Anyone else selling?

We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

It's all a bit crazy isn't it.

We have only had one viewing but they have come back for a second and seem keen. They are renters too so that would be a bonus. Will have to see if we get an offer next week.

Got a couple we like come up for sale but with some compromise. But there does seem to be a few more coming on sale lately. News of a possible no increase to interest rates might be encouraging people.

Justanothernametoday · 17/04/2023 12:05

Sounds promising @lemonyellows, hope you hear something soon.

I had my first five viewings on Saturday and have received one offer this morning of £20k below asking price. Apparently another party wanted to make one too so the EA is following that up.

I'm not going to accept the offer yet (only been on the market a week) and will wait and see what happens

ChiquitayouandIKnow · 17/04/2023 12:46

So we had a second viewing at the weekend who seemed very keen, here for ages, asked loads of questions, how quick we could move, and apparently they EA has some ‘feedback’ from them 🙄

It is so very frustrating

thelinkisdead · 17/04/2023 12:50

Can I join? We have been on the market 4 weeks but SSTC (cash buyers) within 5 days. We’d already had a provisional offer accepted on our dream house the day before so it was nice to make that official. We’re in the waiting game now. Both of us (our buyers and ourselves) have had surveys completed and are waiting for results, although we know roughly what will come up in the one we are buying as they had a survey with a previous sale (which fell through) and went through it all with us. The house we’re buying is no chain and our buyers are too so we’re hoping the solicitors move through the process quickly and with no hiccups 🤞🏻

Nw22 · 17/04/2023 14:18

Our house went into the Rightmove Friday evening and we have 3 bookings for this week so far. Hopefully it will sell quickly.

Hibernatalie · 17/04/2023 17:48

So our 2 viewings on Saturday was actually only one viewing. No feedback. We have one more booked in for Thursday afternoon.

I’m having cold feet anyway. It would make sense to wait and go on the market in a couple of years, for various reasons.

We’re thinking to give it a week or two and consider coming off and making some improvements to our house instead.

Welcome @Nw22 and @thelinkisdead! Sounds like it’s going really well for both of you!

I've had an offer from first time buyer for £10k under asking and another viewer interested and considering an offer... one more viewing tomorrow and one Saturday so fingers crossed! Then I need to get my AIP sorted so I can offer on my next house-a big renovation project!

Hibernatalie · 18/04/2023 13:10

Good luck @Febb !

We have a viewing tomorrow now as well as the one on Thursday. 3 viewings in just over a week - doesn’t seem too bad I suppose!

OP posts:
Sturmundcalm · 18/04/2023 13:51

our closing date is tomorrow and I swear to god i can hardly get anything sensible done at work or anything - just want it done and sorted. considering that our closing date is only 4 weeks after we told EA we were going on the market I know I need to get a grip, god knows how i'd have coped if we'd had weeks and weeks of single viewings...

good luck to everyone! hopefully the spring will bring buyers and suitable new homes along, there have been quite a few things come on locally to us in the last 24 hours - although nothing that looks right for our next move.

Hibernatalie · 18/04/2023 18:35

@Sturmundcalm ah good luck for tomorrow!
Yes I think the spring is helping, a couple have gone on near me too.

OP posts:
lemonyellows · 19/04/2023 10:25

We had our first offer yesterday. Far too low under the "offers over" price, so let's hope they increase it

Hibernatalie · 19/04/2023 12:32

@lemonyellows fingers crossed for you.
We’ve now got 3 viewings over today and tomorrow so it seems to have picked up a little.

Question for those who have had offers - how quickly after a viewing was the offer made? Thanks!

Same day for us. We also offered the day we viewed on the house we purchased.

Hibernatalie · 19/04/2023 14:40

@MrsBlondie we have bought 2 properties in our lives and offered on the same day for both too. Just wondering how common this is!

OP posts:
ChiquitayouandIKnow · 19/04/2023 15:57

We got an offer! After five weeks on the market phew!

it was about 6% under asking, chain free so not bad, have asked them to come up to around 3-4% under asking so hoping a deal can be done.

Making me nervous though!! You never accept the first offer though right?!

Hibernatalie · 19/04/2023 16:41

@ChiquitayouandIKnow congratulations!!

OP posts:
Adviceneeded234 · 19/04/2023 19:38

We got offers 4 days later, but this was bcos we’re told by EA they’d ask everyone to put bids in after the last viewing.

Adviceneeded234 · 19/04/2023 19:40

Well I think that depends, we accepted ours as it was over asking price but in your situation I would say you’ve done the right thing by asking them to increase it no harm in doing that

Sturmundcalm · 19/04/2023 21:13

Hibernatalie · 19/04/2023 13:23

diff system in Scotland but we had 6 viewings the first evening and 3 folk either put in a note of interest or indicated they wanted to offer the next day, and none of the others then got involved when a closing date was set.

and we asked for a home report on a house that was listed Monday afternoon, walked by to see it that evening and got a voicemail Tuesday morning from EA to say it was sold...

BeastOfBODMAS · 20/04/2023 20:55

We have our first viewing booked for Monday, after being on the market 3 weeks and dropping price.

The mortgage adviser says yes to let to buy. If we don’t get a buyer and want to draw a line under it and move on we can, with a smaller budget.

I can see myself staking out the scuddy estates trying to pick the least worst one

Hibernatalie · 20/04/2023 21:40

@BeastOfBODMAS good luck for your first viewing!

OP posts:
Hibernatalie · 20/04/2023 21:41

We’ve now had 4 viewings and zero feedback.

I want to replace the side gate and the carpet in the main bedroom as both need doing but so reluctant to if we end up getting an offer as is.

OP posts:
AHugeTinyMistake · 20/04/2023 22:34

We've been on the market since mid-Feb. An initial flurry of viewers, 3 offers (one 'cheeky' that I thought would come back with something a bit higher but didn't, one who lied to the EA and wasn't proceedable and one offering full asking who wanted to move in April - yeah right!)

Since then viewers in dribs and drabs, no offers. But we've had a bit more interest since Easter, 4 viewings booked for next week just as we've had a leak from the bath & have had to dismantle it. Going to have to cancel the Monday ones as it's not going to be in a viable state by then.

We don't need to sell in order to move so we're not under pressure in that sense. Got the new house sorted. Just would like something to happen tbh. Not sure when to drop the price. 2 months wasn't a massively long time to be on the market pre-Covid was it?
