We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

That’s the thing - the EA told the Wednesday viewing that there was a lot of interest and to view on Saturday while they were doing others. They said they were happy to wait and see. So not sure they are massively keen anyway. There’s one other which hasn’t been arranged yet, so we could see how keen they are tomorrow.

They may not have believed the estate agent that there was that much interest. After all, estate agents have been known to lie.
I think you can delay responding to the offer until Wednesday if necessary. Unless the buyers push you to respond quickly. This is what you pay the estate agent for, to handle this delicate situation.

I’ll speak to the EA tomorrow. See what they say. The offer is from a first time buyer and they went straight in with the full asking price within a couple of hours of viewing. So I don’t want to lose that offer!

I’m concerned how long it might take us to find one to buy and how long they will hang on for while we look.

@mnahmnah keen first time buyers - you might never get that again! I wouldn’t mess them around personally.
If it takes a while to find somewhere they might pull out but it could work out great to I would go for it.

I would accept. We accepted an over asking price offer a few weeks ago after having 3 days of viewings. In the time between viewings and house being sold we didn’t have any further interest. Viewings tend to slow down the longer the house is on the market unfortunately

@lemonyellows yes the ES was present. They said they struggled to contain the kids. The EA did ring and ask, I think one of the kids just picked it up because kids do, but they didn’t even acknowledge it. Whereas I think I would go and check pockets and then send anything back. It wasn’t expensive but it was upsetting, it just highlights how vulnerable your personal belongings are.

@mnahmnah we accepted the offers that came in straight away and cancelled the viewing we had later in the week. To delay the FTB a bit, I would get the EA to go back to them and confirm you have not found a place yet, tell them you are actively looking and want to move but they might have to wait for you. Make sure they understand this might take a few weeks but you’re going to move as quickly as you can. If they’re happy you can then accept their offer and cancel the viewing or if they are still debating your wait time, you have other options.

My thoughts precisely. It was DH that needed convincing! We have accepted the asking price offer tonight and the EA has reiterated that we still need to find somewhere and it needs to be the right place so can’t be rushed. Buyer is in rented and fine with this apparently. Can’t let myself get excited yet though! I’ve waited too long for this so just expect something to go wrong

@mnahmnah we are a couple weeks down the line, solicitors instructed, house offer accepted for ours and the house we want, applying for mortgage next week and yet I am still worried something will go wrong..

Yes, now I’m panicking about the mortgage! We have an agreement in principle, but i just don’t know if that means the application itself will go through no problem! Not to mention surveys…

I’m waiting for something to go wrong. We’re just waiting for everything to come back and hopefully it can start moving again. This time we have an app that tells us at what stage the buying and selling are at, I’m compulsively checking it. I’m glad I didn’t have that when we bought this house, although this was the best house out of a bad bunch so I’m not sure I’d have been too upset at losing this one! Different story now though.

I bought our current house 16 years ago and obviously things are a bit different now. I bought my first three houses with such youthful confidence and no worrying about the process. Now I’m dreading anything going wrong! I think it’s what having kids does to you

Accepted offer Friday and viewings have been cancelled but it's still up for sale.

Our 1 viewer cancelled with 30 mins notice - had been booked for Monday morning so presumably they found something else over the weekend.
We’ve been on 4 weeks without a viewing.

It’s making me want to move even more as clearly my house is awful and no-one would want to live here.

Maybe I need a “savage every life choice to improve my rightmove listing“ thread

May be a bit too outing as I’ve had this username a while!
But looking over the pictures with the inner voice that sounds like my mother, I think the angles and fish-eye effect are wrong. There’s no sense of scale, it looks part-furnished as they’ve just photographed the empty bit in the middle of the room with tiny dolls house furniture receding into the background. We have big rooms with big substantial furniture.
You miss the restored original wood doors and floors, and the symmetry of the rooms, but you do get a good eyeful of the faded bit of carpet behind the sofa.
The garden pics could be improved tenfold with a load of cheap bedding plants in the pots.
They’ve called it a cottage when it’s a 2 bed Victorian mid terrace in town and has no business pretending otherwise.

Sounds like you need to change estate agents. Our house sounds very similar to yours and the pictures made it look amazing

@mnahmnah I think I’m going to try a blunt conversation with the sales manager and new photos!
There’s a similar house a couple of streets away, same price, which is smaller but looks bigger due to the photos being in normal proportions

it’s been nearly two weeks for us with only one viewer who said the garden was too big and kitchen too small.. I did think there would be more interest. I’m not that happy with the photos, but they’re not terrible.. is the logical conclusion it’s overpriced?
