Judge my rightmove listing please - no viewings!

So we put our house on the market just under 2 weeks ago. We've had 3 unsuccessful viewings but literally no other requests to come and have a look.
I've contacted my agent about this, as I was thinking we're possibly overpriced but he is adamant this is not the case.
I've mentioned the pictures are a bit naff - he's said that's not the case.
I've mentioned that maybe I should paint the bedroom wall so it's not green as it really hasn't photographed well - he's said no one is going to not buy a house because of the colour of a wall.

What do you suggest? I think my agent is wrong and all of the above needs addressing. I've looked at other houses in our area and we're not really priced much differently to them but we're not getting anyone through the door.

My lovely neighbours! yes :) Both sides we're really friendly with.

She bought it specifically for the schools. We have an outstanding high school within catchment which is really sought after.

I'm gonna give the pics another crack this weekend - unfortunately can't bin the agent without paying the fees in full so I'm a bit stuck! So hopefully should have it looking a lot better by then.

Everyone saying about the hike in price - we bought at a really good time. The area is really up and coming, we've actually been priced out of the area ourselves now and are having to move to somewhere a bit cheaper to get something the size we need.

Really grateful for everyone taking the time to have a gander for me and give advice!

Must admit, I've been in the neighbours a few times, with the current owners and the previous owners (we've been lucky we've always had great neighbours!) and their's is much nicer than ours, but it did take them 12 months to sell but they were in no rush.

I found it on Google Streetview. While I think the house is a bit expensive for its size, the interior looks fine to me (though the back garden would look a lot better in summer with a few flowers 😀), so perhaps what is putting people off is its position?

It appears to be in the middle of nowhere - no shops nearby - your short row of houses have pavement outside but then it runs out at both ends. So you'd be risking your life trying to walk along the road - even if the speed limit's 30mph. I see there's a bus stop nearby - are the buses frequent? Do they run late?
I'd imagine that some first time buyers would be put off as they'd anticipate needing a car at all times.

Actually yes, transport links would help. I'd like to know what buses go from there, how often, are there shops and other amenities nearby?

DB and SIL are currently viewing and looking to put an offer in on one of two houses this week (one in one street, the other the next street), and they're in-between 3 stations, one you could in theory get a bus or two to, but you wouldn't know unless you knew the area - I'm lucky I do so could tell SIL (who'll be the main person rushing for the train in the morning!). For me, I told DB and SIL immediately that there was a nice swimming pool in their high street and could also tell them about the new shops/bars/coffee shops in the area near where they want to move to, DB had no idea about any of this, yet thinks he knows the area (he just knows it from friends who live there and driving through).

Along with others I'd redo the photos in daylight and clear the clutter on the dressing table and next to the wardrobe. If you can get round to it (and the weather's ok) restaining the decking would improve things. I'd also get rid of the photo of the wintery moorland. Is there a good reason to put offers over? I'd have thought offers in the region of might encourage people although you might end up getting silly offers.

I’d be put off by the complete lack of storage. Where do you put stuff? You walk right into the living room so where do you keep shoes and coats? Where do you store your hoover and ironing board and stuff like that? Honestly, I’d not view it in person just because of the storage issue.

I love the green bedroom, the bushes at the front, and the countryside view at the back. It’s a lovely wee house.

All lights on - makes the house look dark.

Garden - do you have a garden apart from the decking? No fence in the decking - looks unsafe for kids.
Decking looks tatty - tidy up and add some pots to brighten it?

Bathroom looks small/cramped

I like it apart from that!

Does the kitchen have a window? If so, show that?

Could it possibly be the housing market in our area at the moment? Im only down the road in Ashton and some are being really reduced at the moment, yet the rentals are in the thousands. Theres a 2 bed terraced on Beauchamp Road atm going for £1400 pcm!

For the living room tey and create the illusion of more space by

Removing the table and chairs from under the TV, and pop the stool for the sofa in that corner (even if just for the photo) removing that bulky furniture will open up the space more

Only have one rug, the three are actually confusing and the one large rug is actually a nice one.

Declutter the shelves and remove children's toys.

Take down the coats and remove the shoe rack.

Don't have the lights on when you take the photo.

It looks very dark, always better to have photos in natural light unless the property is so dark you cant.

Dark units in the kitchen reinforce the dark everywhere. Not enough electrical sockets , highlighted by all the appliances being down one end.

Very high decking suggests that the rooms really are dark, also that your neighbours will hate you and it isnt safe for a young child. If they are your hedges and conifers cut them back so there is more natural light.

Second bedroom is described as a double but doesnt look like it. Green is a dark colour, in a dark room you need something lighter.

In the middle of nowhere so need a car but doesnt have parking and people are parking illegally on the pavement.

Your house is fine, desirable, but the pictures need to be more dressed. Perhaps only have 1 rug in the front room and no toys. Declutter the bedrooms and bathroom. The outdoor space is worn and unappealing. A sunny day and a little updating plus some borrowed pots will work wonders.

Haven't read entire thread, so it might have already been mentioned but picture 11 stands out for me. Other than the three big brown bottles on the right hand side, get rid of the other stuff on the window ledge and definitely get rid of the toothbrush close up. Keep the bathroom as hotel like as you can for the purposes of pictures.

It's a nice house.

The photos show a lot of clutter on a good few surfaces. I'd clear as much as possible, especially smaller shelf or table units.

You only have to clear them for the purpose of photos.

I'd repaint in crisper colours. There seems to be a good deal of beige and brown, which people tend to associate with dingyness. I would paint over the painted feature wall in the bedroom.

I think your back garden needs a good deal of sprucing up. Could you power wash the wood?

The slope of the garden makes extension to the back difficult, I'd imagine. Also, there's no clear place to hang coats, put wet footwear, or park a pram or buggy. It might be off-putting to a young family.

I haven't RTFT but the lighting/shadows are not ideal - think it's caused by the type of light shades you have? I'd change them to something that diffuses the light better before retaking photos (as well as the decluttering and garden sprucing suggested by others).

The only thing that jumps out is the bad lighting. I'd ask for the pictures to be redone during the day so you don't have the lights on. It looks cosy and has potential.
Dark kitchen cupboards in a tiny, dark kitchen are a bad idea but people should be able to see past that.

What would put me off, is the field to the rear of your house.

I would be thinking that possibly would be developed at some point into a housing estate.

The main thing that stands out to me is the lack of natural light - it looks quite dark and gloomy. Was it photographed on a dark day?

I don't personally like the green but that wouldn't stop me from buying it !
Otherwise might just be overpriced for the area ?

Firstly, you're on with Yopa who are a shocking agent, seeing a house on with them would automatically put me off viewing.

When i search Ashton-Under-Lyne on Rightmove your house doesn't show. I had to put in OL5 to find it.

You need new photos taken in the daytime and preferably the sun shining. The green room looks incredibly dark which is off putting. The front photograph is awful and doesn't do you any favours, I would get that changed immediately from a different angle.

The bathroom looks cluttered. Move the towels.

The price - looking round your area there's very similar properties on the market starting at 155k-170k. Really you need to be competitive with these. Also the wording 'offers over' is off putting as it's saying to me as a potential buyer you want 180k and that's it. In the real world you won't get 180k.

It’s a beautiful house OP and I guarantee it’ll be snapped up by someone soon. I don’t think you have to change anything. Viewings tend to ebb and flow and that’s normal

It's a cute house but the 2020 photos look much brighter and nicer decorated. The garden looks very barren and unloved.

I'd declutter more, get photos done on a bright day (it looks like they were taken at dusk?), tidy up the garden and add some flowers.

Gosh. Well i know I'd need buckets of paint to get rid of all the brown in the living room kitchen, and green in the bedrooms. Then buckets of wood preservative in the garden. But that's just my taste and we'd be happy to do it ourselves.

Pictures have been taken on a dreary day. The view of the hills should be verdant instead of looking like the somme. Your agent should know the photographer is bad.
