We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

@Karmatime the onward purchase is waiting for me at the moment but I know they won’t take such a big reduction in price. I actually dropped mine to quite a bit below market value for a quick sale when my mum got sick, so another £50,000 off that would totally price me out of the market. It’s on at £325,000 in the south east. I’m trying not to get too set on a price and I’m happy to negotiate because of the market and ultimately the house is only worth what someone will pay for it, but I really can’t afford to take such a low offer. Thank you ❤️

Sorry to hear about your mum @Crocamoc everything seems to happen at once 💐 Did the people with the low offer not try and negotiate after you rejected them? Surely they must have known you wouldn't accept such a low starting offer. I really hope you get some good news soon.

We have had some good news today, we have accepted an offer 5k below asking, from the original buyers that had to pull out due to the collapse of the chain. This time the chain is shorter so I hope things run smoothly this time 🙏

@Rowdythree Nope! They didn’t come back and negotiate at all. They were incredibly young, and I think have been reading all the reports in the media about a crash and thought people are so desperate to sell that they’ll accept anything! I thought it might have been a cheeky starter offer but actually it was their last and final! Congratulations on getting a buyer, that’s such brilliant news and great that it’s the same buyers because I’m guessing all the paperwork and searches will already be in place. Fingers crossed for a smooth sale!

@Crocamoc sorry you’re finding it difficult to sell. Hopefully something picks up soon for you. It’s just such a horrible experience, especially when life is so stressful for you at the minute anyway. Sorry to hear about your mum.

Our chain collapsed. We still have our buyer in place but their buyer has pulled out. Close to exchange. So frustrating. So hopefully our buyer will progress quickly and everything will be back on. I predicted this and the conveyancers and estate agents weren’t bothered, I could tell they were clearly getting frustrated with me. The conveyancer has said “t looks like your suspicions were correct”, well, no shit.

I had two viewings at the weekend. One was a second viewing and I really thought they might buy it because they were asking loads of questions, cash buyers so not affected by interest rates but since the second viewing they’ve disappeared. No feedback. I just feel completely despondent at this point, I’m not sure we’ll ever sell.

We've had two viewings so far, both haven't sold yet, but liked our house. I just want to move now, it's so annoying!

@Rowdythree I actually ended up getting two offers on Saturday! One started very low but managed to push him up. The other came in at price i’d pushed the first ones up to. Both £30,000 less than I’d sold for a few months ago but I don’t care, just so happy to have offers. Don’t think I’ll relax until we’ve completed this time though!!

Hello All. First post here. House went on the market on the Weds, first view Sat and full offer following Tues. That was two weeks ago. Just had their surveyor round - he was here less than 30 mins so seems the most basic survey.
It's all felt like I've stepped on an escalator that is moving a bit quicker than I expected.
The buyers really gushed about the house - which needs cosmetic work - and seem to have all their ducks sorted. Plenty to go wrong yet of course but right now it's moving at a speed that's making me feel a little queasy.
I should be happy as Larry but it doesn't feel quite like that yet.

Hi! Joining this thread! On the market a fourth time in 9 months 🙈

First sold in October, then got gazundered by cash buyers who dropped their offer by £150K.

Back on in January. Then cash buyer pulled out night before exchange.

Back on in March - took a good offer from a non-proceedable buyer in March on EA advice, but they haven't been able to sell (we waited patiently for 3 months...)

Back on as of 4 weeks ago at a £50K reduction from our original asking price (which we achieved multiple times).

Had 4 viewings, 2 second viewings. No offers.

Moving as our little one has cerebral palsy and we desperately need an accessible home with a downstairs bedroom and to be near his special school - current school run is 1.5 hour round trip.

Whole thing has been a nightmare! Solidarity with everyone in this thread.

went on the market last week as what I believe is a reasonable price in the current market. So far only one viewing. Not yet sure if that’s disappointing or just par for the course.

We accepted an offer on Thursday. Informed estate agent of our chosen solicitor on Friday and have since heard nothing else. I guess as the seller maybe there's not much for me to do right now? I'm already getting nervous about it falling through 🤣

East Midlands. I think I’m realistic, and prepared to reduce or listen to offers.

we’ve offered on one to buy but they’re not keen to reduce, so there’s a bit of a gap at the moment…

Potentially good news...the family that were coming back for a second viewing want to make an offer. They have something to sell so want to wait until they know what they can get for their's before they offer on ours. And we still have an offer well over asking price from non-proceedable buyers who are also trying to sell their flat. Just hoping one of them can sell and become proceedable! How is everyone else getting on this week?

We're 3 weeks after accepting an offer and still not really heard anything. It's so frustrating. I don't when to start being a pest and nagging the solicitors or if we should just let things take their course naturally.

Thanks @juleypooly! Yes we are leaving the house on the market this time. We accepted a good offer in March from the non-proceedable buyers who need to sell their flat. We originally gave them 4 weeks to sell but 5 months later they still haven't sold their flat so we had to put the house back on the market. In that time mortgages have gone up significantly and the market has cooled off!

We wouldn't take our house off the market offer for a non-proceedable buyer again, too much risk at the moment.

Argh this is frustrating! Can your EA chance the buyers to progress and instruct a solicitor?

It is very frustrating not knowing what's going on. We purchased a house last year and used an online conveyancer who were absolutely great. They had an app so every email sent etc was logged and we could see it all. For this sale the agents asked us not to use an online one because they're hard to get hold of etc etc but I'm already regretting this decision because I feel like I'm missing out on things!

I'll be livid if these people don't proceed because they made us come off the market when there were other viewings booked.

Ah that's rough! It's such a terrible time at the moment. Luckily we're chain free which does take the pressure off a bit. I'm almost thinking with news that mortgage rates might be coming down it might be best to relist in September anyway.

Hopefully someone will come along. People love to tell me at the moment 'it only takes one person to come along and love it'!
