We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

My sellers finally sent through the initial property information forms yesterday so the contract pack has just arrived with my solicitor at week nearly 8! He's not been able to start enquiries until now. Frankly ready to pull out as they seem to be really dragging their feet.

Hi joining in ...
Went on the market on 1st June. Got full asking price in 6 days from a cash buyer, no chain. So we were 'Under Offer' and basically off market for 6-7 weeks. Buyer pulled out just over 3 weeks ago.
Since then had 2 viewings. No offers.
It's very quiet out there.
I get so despondent that we won't be able to move on and start our new life.

Sorry to hear that @Jacquel666. Hoping things might pick up a bit now banks are cutting mortgage rates. It will be a bit busier after the summer holidays too. At least that's what I'm telling myself to stay positive!

I'm sorry for your house woes too @Permanentlyfrazzled . You have a lot more pressure and more good reasons to move than us. People pulling out just before exchange makes the whole thing so much more stressful :( I feel like we've wasted months of good 'selling time.'
In more positive news, EA has just called up to arrange a viewing for next week !... as others have mentioned, here comes another weekend of polishing up the house for a time wasting browser (who will no doubt cancel on the day ...)

We are still on the market. There have only been 5 viewings since February.

We had a viewer this week who said that the location, size, land and price was excellent but they didn’t think the layout would work for them.

It’s my MIL’s 1970s bungalow that is in need of modernising. The floor plan is on Rightmove and the photographs clearly show the layout which can very easily be changed.

Very frustrating.

I’ve just found out my buyers are getting full level 3 survey done 😬 it’s a 100 year old
house and I know there’s loads of stuff that will come up that they won’t be happy with (damp, water damage to some of the walls from an old leak, no damp proofing etc) has anyone had any experience of getting a level 3 survey done on an older property. I just feel like I’m going to lose yet another buyer

@Crocamoc I had a level 3 survey done on the property I’ve just purchased. It’s over 170 years old. There were obviously things highlighted but the opinion was that it was to be expected in a property of this age. In terms of damp, no damp course is not necessarily an issue if the house is not actually damp and if the water damage is just staining and now dried out then they should see that. I had a level 2 survey done on another property years ago and that read much more alarming - I still bought it!

I think getting a full survey is reasonable of them and if you know there are issues I think you’ll just have to accept that any sensible buyer will find out about them

it may not stop them buying if they’re not serious (all old houses have some things) but you can’t really be aware of issues and expect buyers not to find out…

That’s reassuring! @FloydPepper its not that I don’t want them to know about the issues, I’ve been honest with my estate agent and the buyers about what they might find including sending photos so there isn’t any nasty surprises - it’s more that it’s a 100 year old house so there’s always going to be issues such as damp, lack of damp proofing (it wasn’t fitted to houses 100 years ago) but to FTB I suspect the issues may seem off putting… I will just cross my fingers and hope for the best!

I had similar concerns about our buyers house and impact it could have on the chain as it needs work and also on an unadopted road which is in really bad condition. I was sure their first time buyers would pull out but we all exchanged last week and complete this week so some buyers really can see past homes that may require a little work

We owned a 16th century cottage which we sold a few years ago. Our buyers had a level 3 survey and when we enquired whether there were any issues our buyers stated that there were only things that they would expect with a property of that age, so it was absolutely fine. They certainly didn't raise the issue of getting any reduction in the purchase price. It was a stone cottage with no damp course.

While a level 3 survey would possibly be OTT on a house from the sixties and seventies nearly 100 years is long enough for some issues to wheedle their way into the fabric. We are mortgage free and hoping to buy a 1930's semi as well and will get a proper survey, not least because the render on the bay window is failing and who knows what lurks behind it. My buyers had a basic survey for the mortgage and then their own level 3 on my current 100 year old home - it seemed they had some very specific questions that the surveyor mostly kept to himself and so far I've heard nothing - it was only just over a week ago.

I am selling a probate property atm - we have a buyer now but we had quite a few cheeky offers people saying it needs so much doing to it - it needs a cosmetic makeover and it is a tiny flat but some viewers told the agents on feedback that they would have to knock at least £30.000 grand off the asking price !! Flat is in ftb market so I think couples were trying to get a bargain but it got a bit annoying after the third or fourth offer lol! We persevered and we got a good offer in the end

@Milkkbottles Gaah sorry to hear this. I'm afraid to say it sounds like you've got terrible EAs and solicitors on this purchase, and a buyer who's dragging their feet.
Best thing to do is 'pop in' to the EA's office in person where they can't avoid your questions.
At least if it's not going anywhere you can find out sooner rather than later.

We just had the home buyers survey done on our house so it feels like things are starting to happen now. We're about 7 weeks since we accepted the offer. I really hope the survey comes back OK, it's an Edwardian terrace so there will probably be something, but that's too be expected with the age of the property. Our purchase is pretty much good to go, so I hope we can start talking dates soon.

Newbie here. Put flat has been on for 5 months Monday. Had a fair start with 5 viewings booked in within the first week. We got one offer from this (but below what we were hoping for) and a blind offer put in the on the basis that the buyer was still content when he came and looked at it the following Saturday. He came and apparently loved it so continued with his offer- we accepted but was sceptical given he’d not been financially checked by our EA (we were previously under the impression our EA would do these before letting them make an offer as was the case when we were FTB) and then after two weeks of not hearing anything other than our EA saying they were just waiting on one last thing from him he’s withdrawn his offer 😤. Glad it happened now rather than later on in the process but still just a bit annoyed about it all. Especially annoying because we’ve had no further interest or viewings in the last three weeks.

Quite frustrating as this is our second time on the market- we were on end of last year but decided to pull it off because we were having a change in salary but also had a really negative experience with our last EA. Highlight of the experience is when they turned up 25 mins early for a planned viewing and then later in the day just let themselves into our flat to do another viewing we hadn’t been told about or agreed to- we were awkwardly half way through making a late brunch and had to shove our food in the microwave so we could get the dogs out the way 🙃).

I completed today. I had to cover 7K of repairs to get the sale through and it stalled because the buyer didn't want to contribute £300 claiming he couldn't afford it. Thankfully, he saw sense and changed his mind.
