living room and the small garden.

The biggest one has to be no space for a dining table! Can't imagine have all my meals on the sofa😔 Even more if there were was a kid.

Unless the location was amazing or the price really good it wouldn't catch my eye.

It is a nice house, but there are some things that could easily be improved to make it look nicer:

The hedges at the front are very imposing and block light in the living room. I'd cut them down to half size and thin out a bit.

The kitchen floor doesn't quite match your modern kitchen. I'd pop down some lino on top of the tiles to brighten it up and make the photos look better. Maybe consider painting over the magnolia too.

The master bedroom needs clutter out of the way. The decor is fine.

The small bedroom needs a single bed in it. At the moment I can't tell if it would fit one.

There are no dimensions on the plan.

Back yard could be more inviting.

It's otherwise a lovely house, but I do notice the price seems high to other local listings.

Beautifully presented and very cosy. I honestly wouldn’t change anything, bar retaking the photos during the daytime so you can get some natural light in. I agree it must be price as it’s really lovely inside and I can’t see anything wrong with it.

Agree with this having all the lights on makes it look like it’s a very dark house and I wouldn’t view it on this basis. Decor all fine .

Am sorry...it looks cosy and comfortable...but very dark, cluttered and small. View of the hills isn't very picturesque. It's not a property I be would buy

Well it's decor is not to my taste, at all - but that's a personal thing. But when I looked at the photos from the last sale, I would have at least gone to look at it, then. It looked like it had some space, if not a lot.

Your photos are pretty awful, to be honest and you need to tidy up and let people see the potential, or you will have difficulty getting many people coming to even view it. It looks, dark, cramped and needing a lot of work in the garden from the current photos? Including the decking which looks like it is needing replaced. And the barbed wire is incredibly off-putting.

I agree with others, that you should think about contacting an EA, for a valuation and maybe for them to list it. Presumably more expensive than the online folk you are using - but might actually be worth it in the long run?

You will find some people will be put off by the front door opening directly into the living room and the stairs going up from the living room, but that can't be changed, and it won't put off everyone by any means. Mid-terrace houses are not to everyone's cup of tea either, but again, many won't mind.

I think, given that most people will feel that there will need to be a lot of redecoration done very quickly plus work in the garden , wanting £40K over the selling price in 2020 is too much.

Sorry to be blunt, but you wanted opinions and I'm afraid that is mine. I do think that it is basically a nice house - but there are negatives for a number of prospective buyers. And the market is slow just now.

Its probably no use to use but the 2 reason I wouldn't view are price and size.

I can't comment on price as I don't know the area but where I live up north I am buying a detached house 3 times the size for HALF the price.

We are a family of 5 so no way we would fit in a house that small so it wouldn't even make our radar, I'm sure its perfectly sized for a young couple etc... though.

Its decorated nice enough... I assume thats a wire hanging down in the corner of the kids room not a wall crack? at first glance it looked like a big crack and that could put people off.

That’s interesting because it actually looks slightly coppery brown
See image below of the same farrow and ball colour, if there’s better lighting.
Get the photographer back to do a better job on all the rooms.

Get rid of any evidence of the cat, it puts people off. And there is way too much clutter on the dressing table and on the bathroom window sill. The garden needs tidying too.

Is there any way you could fit in a small dining table & chairs somewhere? It's the first thing I noticed to be honest, the lack of eating area.

Regarding the kitchen, it looks a bit bland in some areas, bare walls etc. Little touches like a vase of flowers, bowl of fruit would add a bit of colour.

But definitely get the photos retaken on a sunny day....

Kitchen - don't show it with the little trolley thing and remove the bits from on top of the cupboard and on top of microwave. Gives the impression not enough storage space.

Lounge - gives the impression that there's not enough space for a growing family with small kids. Clutter visible under the sofa. I'd tidy the area with toys and under the stairs.

Main bedroom - clutter next to wardrobes.

Bathroom - first thing I noticed was the giant toothbrush 😂

Can't comment on price as don't know the area.
Good luck, but I'd be changing the photos.

I like it, the photos are dreadful though, they look like they have been taken when it’s dark outside?

Declutter, shampoo bottles/toys, put them in the car (if you have one) or at a friends/family’s.

Definitely stain the deck and fencing, it will make an enormous difference, get some pots with flowers.

Its a lovely house overall though. I’m planning on going for “offers in excess of” when we sell. Hopefully that will get lots of people through the door, then we can go to best offers. I would rather see it get slightly less than watch it limp on for months…

On first glance I thought the light over the front door and the window beside it had boards up rather than glass.

The photos are all bad.

I think a lot of people are not going to want a living room with the front door and the stairs in it and everything looks really dark.

With the massive hedges looming around it at the front it just feels depressing.
Most pictures that show out the window show trees/hedges etc.. blocking any light.
Garden looks like the decking hasn't been treated for years and the whole garden just looks like it hasn't been well cared for.

Where do you eat?
It looks like your options are to stand in the kitchen or sit on the sofa by the front door.

What is with the concrete steps coming down outside the teeny kids room too?
Having an overlooked bedroom by a set of steps that might belong to other people isn't a good look, so if that area belongs to your property you might want to point it out.
It looks so exposed.

It's not your furnishings that would put me off, it's the location and layout of the house.
The price also seems high for what is effectively a 1 bed mid terraced house with a box room that might double as a study and no dining room.

I know the area , you really shouldn't have a problem selling this, as others have said the photos are bad. I'd honestly bin off Yopa and go for a local estate agent who is the top seller in the area- as on the local fb group who people use/look at the for sale boards.

Your bathroom is cluttered. The green bedroom has things cluttering the place, laundry baskets? The kitchen is cluttered. It's beautifully decorated but the garden pic really lets it down. It shouldn't be the third or fourth picture that comes when flicking through. The front of the house is photographed at a really horrible angle. Declutter, put all the lights on and sack the agent.
