We've exchanged! After our solicitors and agents, plus our sellers' solicitors and agents losing their absolute sh*t with our FTB's solicitor, they finally exchanged at 4.30 this afternoon. Hallelujah!! I never went to move again.

Amazing but why does it have to get to this?

Do you have a completion date set?

Our mortgage broker said we'd get an answer about our mortgage today. Unfortunately they're only open until 4 and the lenders open until 6, so now we have to wait until Monday. Infuriating as they had me running around getting proof of salary in a ridiculously detailed and particular way Hmm

@TFMinx the weekends are awful as you know nothing can happen until Monday. Hope you hear something today. My mortgage offer only took 9 days but it was the longest 9 days ever!

It's been 8 weeks now and well over a week since the estate agent said they'd chase the seller and their solicitor for the paperwork to enable my solicitor to start enquires. We've had nothing from them, I just don't understand it. I hope I get some answers today because I'm starting to get very impatient.

I'm on week 13 now. Seems everyone is ready. We put a completion date forwards last week of 10/8 and since then utter silence so in utter limbo. Our solicitor is getting our completion statement ready but with silence from all other parties not looking good for next week. I've also got no removals booked or anywhere to stay why we do the move - oh and I've also got 3 autistic DC to manage as well. The estate agents are chasing as us our solicitor but I'm sat here just constantly checking my phone to see if any emails are incoming whilst trying to also pack

Rang solicitors again and still nothing. Does the vendor want to sell the house or not?! I just don't understand it.

In a nutshell, our buyer made an offer, got a survey, offered under her offer, we accepted.

According to the estate agent today she is "non-committal" ... about accepting our acceptance of her offer (what does that even mean)😂

She had a look round today to figure out some stuff for some work she wants done to the house. My assumption is if what she wants done is too much she'll try to a) get more money off or b) pull out.

Ahhhgh. Thought we were so close, and just had an email for our sol, showing they have gone back to vendors sol with more requirements...our sol is being very careful (or picky?!?!) ...which I have mixed feelings about as I guess it's in our best interest but the other sol is clearly thinking it's overkill. But really frustratingly,it's clear there was a 10 day wait from the vendors sol email and our sol replying. We do not have time at this point for those sorts of delays on every communication! We have nowhere to live from mid August so really wanted to exchange this week. That now looks very unlikely :( I've been quite chilled but now it's getting me worried.

My buyers are asking to view the house again (enquireS and forms have been done etc) and I’m getting stressed that it’s to just try and drop the price again as they’ve been quite awkward with things so far 😣

We're completing on Friday. We had a mad couple of days scrambling to find movers after finally exchanging last week. They'll have to do two runs because they only had one van left but the buyers have ok'd us leaving garden bits in the garage for the second run.

We're about 50% there with packing after a tiring weekend and have Thursday off to finish. I'm dreading the unpacking but already feeling less stressed now we've exchanged. It's felt like a long slog with two failed sales before this one.

It might just be their solicitor suggesting they view again prior to exchange. Some are cautious like that. I'll keep my fingers crossed for you!

We have a management company for our ten year old estate. They are useless. Cut some grass, that we can't even see and haven't done things promised eight years ago. Today we had to pay an unexpected and horrific £390 for a resale information pack to the management company so they can send said pack to our buyers. Complete rip off. I had no idea that this was a thing, but our solicitor says it is and it's lucky our house is freehold because leasehold is a lot more. They said the pack would take 15 working days to reach our solicitor, so won't be exchanging any time soon. I'm selling to FTBs and buying an empty house. I hope I move before Christmas!

Is it first port? I've heard that they don't produce the report on the standard fee and only if you pay the express 5 day payment. Total rip off. We have this too and I can't believe they get away with it.

Sitting in a holiday chalet with 3 kids which I rebooked for next week and the week after waiting for a bloody sniff of completion. 🙄

Don't worry! My buyer did another viewing before exchange and when he turned up, he had a whole bunch of people including builders, family and extended family (I assume). 😝I was freaking out because I was sure at least one of them would tell him to not go through with it.

He never did a survey.

Solicitors do advise their clients to do another viewing just before Exchange. Just to check nothing bad has happened to the condition of the house, not to try to try to get money off.

Haha that’s good to know! My mortgage broker told me that if there’s a tradesman in my family I’m better off getting them to have a look around than get a survey so I have done that instead - hoping it’s that!

Just frustrating because they’ve already caused weeks of delays 😭

Sittingonasale We are completing on our sale in a fortnight, and not able to purchase new-build until mid-September, so having to move into AirB&B in the middle of nowhere and put everything into storage!

You have my sympathies. Hope you get more than a sniff of completion very soon!

Also waiting to exchange 😩 still enquiries outstanding on our purchase, waiting for them to send the section 278 agreement as the road is managed by a management company and I’m really hoping this doesn’t cause any issues with the lender! Also waiting on them to produce the deed of variation too which has been ongoing for a month now. Anyone else so stressed with the waiting and the unknown? Both our buyers and their buyers have been ready to go for ages!

So we are ready, had the completion statement, our sellers house empty so they are ready, our buyer ready so it's just the first person in the chain which no one seems to be able to tell us what's happening. Our estate agents are going to chase the estate agents dealing with the sale today to see what's going on.

We are close to exchange and completion, 1 query pending and then they will decide the exchange date. Our solicitors informed us that the seller can only clear the garage of this house once he is back in September (he has relocated to Canada) which would be post exchange and completion. Our solicitors cannot guarantee this and this is an understanding between us and the seller. We haven't even see the garage from inside since the keys are with the seller who is in different country. Please advise if this is normal. Any advice/suggestions would be greatly helpful.

We are on enquiries now. And sorting out the "sellers pack" from the management company. Grrr
