How much to reduce our listing?

Only had 1 viewing in 3 weeks since we went live, so we decided we might as well drop the price already (annoyingly enough they loved our house, just went with one nearer train station!).
It's quite reasonably priced against other similar houses, but they all seem to be hanging around at the moment.
EA said there's not a lot of buyers and a lot of people told them they can't afford to buy anymore.
Would it be enough to drop it from £215k to £210k to start with, with a view of going to £200k if we still get no viewings?
I don't want to shoot myself in the foot and reduce to much too early. EA said it might be worth going for the lowest we are willing to sell for at the moment, but I am not sure how low we are willing to go really.
House is a standard 3 bed semi, renovated, nothing really 'wrong' with it, so that's not the problem. Nice area, houses usually sell quickly.

Good luck. Reducing the price will definitely work as long as it is a significant enough reduction. I hope you get an acceptable offer.

It's a funny thing on MN that those who have their posts deleted never seem to admit their part in creating an unpleasant disagreement. I admit mine and can certainly be too feisty when I feel that people are giving incorrect advice and making incorrect assumptions.
Still happy to discuss how accurate the different projections have been in 2025 (civilly) and on a fresh thread.

It probably helped she had two completely wild kids with her and looked like she needs a holiday 😆
Hopefully she will do as she says and it will all go smoothly.
Thank you for suggesting to drop the price. We could faff with dropping it from 215 to 210 first, but I reckon we might end up hanging around for a moment then, considering competition in the area.

Unfortunately the person who viewed our house yesterday is not putting in an offer as we lack the downstairs loo.
Our house is definitely by far the nicest in the price range in the area. No others have downstairs toilet, unless they are £20k more expensive. I just checked. At least our price is now competitive, fingers crossed for more viewings shortly!

Feedback to agents is often nonsense: people feel put on the spot to give a "reason" when it may just be a feeling that it didn't fit for them and nothing tangible. Unless you are consistently being told the same problem from several viewings, it's often not worth wasting mental energy on what they have said. And this one sounds like one of those: that your house doesn't have something that no such houses in the area have and they knew was the case before viewing. 🤦🏻‍♀️🙄

I hope this week brings you more luck and a serious buyer.

Bittersweet. Let the agent know you want a call if their sale falls through. A fifth of them do at the moment.

Hi all.
Another viewing, with no offers. This time apparently because we can't extend upwards, which is true I guess!
Other reasons we had were lack of downstairs loo, liking another house more and some people didn't give any feedback.
Oh, one couple thought we had a garage, when it's a utility (obvious from the floor plan and description!)
I'm feeling a bit down as house next street just sold for £10k more, they were on the market for 10 days and we've been on for 6 weeks now.
The only thing they had better is the driveway, ours could use re-doing and can only fit one standard car. There's plenty of space to park on the street in front of our house though, EA said it wouldn't be a problem :(
We also have an extension with much bigger living room, extra kitchen space.
The only thing I can think of is the blooming driveway, but 2 separate EA agents assured it's not a problem.
We only have one more viewing booked for now.
I'm strongly considering changing our EA, we can do so from next week. Maybe it would be worth to wait for mid August / September if nothing happens till then?

Oh viewers get on your nerves with their silly comments don't they, @Potaytoe5 ? It's annoying when they mention things that are clearly visible from the floor plan - we experienced this too when we sold in the past. But I guess the EA pushes them to give a reason so that's why sometimes they say things that don't make too much sense.

As you're getting viewings at the moment, I would stick with the current agent for a little while longer. Don't feel too down about the house on the next street. Your house is better in some ways and theirs is better in some ways. Their house just happened to suit that particular Buyer more, that's all!

Thanks @Twiglets1 . I just feel so frustrated.
I think I know we lack the 'kerb appeal' due to the driveway. I reckon it probably put a few people off viewing our house in the first place.
Not that there's anything else I'd like to buy now so I guess it doesn't matter.
Just SO annoying as our house is now much cheaper than similar properties and still...nothing!
Soon we won't be able to purchase a better house with those interest rates anyway😣
DH is saying to not worry, but then he never worries about anything.

@KievLoverTwo we cleared it of weeds, they have started coming back but I got rid of the biggest ones before last viewing. Honestly I think it's the fact it only fits one small-ish car and the rest is grass and rose bushes. Other houses around have it all paved to fit more cars. No problems parking though we are on a quiet residential road with little traffic.
I reckon it would be at least £5k to pave it all if not more D:

@Potaytoe5 sounds like your driveway/ front garden could actually be a positive for a lot of people. I’d much rather greenery and lovely roses than paved/ tarmaced. Make sure it’s tidy/ weed free/ get some colourful
pots out the front and dress it as a front garden?

@CupEmpty Half of it IS a front garden, most of our neighbours got rid of theirs in favour of a large parking area.
We have to give it a big makeover as it's really overgrown in the past few weeks.
Fingers crossed someone will like it, yet another person interested in viewing so it's not all bad news :)

The post would have been deleted because troll hunting and personal attacks are against MN rules. This is yet another one calling me nefarious. Neither are helpful to the OP.
If you can't deal politely with some people having a different opinion to yours nor apologise when you make a mistake, it would be better to stay off MN/ social media.
