We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

@Oldbutnotdead @Kay286 really feel your pain. My buyers also pulled out after 12 weeks, and it had taken me 3 months to get an offer 😩.

I had 2 viewings the first week after they pulled out, no feedback. Reduced price by £25,000 and had 3 viewings booked in last week. 2 didn’t show up, and the one that did loved the house but changed her mind about buying (FTB). Just had my Rightmove report through and viewings on my property have dropped by over 500 compared to last week. The house looks like it’s been sat on the market for 6 months when it hasn’t and I am starting to face the reality that it might not sell.

probably have to drop price soon we have 1 viewing this week but we will see - we have to sell as it’s empty now and we live in a different country - good luck to you ! Why didn’t we sell last year 😩

@Kay286 I ask myself that question every day!! We also have to move, I mean really we need to move before September but that’s not going to happen now. Think I’m going to give mine another week and then reduce again 🫠 Good luck to you too!!

So sorry to hear bad news from so many people! It's just so stressful. To pull out after 12 weeks just seems so awful. When you think you're so close to completing to go back to square one must be so demoralising. Good luck to everyone who's going back on the market.

We've had one viewing last week, one tomorrow and one next week booked in. I really think we'll need to reduce our price too. We had an appointment with a mortgage broker today to see if we can move without selling our house but it would be better if we could just sell and move on with a clean break. Our vendors are going away for a month in August so there doesn't seem to be any pressure from them on us at the moment, which is a small blessing at least.

So we are supposed to complete today. I spoke to our solicitors at 10am at which time they chased the buyers solicitors. It is now 12 and still haven't heard anything. Getting stressed

Our buyers are being a bit of a pain now. One minute saying they are happy with the survey responses I gave them, the next they are asking for more to be done.

They are rapidly doing themselves out of a bottle of welcome Prosecco! If they go any further i won’t be leaving the bin collection info for them either

There was a last minute bit of stress to be dealt with just before the banks closed. I changed all my accounts to my married name, and this is what shows in their system, but there still seems to be a glitch when people try to make a transfer where it needs to be in my pre-married named. Eventhough the bank has now told me several times they sorted it. Solicitors ended up making the transfer just in the nick of time and we still got our money today.
Now I need to claim back the additional stamp duty we paid when we decided to split our purchase from the sale.
And then I can finally relax. Until we decide to start the renovations. Ha!

Ok so we accepted an offer on our house but it really is as low as we can go so no wriggle room at all (unless our seller can wriggle a bit too).

Which I'm a bit worried about as buyers seem keen to drop their offers as they see prices going down.

Will have to wait and see I guess.

We've contacted bank and solicitor. Surveys next I think. Hoping the buyer wants a quick exchange. They're moving 300miles for work so that could be long or short depending on when they get transferred (internal work move).

20 years since I bought/sold so I have no idea how things are done these days.

Is it usual to wait for our buyers to book a survey before we do?

I'm fed up. 😙 In 11th week of selling and I've had hardly any correspondence from EA or solicitors. The only bits being when I've asked about something and often they're not replied to. Second lot of enquiries sent back a couple of weeks ago. No word about exchange or completion yet. It should be a simple transaction as there is no chain.

My FTB refused a reduction in price after the survey. I have to get the work done first. We were supposed to exchange last week, and work would start. He claims paperwork lost in the post. He's on holiday and will sign when he returns. He's been incredibly slow, as have his solicitors.

Unfortunately, it's a buyer's market. If the sale falls through, I will rent the house and try to sell in a couple of years.

I posted earlier on in this thread but wanted to update.....exchanged on Monday....yayyyy! Have to say I have been amazed at the speed in which it has all moved, my buyer is a cash buyer then I am buying and empty property from a developer and only it took 9 weeks from start to finish despite being told I was looking at 16 weeks. I have never had such an easy move process and I have moved many times. Fantastic Solicitors on all sides with queries being responded to on the same day, only had searches back two weeks ago. I lost my Dad in April and split with stbxh so it has been a horrid few months & I have been very grateful that it was so smooth. Removals men came to quote and I told them I do not want to lift a finger on move day so they are doing everything - packing, dismantling furniture etc. I will just go out for the day when they are packing and sit in the new garden whilst they unload....wish me luck!

To all those stuck in the process I hope it all works out it is a horribly stressful process in which you need the patience of a saint and nerves of steel 😂

@RedBonnet I have never had one go through this quickly, best was 4 months and worst was 7. Best of it was I didn't even have to hassle anybody, both EA and Solicitors on all sides were just brilliant. My seller was very good at getting info back the same day too as was I but even so 9 weeks is just amazing. I only went on the market to buy this house and then it sold the day before I sold mine, then Dad died and it came back on the market two days later. It has a spare room for my Mum to visit so I like to think he played a part in it. I will buy a glass of something bubbly and toast him next week on move day. Wine

@Fedupofdiets So pleased for you. Your experience so resonates with me! Similar in that I'd been through a divorce and lots of difficult stuff, and the house sale went through effortlessly. In fact the conveyancing solicitor said it was the smoothest transaction he'd ever handled! Enjoy your new life and lovely new home.

Ouch Croc, £50k below is a bit cheeky!

We're still waiting to hear if we can get a mortgage on our new property, so we can rent our house out. We really need to move for my kids to have some independence. We live rurally with no public transport so it's very difficult with teenagers. We're moving to a city with everything in walking distance, which will be fantastic for us all.

We've had a few viewings, but no second viewings. One cancelled today after having second thoughts about having a septic tank 😕

@Rowdythree thats exactly why we’re moving! Live in a village with no public transport and teenagers, it’s a nightmare. Got a viewing tomorrow so fingers crossed and good luck with the mortgage!! We have had a lot of cancelled viewings - one because they didn’t like the idea of being on LPG gas.

Starting to feel totally fed up. Been trying to sell the house for 6 months now. Had a buyer who pulled out after 12 weeks the day before exchange, been back on for 6 weeks. £25,000 price reduction. Had an about 1 viewing a week, lots of cancellations which are so frustrating because I spend all that time cleaning only for them to not show. One offer £50,000 below asking. We are desperate to move - kids have finished school post exams and are stuck in a village with no public transport while I’m at work. My mum has been diagnosed with terminal cancer and I don’t want to spend her last bit of time stressing about the house. Honestly I could just SCREAM at the buyers who pulled out so late. Can’t afford to drop the price anymore, starting to feel depressed. Kids are starting to get really down. I just want to sell and I don’t know what to do. Sorry for long rant, I’m a single parent and trying to hold all this on my own is starting to drive me a bit insane!!

I really feel for you @Crocamoc. Do you have an onward purchase? You may be able to negotiate a reduction in that to enable you to accept a lower offer? A total of £75k reduction from original asking price is hard to swallow but if that’s a reflection of the market where you are it could all even out? How big a percentage is it of the original asking price?
So sorry about your mum. 💐
