“Naice” yummy mummy/ Gail’s area london

Hi

I would really appreciate any help!

I’m expecting my second child at the moment and we are having to upsize to a house. I’m really looking for a villagey london urban area that’s “naice”.

Think yummy mummies, coffee shops, Gail’s, Waitrose… bookshops, speciality shops, boutiques etc … basically I’m painting a picture of Richmond/Chiswick. But unfortunately they are out of our price range.

I came across "Askew village” in Shepherd’s Bush- it’s more within our price range- not far from Chiswick…Hammersmith is in close range for independent schools for secondary.

what do you think? Is it up and coming? Or am I being delusional and it’s actually not what I’m expecting.

any advice welcome!

Middle class white woman demands recommendations of “naice” areas preferably without chicken shops. Everyone knows exactly what that means. The defence of “I never mentioned race, YOU did!” is exactly what a racist dog whistle is. Coded language that tries to obscure the real meaning of what you’re saying but others will understand. Also let’s not ignore the reality that every affluent area of London is full of white people. The image of a “yummy mummy” is a thin white woman.

Once you see Chiswick everything else comes lower down. Know the area very well. However if you cannot afford Chiswick you have to let it go.

Shepherds Bush or even Acton really isn’t the same and you haven’t mentioned budget. Recently sold a relatives house in Chiswick and we were inundated with offers but we had priced to sell. Chiswick is truly lovely and whilst we don’t live there now I will always have fond memories of it (grew up there when it wasn’t all that!)

For those Gail's bread lovers - I don't find the seeded Gail's sourdough dry - I love it and you can also buy it in Waitrose (even the little Waitrose ones and it is cheaper, well less pricey, than Gail's).

Bang on the money for me. We bought a house in Chiswick in the mid ‘80 ‘s; we lasted eight months. All the disadvantages of Central London, combined with all the disadvantages of suburbia.

This I’m afraid. Any area of London with outstanding state schools, lovely period housing stock and chi-chi little shops, with excellent transport links and a lovely villagey feel, is going to be expensive. Because literally everyone in London wants to live somewhere like that.

You aren’t going to find somewhere “undiscovered” that has all of the above but also cheap house prices.

Allthegood.. honestly if you had stayed in Chiswick you would have made ££££. My parent certainly did. I still have a dream of perhaps moving back. I live in very nice area now but maybe it’s not forever…

The bread is mostly bad. The bagels are ok, and the salads, hot cross buns, and tahini chocolate bites are yum.

One year Gails did amazing orange and marzipan buns. I would fight a chicken for one any day of the week.

Just the type to be cross that someone dislikes sourdough. So far up themselves, in fact, that they let drop their upgrade from Barnes to a ”beautiful Georgian rectory with huge garden in a real village”. Can’t think who that would be.

Missing the point slightly, but there's a Gail's at the back of Finsbury Park station these days. FP has many excellent qualities, but villagey it's not.

Shepherd's Bush isn't for you OP, you'd spend far too much time pearl clutching and life's too short for that.

With your budget (finally you've revealed it!), Twickenham, Teddington or Sheen would most likely fit the bill for what you are seeking.

I don't get why you would buy your forever home/investment potential on the edge of a huge city. Move out a bit, get a 4/5 bed detached with large garden and off street parking for your money and a 30/40 min commute into Central London and send your kids to one of the many private schools, with huge grounds, or even one of the many reasonable state schools, where they'll only get mugged for their airpods a couple of times a year, instead of every other week.
