We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

We have a viewer coming back for a second viewing tomorrow and a few more first viewings today so hopefully an offer soon

We got an offer! After five weeks on the market phew!

it was about 6% under asking, chain free so not bad, have asked them to come up to around 3-4% under asking so hoping a deal can be done.

Making me nervous though!! You never accept the first offer though right?!

Did they increase their offer?

Ours did a cheeky low offer but nothing since. Maybe that was all they could afford.

I admit I thought this would be more of a flurry experience

Yes, 217K on 220K asking. I think that's a good offer in this climate. 😊

We’ve only had one viewer after being on the market a week… I hoped for more interest. Early days though, I will try not to worry just yet..

Yes we’ve accepted! At 96% of asking price. I thought our asking price was puffy anyway, so delighted to get what we did!

now just to find something?! There’s nothing out there!

We will have been on for 2 weeks on Tuesday. 1 no show and 4 viewings - zero feedback. Vague talk of a 5th viewing today but nothing booked in.
Huge congratulations to those who have accepted offers!

We have 2 more viewings today and had 5 yesterday. 2 of the viewers yesterday have booked second viewings next week so I’m cautiously optimistic

Went on market yesterday… just had 3 viewings and 3 offers all FTB 🙌one at 5k over asking. Honestly was not expecting it.

We have just gone on the market today. We have found a house we love so I’m incredibly nervous. I feel like we could stage the house better, and increase the chances of it selling. But it is partly about hiding our mess 🤦‍♀️😩 We only moved in 6 months ago, but our circumstances have changed. But as a result we haven’t totally made it our own.

I’m fuming. Someone viewed today and broke one of our personal belongings. It was tucked away in the corner - no need to go anywhere near it. Just left on the side in 3 pieces. We had kitchen cupboards left open last week. It’s so grim - people with no intention of offering, rummaging through our personal things. Not even 2 weeks on the market and I am very done.

Sorry to hear that @Hibernatalie we had someone take something out of our DD’s room when we had viewings. It’s awful isn’t it? I’m very aware when I was viewing houses that they were someone’s house. You need to look in cupboards and fitted wardrobes but you don’t need to touch anything and it’s just the polite thing to respect their house. I made sure DH didn’t put holey socks on for viewings because I knew we’d be taking shoes off to look around someone’s home and it also wasn’t appropriate for his big toe to be sticking out. The ones who took something from ours were the ones who offered and said they loved it, we chose them and they pulled out literally the next morning.

Did you talk to your estate agent about this? When we were viewing one estate agent wouldn’t let us view alone (they walked around with us) if the house wasn’t empty. It was the only company that did that but made sense to me for this reason.

Ours went on the market at 5.30 Wednesday evening. Several requests to view by 8.30 Thursday morning. Four viewed yesterday and two have offered - one for the asking price and one £10k under.

Obviously this is brilliant, but would we be crazy to accept this asking price offer so soon? Two more viewings booked for this week. EA reckons we shouldn’t wait for them to accept the offer. We also haven’t found anything to buy yet.

thanks all.
we did speak to the EA who were very apologetic- turns out it was a 5 year old with special needs who got over excited. They assured us no one is allowed to touch our personal belongings, it just happened this time as he was too quick for them.
I think the lack of feedback is getting me down a bit too. I know we have only been on for 11 days and we’ve had 5 viewings which is really good going for such a slow market. I just want to know what people think for the closure and the feedback. Maybe I’m asking too much.

Also it’s the fact the EA didn’t call us. If she had let us know it wouldn’t have been that situation of walking in and seeing it there.

Still viewing houses to buy. Haven't found another we want yet since up for sale but wondering if its pointless.

Estate agent said there is low levels of interest in most houses compared to usual So depressing after finally taking the plunge to sell decluttering, storage etc

I would try to slow things down so the viewings this week can go ahead. Get your EA to tell the people interested in viewing that you have already received an asking price offer but you are still accepting viewings as long as they are in the early part of the week. If they are serious, they will drop everything to view on Monday or Tuesday.

Aw that does sound depressing. It sounds like your estate agent overvalued your property hence the low level of initial interest. Hopefully you will get more interest now the property is more correctly priced.

That’s the thing - the EA told the Wednesday viewing that there was a lot of interest and to view on Saturday while they were doing others. They said they were happy to wait and see. So not sure they are massively keen anyway. There’s one other which hasn’t been arranged yet, so we could see how keen they are tomorrow.
