I noticed the last one was full, so here we go!

@Goingslowlybonkers as others have said, I really wouldn’t do this. I remember when we moved the removal company we didn’t go with tried to get us to pay everything up front and EA was also saying yes.. luckily we didn’t as it all fell apart and even though we went ahead and moved and put the house on the market we still wouldn’t have made that initial date and lost the money.

The one we did go with, also wanted money up front but was different in two ways 1) told us even if date didn’t go ahead they’d rebook just couldn’t guarantee exact date we may want 2) told us not to book them unless we were 99% sure it’d go ahead. The latter was a lot less stressful.

PS: EA has nerve.. calling someone narrow minded for not wanting to lose 5k..!!

Yes, believe me, we've been on the verge of doing both of those things all week. However, after dealing with our developer for nearly four years now, we know how stubborn they can be and thought our solicitor (knowing she had made a mistake not getting it earlier) would be very keen to acquire the document. I think we need to review that plan now and start calling ....every hour.

Sunday nights are the worst, because I know that there's another 5 days coming up where something could happen, but probably won't. Some closure would be great.

@movinggirl I know exactly what you mean about Sunday nights. It’s also the last hours of calm before the correspondence storm starts up again.

@ goingslowlybonkers Definitely don’t pay for removals until the document has arrived and a new date agreed. £5000 sounds very top end. Is this like a rolls Royce packing service ? My collection fee quote is about £1200 Inc VAT and delivery to new house fee will be about the same.

Waiting for info from a third party who has no vested interest in the transaction is so painful. My sol had to contact a third party firm of sols who had made an application on my freehold title (council owned housing estate) to find out what the application was about. Turns out they told her on the phone that their application is about a property on a different street altogether (hence nothing to do with my block of flats) but this is not in writing (yet). The council themselves refused to answer enquiries about unrelated freehold applications but for some reason my buyers sol needed to know the details before exchange. Another example of our broken conveyancing system. I am now waiting to hear whether the buyers sol accepts my sol’s explanation that she had a phone conversation with some other sols who say their application is about a diff part of the estate. It’s just all so crazy. Meanwhile… me, my buyers , my sellers, their sellers and agents are absolutely desperate for this to get done. I am considering transferring my exchange deposit money to the sols Tomorrow even though no firm date for exchange in the vague hope this might chivvy everything along and reassure the sellers. My buyers have apparently already sent their exchange money to their sols.

I'm sat waiting again...waiting for a completion statement (was told "shortly" at 9am...) and then waiting to hear about exchange...

We have until the 25th to complete but I want to start organising things and I'm not willing to do that until exchange!

I feel your pain. We're waiting for a letter of intent to be sent from the developer of our house we're selling. We were meant to exchange two weeks ago. The letter can only be issued by one legal person at Vistry and they are on holiday. Our chain of five has had to break - the first three have gone ahead without us. Our buyers will go and stay with relatives and wait. There's no time scale on when this will get issued and no one higher up in the organisation will speak to us. My husband has mobility issues and we need to move out into a bungalow but the entire deal is now at risk because of this hold up. I think I'm getting an ulcer with the worry.

Congrats to those that have exchanged / completed recently!!!

Have received pile of searches attached to am email after instructing solicitor to carry out searches only 8 days ago. Have also had and reviewed all the sellers info, f&f and leasehold forms, it's leasehold so am awaiting some replies to queries on leasehold info form and huge thank you to @Polito for prompting about the management pack from freeholders as I need to chase that too. The solicitors have also received my mortgage offer.

Divorce spanner in the works means I may be temporarily forking out additional 3% stamp duty as will probably be on 2 deeds for a while so need to conjour up another £10+k.

Am still deluding myself I might get my end Oct completion.

Sorry to hear you are in bad Health gsb. It’s really hard looking after oneself through what feels like a complete accommodation crisis. I look set up to exchange on Friday. If it doesn’t happen it will be a disaster and I will loose the house. My buyers and I have both told the sols we want exchange on Friday and completion the following Friday but neither sol has yet confirmed 😞I have booked removals (deposit basis only and date deferrable) just in case. I found out that the removal company I was going to go with wanted 100% payment upfront to secure Friday 22nd with only half of it refundable if the date is missed! I told them to jog on! Instead I am paying deposit of only £250 with balance due on exchange day - if it goes ahead 😬🤞

Fingers crossed!

Turns out the document I am waiting for isn't needed for exchange and I don't even need to send a deposit over as it's going up the chain, so I've been worried about that for no reason. My solicitor is the Queen of the one-line email that doesn't explain anything!

She did say she was hoping to exchange in the next "couple of days" so crossing my fingers too.

Sale exchanged today! Purchase didn’t quite get over the line (partially cos I think sol was too knackered) but I am not concerned as it is all set up for Monday and deadline extended no issues. Best of luck everyone. The feeling when you get there is amazing. Unreal. Every transaction is different but Mine was at the very complex/ demanding end of the scale. I have literally been corresponding and doing conveyance related tasks from 8am to 4pm today (along with countless other hours for the last 3 months)

Joining! We had an offer on our flat a week ago and had an offer accepted on a house on Monday Grin our buyer’s funds are coming from probate in Australia though so it’s going to be a slow process! Feeling low level anxiety about the whole thing already as I’m 31 weeks pregnant and so desperate for the it all not to go to shit.

We got our hopes up yesterday. The long awaited missing document finally arrived and our solicitor asked our authorization to go ahead with exchange. We were so excited and waited over four hours to hear if it had happened. By 4pm ....nothing, so we rang the solicitor back and she said that our buyers solicitor hadn't been in touch so nothing had happened. Surely, when a solicitor says she is ready to exchange, they have some idea if the buyers solicitor is also ready? Now ours is on holiday and says she 'hopes it can happen next Tuesday!' Yet another anxious weekend living amongst a pile of boxes. We've already postponed our removals once - if we don't exchange next Tuesday we'll be having to postpone them again. I'm beyond frustrated now.

It's just so stressful isn't it. Sitting around waiting, at the mercy of other people!
I won't be able to (somewhat) relax until it's happened and I feel like I'm being annoying constantly badgering the solicitor for updates. Although I didn't yesterday so I will chase again on Monday 😬

@Jonsnowsghost im convinced my solicitor will do me for harassment 😅 I’m sick to death with calling for updates. 😰 All my things are packed up and yet here we are still waiting! I hate the weekends I feel like they just drag on and on! All my mail is also diverted to the new place 😰😅 this stress is unreal!

I'm half packed, a little reluctant to pack everything until exchange! I want to sort utilities, Internet etc out but don't feel like I can do that either. You're right though, weekends just drag!
Let's all hope for Monday to be good to us 🙏

@Jonsnowsghost I'm exactly the same - should be moving in the next couple of weeks but don't want to pack until exchange. My buyer signed their contracts last week (thank GOD, it's been 3 weeks since they said they would). Now everyone in the chain is chaotically arguing over an exchange / completion date...
