@EmmaEmerald everything else has been email. The letter also included TR1 and contract for our sale so maybe she thought easier to do it all together? Who knows! Safe to say, I emailed her back!

We haven't pulled the rabbit out of the hat today, so we're now looking at a completion date of 13 Dec, if the sodding vendor can finally pull their finger out and we exchange by 7 Dec. This is supremely frustrating. 🙄

So I have a question for this group. We are in the process of buying/selling since 20 weeks. We are in a desirable location with no real reductions in price at the moment as there arent many supply of houses. Buyers arent first time. We reduced the price already by about 25K as we wanted the sale to go quickly [bitter laugh here after 20 bloody weeks]. Their solicitor then proceeded to ask questions like why is the house so expensive (it is not overpriced at all). They wanted us to pay for various additional checks after their survey which we refused saying they need to pay if they want to do additional checks, then they didnt do those checks. They have visited already three times - two before putting in an offer, one after. Now just before exchange they want to visit again. I take this as a sign of gazundering to come. Would you think the same? Would you offer yet another visit?

Socksandclogs not only do I view before exchange, I view between exchange and completion, flush loos and test heating, on both of those visits.

both properties I bought were agreeable to this but they were empty. One lady said fine as she'd do the same - I saw the email!

the one I'm in now is brand new but I did this here before exchange. Didn't visit again before completion because everything is under warranty. Plus long journey.

I'm baffled my buyer hasn't asked for another viewing. It makes me more suspicious he will pull out.

mine should have been easy too

everything I do is wrong atm

regret buying here

then delayed option to return home

on one hand it feels like every option is bad but if I'd never tried to move in the first place....I don't like to cross business over different boards but if any lurkers are going through this to help an elderly parent - don't do it.

it's really not worth it.

today is definitely another day where I'd go home if I could face the physical task of moving again. If only I'd kept my furniture - another thing I agonised over and made the wrong choice.

Hi! Sorry I’ve been MIA from this thread, we’ve had a lot going on.

So, after the shenanigans of last week, we went back and said we would reduce the price by £2,500 as we agree the electrics will need updating at some point . The estate agent tried to get us to come down more as the house is at the top of the buyers budget, he’s a first time buyer, he’s young, he’s buying on his own… nothing that’s our problem and the buyer was happy with the price when he put the offer in months ago!

the buyer has come back with a counter offer which we’ve rejected… the offer/finance/deposit for the new house has all been arranged on the base of achieving x amount for our current house and we just feel it’s now the 11th hour and he’s trying to force our hand? Maybe this is how it all works but it’s pissed us off! hopefully by tomorrow we’ll have a concrete answer 🤞🏻🤞🏻 eveyrhing else is pretty much done for the sale now except the agreement over the price!

So very stressful. There’s delays with the new house but the house is empty and there’s no upward chain so I’m not too worried about that… and we have somewhere to stay if this sale goes through before we can move into the new one. Please keep everything crossed for us, we’ve had an absolutely HORRENDOUS couple of weeks, truly horrendous and need a bit of luck

And just to be clear we’re selling the house for £120,000 so £10,000 (which is what he originally asked for!) is a massive amount, it’s not like we’re selling a million pound house and arguing over pennies!

@EmmaEmerald thank you - a different, more optimistic take! it is just that thei behaviour has been so tedious so far and they kept arguing the price is too high, i am wondering whether they are looking for other excuses. They came many times, with tape measures, not sure what else they would want to see! Any other thoughts?

Sadly, anyone can gazunder, I'm worried about it in my case too.

Did you see the post upthread where someone said their vendor had covered up cracks? It's just important to make sure all is well. I realise that if you're packing and everything is nuts, it's not fun to let them in again, but it's good sense to make sure the property you are buying has stayed the same.

We often buy after a couple of ten minute viewings. I think you're taking a bigger risk by refusing them.

My sister had to measure up to be sure about a sofa fitting in. Otherwise, in a chain, you have to organise leaving it behind etc.

I try to be decent about stuff. The fast setting on my washing machine stopped working in my last place, between exchange and completion. (The long settimgs worked fine). I told them that and offered £200. I gave them a cheque direct to avoid disrupting legal paperwork.

I know some people might think it's dumb but I think, do unto others etc.

The people I bought from before had to sell in tough circumstances. But when I walked in after completion, the place was spotless and they left a "new home" card, a mini orchid, and useful local phone numbers. I plan to do the same for my buyer. I still think he's really an investor, but it seems like a nice way to pass on good vibes.

It could be but it’s I would want to have a final check before I sign away ££££££
Ive told my son to ask for a final viewing before he signs just in case the sellers have made any changes

He’s not going to ask for a reduction unless they have made any drastic changes and in fact he’s probably overpaying as the house next door which is exactly the same just that the kitchen is at the back and hasent got a log burner sold for 20k less recently

But he’s happy with the house and price as long as it goes through if it goes past his deadline then he will then reconsider his offer but not before

The solicitor at the HA I emailed last night asking her to chase up the bloody boring and repetitive plan has responded advising she'll find out who's dealing with it and where they're up to with it. Maybe it can finally get resolved. 🤞🤞

People do things like remove fitted furniture, cover up damage, or try to.

when I asked about flushing loos and testing heating, the owners were fine.

if they said no, I'd accept that.

All of these things are of course possible, but it’s never occurred to me that I’d encounter that sort of behaviour when buying/selling property (and I’ve bought a few!). In my view this is what the legal process is for. I think partly because I’m always buying old properties I assume there will be little things wrong with it and it’s par for the course.

Similarly I’d like to hope my buyers will recognise they’re not buying a new gadget from John Lewis, they’re buying a period property that someone has been living in. Nobody is trying to pull the wool over anyone’s eyes but at the same time it’s not a boutique hotel.

In terms of removing fitted furniture etc, unless you go round the day before exchange or even just before completion, how can you be sure? I think it’s quite paranoid behaviour - not saying it never happens, but it does require thinking very little of your vendors.

Our buyers saw our place twice before offering which we were happy to accommodate- on the second viewing they brought a tape measure and flushed the loos etc.

I'll happily let them see again for measuring up etc after exchange, but I wouldn't be falling over myself to let them come by much before that- I'd be worried they'd be spooked by something totally normal when buying a second hand home like a scratch on a skirting, and ask for more money off.

My solicitor, enquiries are mostly unanswered as they need input from the seller this has been chased.

Probably solicitor, annoyingly. We're getting a similar story on our sale. The agent will be parroting what they've been told by the seller or (maybe) the seller's solicitors, whereas your solicitors will have the responses/lack thereof in front of them. Unless your solicitors have a history of being crap or missing things, I'd assume enquiries are still outstanding.
