I noticed the last one was full, so here we go!

Well some progress, while we wait for my buyers solicitor to confirm they have the signed contract my buyer hand delivered 🙄.

I asked the sales progressor, while he was contacting my buyer for an update, to put my preferred completion date to them and see what they think and that date works for them, so hopefully we have a completion date and solicitors will get on with making sure we exchange in the next two weeks.

Still waiting for the redemption statement (not mine) - still apparently a possibility we could exchange and complete tomorrow.

I guess this is a postal problem?! Seems ridiculous that such a document can't be zapped across same day, but that's maybe me getting grumpy.

If it was in the particulars then it formed part of the basis for your offer. If they are taking it with them then you would be within your rights to drop the price to cover replacement (or at least mention the idea of this).
We were caught by this last time and fell for paying for it, with hindsight we should have thought about it for longer and realised we were already paying for it in the house price.

Looks like we won’t be exchanging this week, funds for our buyers are coming from a LISA which they’re only now requesting (were due to exchange tomorrow..), any experience of how long this might take? Some banks say up to a month!

@delishdelosh we have asked for clarification, and asked our agents what their take on this situation would be (which tallies with what you say above and our own understanding). It is so weird- they must have signed off the description ffs.

@delishdelosh It is so frustrating isn't it. I went out of my way to make sure my money was in place in time - it is all sitting cleared with the solicitor and then suddenly a crucial part of the chain announces ' oh - we need a piece of paper - will just start asking for that then!'
Grrrrrr!

We are still waiting for the buyers solicitor to sign of on the last enquiry. They have now had the response for a week. How long do Solicitors usually take to respond to enquiry responses. I don't think exchange will happen this week after all.

@Mummaluma I certainly would expect whatever was specifically listed in the sale to actually be part of the sale. I think you are in your right to point out that this was included when you made the offer.

@thoughtsofmoog3 Some people will always be less organised than others. Although it could also be that their solicitor gave them the wrong advice.

Can I ask about changing locks?

The bungalow we're buying has been empty a while, with various people having the key, so I'll definitely be getting the locks changed.

Is it normal to have it done the day you complete?

We’ve exchanged! It’s less than 2 months since we put in an offer so really quick. We don’t complete until mid July and can’t arrange removals until the day we have to vacate our rental which seems crazy but our sellers are having to sofa-surf until August so it’s a compromise all round.
It’s been 2 drawn out sales and this purchase over more than a year so we will be glad just to be settled. I don’t intend to move again for a very long time!

I think I'm actually at the END!

In 11 months I've had two house sales and a house purchase - multiple issues with all 3 conveyancing but I finally complete tomorrow for the 2nd house sale, and I'M NEVER DOING THIS AGAIN!

Just exchanged after accepting an offer end of March. Completion scheduled for October so now have to pray the somewhere to live bit works out or I'm going to end up in a caravan in a field...!!

I am currently listing the house's contents on eBay as I have lived here so long I have accumulated acres of crap. I just want to throw EVERYTHING away.

We're expecting to exchange early next week, all solicitors have been informed that we (the two people actually moving, my purchase property is a deceased estate) have agreed a completion date and all paperwork is agreed as being received.

Four weeks to get packed.

This is also our second house sale, DP completed on the first one, two weeks before I accepted an offer on the second one, so it's been quite a ride.

Crikey - lots going on today for everyone and sounds positive.

We exchanged and completed at lunchtime 😃

Currently feeling a little underwhelmed as still waiting for the keys and no idea when.

Hopefully the excitement will kick in when I'm allowed in!

Wow it's been abusy day for everyone. Congratulations to everyone who has exchanged

Chased our solicitor at lunch. Who confirmed they had our redemption statement and that the buyers solicitor had asked for confirmation that we want to complete on the 4th of July.
Confirmed then updated our estate agent that our side was ready to go.
Estate Agent chased Buyers solicitor, who said they hadn't requested the deposit yet. She promised them Chocolates and the buyers solicitor has said they will do their best to achieve exchange tomorrow or on Monday.

Congrats to everyone exchanging and completing!

our vendor is on holiday until the weekend. He needs to sign the contract but then think we’re good. Finding it difficult to get a view on whether the one other property in the chain is ready but they’re the ones pushing for completion date so feel like they better have bloody be ready!

We've just had an email (whilst on holiday) that our buyers want to view the house again! Why? Why do people do this so close to exchanging? We can't take a penny off the price for them and the last time they came to view, my gut instinct was that the woman was getting cold feet. Very stressed out as they were the ones who wanted to wait until the end of the month to exchange when everyone else in the chain is ready to go 😭

Wow there has been a flurry of activity!
Even though I have completed, I am still here for my purchase.
Finding this even more stressful, does anyone else find that everyone they deal with, who one might expect to be quite formal and professional, are actually casual and slapdash?
One word emails, lack of punctuation, not ringing when they say they will.
Maybe I am just old?

@hexsnidgett same here! I ended up demanding our solicitor be changed, because emails saying things like simply "not yet" and nothing else not even a greeting astounded me! Never got a real update or explanation. If I spoke to clients like that I'd be put on probation probably. After complaining everyone was EXTREMELY professional, which I did feel a bit bad about, but then again solicitors aren't cheap.

@TFMinx we are viewing again just before exchange and not looking for price reduction so hopefully yours aren't either! It's recommended to do in case since you last saw it the seller has put their foot through the roof and then you're stuck with it after exchange😆
