Hiya, I’ve been following this silently whilst patiently waiting for updates on my sale / purchase.
We have had our mortgage finalised & surveys done, now waiting for the searches to come back which are taking ages (apparently normal to be up to 6 weeks in this area). If the searches don’t raise too many enquiries do we think there is still chance to exchange and complete before Xmas?!?! Feeling in limbo & hating not knowing whether we are having Xmas here or the new house. It’s my babies first Xmas as well, so I do want to put a tree up this year and be festive at home, but I feel like I’ve checked out of this house!

I have now been forwarded an email from the buyer's solicitor, timed at 10pm, with a suggested exchange date.

I’ve been lurking for a while and feel horrified by some of the awful situations that some people are in 🥺 Trying to move is an absolute ‘mare. I hope this post doesn’t sound smug but had to share as an actually feeling happy after so many ups and downs.
After 10 months since we first put our house on the market, tomorrow we should 🙏🤞 exchange! It’s been a long long haul due to the fact that we couldn’t find a house ( lost our first buyers for that reason) as we’re moving 300 miles away and decent houses in our price range are like hens’ teeth! Took 8 months in fact to find a house - very patient second buyers! Trying not to be too excited in case it all goes wrong but I still am!

That hadn't occurred to me - I suppose they see a lot of weird behaviour. Their suggested date will be a load of bollocks as well, if they think that?

But I emailed my solicitor six weeks ago asking about costs re pulling out and the EA is being a total numpty claiming it's a shock to him.

I don't want to live where I am now, but if this had happened two months ago, I'd have taken the money and just been stuck here and tried to make the best of it.

I'm hoping that our sellers finally answer the enquiries. I've seen the list and most of them aren't even difficult. They're definitely dragging their feet. I get it as they've offered to break the chain and are moving in with family. But don't offer if you won't do it! Everyone is waiting for them currently

You sound absolutely broken over all this. I can imagine trying to deal with a stressful sale whilst also not happy in your new place would make every single thing about the new place drive you crazy.

What’s the plan for today? It sounds like you need a total break from anything related to property buying/selling. Will you reinforce to the agent your decision not to proceed? Other than legal costs incurred to date, are there any other cost ramifications?

On top of the nervous breakdown I had in July....

Got to sleep at 4 courtesy of pills

Re extra costs - yes, about £10k SDLT because the new property would become a rental.

Moving was a mistake. I'd like to go back home, really, but the money from the sale enables me to recover and not work for a long time. Maybe even set up something else to do.

I'm not happy in the new place. I don't want to be a landlady either.

they will now just faff about for another 2 months at least if I agree to this.

Have you changed your mind, Emma? You sound like you're still undecided about what's the best plan.

I'm sorry you're struggling with everything. It's stressful without having already had a nervous breakdown. Do you have any support at all? Somebody you can rant to?

If you are still undecided, could you give a hard and fast 'happens by now or curtains' deadline?

In terms of support, I dunno really. You can't really take advice on a massive financial decision, you have to make it yourself and be ready to take the consequences.

I've got lovely people offering emotional support but that's all anyone can do really.

deadlines mean nothing to these people.

Sorry to hear all this @EmmaEmerald - sounds like a step back from buying/selling is what you need to get your head right. I'm sorry it has all been so much.

We had viewings in the first week and an offer on day 1, we waited to see if we'd get any more (it was quite low) and ended up going with our buyers now a week later @Promise22. I think it varies wildly depending on where you are though (I'm London).

Had our contract pack through today- nothing scary in there by the looks of it. Going to buy the old buyer's existing survey, so hopefully we're pushing things forward as quickly as we can do for now. Our buyers have their survey booked for next week.

@EmmaEmerald it’s a brutal process really isn’t it. I was a landlady for a while when I was renting to look after my mother, and that wasn’t easy either so not something to go into lightly. Like others have said, maybe a step back and just concentrate on your own needs? Or do you just need a couple of days and then see if there’s anything else you can do for your existing situation that might help to resolve. If you can do this without big penalties financially. Sorry though it sounds rough.

@sweetpickle23 an offer on day 1 sounds very positive! And surveys done or booked, that sounds very good.

@EmilyMay89 how long has it been since getting the additional queries have they been? I know I did take around 4-5 days but the simple looking questions needed detailed answers on some of them. But over a week is getting long.

@EmmaEmerald a break definitely sounds like it's needed. Take the day to have a good think about what's best for you in the long run.

@HopefulSeller they've had them for about 2 weeks now. Every time we ask for an update, their solicitor will send an email to ours saying "working on this". A lot of them are straight forward yes or no. Then the agent says don't worry everything is in hand.

@EmilyMay89 i am getting to a similar stage. Searches back and queries being raised. My intention is once the queries are raised, i am going to speak to my solicitor get a list of all the queries. Then speak to my estate agent, who i will then send them too, to have them liaise with the seller to get answers back quickly.

Ok I have been holding my breath and lurking here, but now we have mortgage offer in, survey completed, most enquiries back and all the searches arrived this morning, with nothing of note. It's going to be soon isn't it? How long between searches back and exchange usually?

Ideally we would like to complete just after Christmas, but this could potentially bring us this side of Christmas?? Or might we still be ok?
