“Naice” yummy mummy/ Gail’s area london

Hi

I would really appreciate any help!

I’m expecting my second child at the moment and we are having to upsize to a house. I’m really looking for a villagey london urban area that’s “naice”.

Think yummy mummies, coffee shops, Gail’s, Waitrose… bookshops, speciality shops, boutiques etc … basically I’m painting a picture of Richmond/Chiswick. But unfortunately they are out of our price range.

I came across "Askew village” in Shepherd’s Bush- it’s more within our price range- not far from Chiswick…Hammersmith is in close range for independent schools for secondary.

what do you think? Is it up and coming? Or am I being delusional and it’s actually not what I’m expecting.

any advice welcome!

Herne Hill. Lovely Brockwell Park, lido, we have a Gail’s, lots of delis and family-friendly food pubs, nice farmer’s market, good nurseries, primaries are all outstanding. Reasonable train connections, or walk over to Brixton tube.

The only downside is the secondary schools, which are a bit of a lottery (literally, in one case).

anyone know about askew village? I found a lovely house that ticks all my boxes but need to be sure about the area. It’s a few minutes walk from Ravenscourt Park. Children could do a 15-20 min walk to latymer school or godolphin ( a dream if they get in- definitely thinking far ahead!).

You could look around the fringes of Hampstead Garden Suburb - the Temple Fortune side or heading towards E Finchley - which are much cheaper than Hampstead - but still not cheap, so depends on your budget.

Have a look at Ealing, particularly around Pitshanger and Northfields. Excellent schools.
We used to live in Shepherd's Bush but I don't recall Askew Village being a 'thing' when we were there - if it's where the Angel at Askew pub was then it was quite grotty, on the way to Acton.

I don’t know it but looking on the map it might be near Bedford Park. Is that the area? Askew Park sounds like an estate agent name!

You need to let us know your budget, for what kind of a property, and whether you have any fixed ties to work or other London location.

I wouldn't say any area of Shepherds Bush is a shithole exactly, but I would not expect the cheaper parts of it to be naice.

I think Askew Village may be estate agent-speak. Like Poet's Corner in Acton, or The Draytons in Ealing...

Is it the bit around Askew Road to the north of Hammersmith? I think it's fine. It's not super chic but perfectly fine.

I don't know about budget but I would love to move to Queen's Park and that ticks a lot of boxes too.

but right now I’ve found the perfect house near askew road! (Near the Gail’s) but I’m so unsure about the area. Too scared to make an offer

Yes I did go on Saturday…it wasn’t Chiswick high road standard.

but I’m wondering if it’s up and coming? Like in future it has the potential to be? And I can buy now whilst the house prices are low…

I feel like Queen’s Park used to be bad but now has gentrified to the point that it’s now “naice”.

the estate agent said askew village is up and coming and will get there and to snap up whilst prices are somewhat decent- but can’t believe everything he says because could be sales speak.

A couple of friends of mine live on Rylett road, it’s a nice area, what are you concerns?

Victoria Park Village is gorgeous but hard to recommend without your budget as it's still pretty pricey

Chiswick High Road is a massive pia to drive or park with all the weird traffic calming bicycling nonsense.

Ravenscourt Park is very central, near good transport and good schools, if you can’t afford Chiswick it’s a perfectly good area, what’s the problem?
