“Naice” yummy mummy/ Gail’s area london

Hi

I would really appreciate any help!

I’m expecting my second child at the moment and we are having to upsize to a house. I’m really looking for a villagey london urban area that’s “naice”.

Think yummy mummies, coffee shops, Gail’s, Waitrose… bookshops, speciality shops, boutiques etc … basically I’m painting a picture of Richmond/Chiswick. But unfortunately they are out of our price range.

I came across "Askew village” in Shepherd’s Bush- it’s more within our price range- not far from Chiswick…Hammersmith is in close range for independent schools for secondary.

what do you think? Is it up and coming? Or am I being delusional and it’s actually not what I’m expecting.

any advice welcome!

I only know London as a tourist, but I took a day trip to Chiswick last time I was down, to check out the charity shops and the cool vibe.

It was OK but parts of the main drag were a bit shabby and it appears to be a dual carriageway of sorts. I wanted to eat a sandwich in the sun but had to walk three streets back to get any space at all.

I certainly wouldn't pay daft money to live there.

Chiswick is one of the most overrated parts of London, especially the High Road area. Awful.

Exactly. You are not going to find somewhere as gentrified as you want that also has potential for you to make a chunky profit when you move on. Either tough it out amongst the chicken shops or live somewhere posher and accept you missed the boat.

By the way, Shepherds Bush market is AWESOME and I would take their Mr Falafel over Gail's any day of the week!

If you like west London, have a look at Northfields. Might suit you better.

@Xenaaa OP don’t buy anywhere right now. Prices are not climbing so if you think Shepherd’s Bush could work for you go and rent there for a year and see.

I assume you’re in a flat in Chiswick but can’t afford a house there? moving areas in London is like living cities. Try before you buy to save yourself an expensive mistake.

Wanstead. You don't have to worry about it up and coming. It's already there. Lovely independent high street, great state schools, nice housing stock, very safe by London standards. But you have to get over the snobbery of it being east.

Areas I've lived in which would tick this box: Twickenham, East Dulwich, Clapham South (Abbeville rd), Bermondsey Street. Think they all actually have a Gail's.

Not sure if this point has been picked up. OP your children won’t be any safer walking to school in a “naice” area than they will anywhere else. Any kid is a walking target for someone to steal their phone, threaten them etc, especially if they’re in independent school uniform.

Your obsession with “naice” is quite bizarre. There is no such thing as a village in London. There’s London, in which case you either need to accept there will be “chicken shops” or pay up for one of the more expensive areas, or there are villages.

😁weirdly the areas of London I've lived in are: St Mags, Herne Hill, Clapham south just above the Abbeville Road, and Bermondsey St! Oh, and Putney, and now a village in Ealing borough which is lovely even tho we struggle on without a Gail's.
