We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

Not really. Mortgages have gone up about 5% in a year and the prices have not budged much to reflect this. Where I am at least anyway.

It’s 15 weeks since our offer was accepted, 17 since we accepted the offer on ours. We still haven’t exchanged and we need to exchange this week!

Question please why is it taking so long with Conveyancing.
I'm twelve weeks in cash buyer, I'm not buying anything else, honestly don't know what's happening. Would the estate agent be any help do you think, or do they just sit and hope to get their commission.
Replied to second set of enquiries two weeks ago, diddly squat back, rang sol's could only speak to her assistant. Couldn't update me at all🙄

Are you getting any updates from them? You could vet the sols to push them and ask.

Heard nothing from the estate agent since the offer 🙄, only sold once before so not sure of the process. Last time I was buying and selling so had more interesting parties involved.

I'm at week 8 and wondering the same as well. Enquires have all been answered, surveys hopefully all done - I don't know what is happening with the first people in the chain so feel like I'm flying a bit blind at the moment.

Im going to hop on this thread. Moving halfway across the country from the midlands to Yorkshire if all goes to plan. I get the comments pp have put about proceedable buyers only being able to view but sometimes its not that simple when travelling 3 plus hrs so something to bear in mind as we had to hit an area in one day to get a true comparison. We weren't just tyre kicking though as we have our DIP in place for well over what we are looking at and we would happily buy any of the houses we booked if we liked them in person.

Our house has been on a week and one viewing with the most pointless feedback ever which is so random i believe was made up by the EA. We are in the funny mid range which seems to be hit the most with the slow down in this area. I didn't want to use this EA but DH did as they valued the house the highest - yes he saw ££ signs and now regrets it as they are rubbish. Took 4 days from saying we would go with them and signing the contract to send us a draft listing full of errors including the wrong floor plan then a further two days to list it on Rightmove and still no for sale sign outside the house.

I think we are selling and buying in the worst time to buy and sell in a long time but a big health scare made us realise that we should move sooner rather than later as tomorrow isn't agreed. I am also neurotic about the house being spotless. I used to leave a cup in the living room if i was going to have another drink later on but now its washed straight up. I hope we sell soon before my mind exploed 😂

Can I join? Put my house on the market beginning of jan, sold beginning of March. FTB’s pulled out end of May, the day before exchange. House went straight back on the market 5 weeks ago and reduced price by £25,000. Had 2 viewings the first week but no feedback. Had 3 viewings booked this week but 2 didn’t turn up and no other interest. Starting to feel really depressed and overwhelmed. Just feels like I’ll never sell.

Mine are FTB and I'm not buying immediately so no real chain. Was have not communicated at all apart from me asking for updates a few weeks ago and solicitor very quiet. It seems like we're just left in limbo until they want their money.

we accepted an offer almost a month ago. We didn’t accept the highest offer but the ones who we thought would move fastest. Only 3 in chain and all mortgages sorted now thankfully.

The lack of communication is frustrating though I know our EA are keeping tracks so I'm guessing no news is good news at this stage

I know our searches are back. I'm in week 9.

It’s been a stressful few days here!

Mortgage finally came through after two weeks waiting. Great.

But then the survey on the one we are buying was worse than expected.

Our buyers (FTB) then contacted our EA with every single issue cut and paste from the survey. Every single thing that was highlighted as something to look into or consider. Like every survey does. EA agrees they are being naive FTB about it, but they are expecting us to do it all! The house is 117 years old, not a bloody new build. Anyway, I have bombarded them in reply with every bit of documentation and no-nonsense ‘this really is not an issue’ comments in return and hope it will appease them! I was pleasantly surprised by the fact that I actually did have a building regs document from the precious owners for some patio doors buried deep somewhere

How long have your surveys been taking?
I'm fuming as I booked one a few weeks ago with a surveyor and hadn't heard a thing so emailed yesterday. They'd sent a terms and conditions thing via email ( they didn't mention this at all when we spoke) for me to sign which went to my spam folder. I had no idea!
I've been told this evening that my date has been taken because I didn't sign it and the earliest will be next month 23rd.

I got a phone call from the surveyor a week after our mortgage application was submitted, on a Thursday and the survey was done the following Tuesday. Got the report the next evening.

Was it a local surveyor? Legal and general do one as well but not sure if I should go with a local firm.

No, they were from Yorkshire, which is where our lender is based. We’re Cheshire.

@fromtheshires we sound like we're at a similar stage, although our move is only an hour away. We did 3 viewings on Saturday, loved one, but sadly the viewings on our house we're selling didn't produce any offers so we're not proceedable

@Sittingonasale That's frustrating. I would probably see if you can find a different surveyor who can do it earlier. Unless you have already paid. When we bought our house we struggled to find a surveyor because it was the height of the market but the estate agent put us in touch with someone local. We are also in Yorkshire. We used a company called Livingston Clark. They were really fast after we went ahead with them.

@mnahmnah Sorry about the stress. Our first time buyers were similar. We pushed back on anything that didn't have anything to do with whether the house was habitable. There were a few things in the survey about the roof. So we got roofers in to quote and they said it was nonsense. There was no work to do for them. So we fed that back to our buyers. And they were happy with that.

@bjkmummy We had periods of no news. Just things happening in the background. So I think that is normal. But we always had our emails acknowledged with at least a no new updates for now. I think that I would expect that as a minimum.

@Crocamoc Sorry about your sale falling through. Very painful. We had a very similar situation. Our sale fell through in February just before exchange. We put it back on the market with the same estate agents. We did get viewings but with no offers and the most random feedback. Like the estate agent was just showing it to anyone, people who wanted a bungalow not a house, people who wanted more bedrooms. It was very frustrating. We changed estate agent and got an offer from the first viewing. Which we accepted and now have exchanged. So if you are still with the same estate agent, I would perhaps suggest changing.

@fromtheshires Good luck. Hope you find a buyer soon. We ended up being at the height of the market. And selling in this really bad time. Got far less then our neighbour just a few months ago for the same house. Could be frustrated. But we have bought our new house for the long term. Not planning to move again unless we are forced by smthg. So I am not taking it to much to heart.

My buyer pulled out today 12 weeks down the line 🙄, fourth buyer. Wouldn't take an indemnity for works we haven't done, he was also a cash buyer so no mortgage.

@Oldbutnotdead 4th buyer ! On no that’s really rubbish so sorry 😞 we have an empty house now paying 850 mortgage , council tax and bills after our ftb pulled out - it was tenanted and everyone said we’d struggle to get a buyer with tenants in situ - we didn’t they weren’t remotely bothered 😕 sold quickly ….. and then issued tenants section 21 they vacated and buyers pulled out as they didn’t like greenbelt fee (and the fact our garage is leasehold as it’s below a coachhouse)
the thing that’s annoys me is the wasted time and it’s looks like the house has lingered on the market which isn’t the case but I’m sure it’s offerputting

Yes Kay, not sure what to do now, 12 months since we've been on and the second time marketed in three years, don't ask🙄.
Don't really want to be a accidental landlord but have another property to move to already.
