We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

On the market since February: 35 total viewings, 3 lowball offers, 1 buyer fell trough, now in May finally a suitable offer with FTB and all the gears with memorandums/solicitors/searches already in motion.
Took MUCH longer than we expected, but turned out quite well - we have already exchanged with completion in June for our onwards property (porting + bridging loan arrangement with bank, so bought technically chain free) and current house should be completing in August, so even though we end up owning 2 houses for a while we get to renovate in peace. Expenses for rental/storage/two times removals would have worked out the same as owning 2 for 2 months.

We have had over 25 viewings and all saying either the floor plan doesn't work, third bedroom is too small or it needs too much work Confused bathroom is only 6 years old and kitchen is brand new. Very frustrating. Thinking of giving up and renting instead... I even considered Air B and Bing it yesterday in a moment of madness/frustration!!

I have an offer on my flat. I have accepted but I am concerned for a number of reasons. I was wondering if anyone took out Home Sellers' Insurance and if there's any recommendations.

It is such a difficult process! We have an offer but it is low. I’m not sure if we should accept it. It is much lower than we paid. We had found our dream house but it isn’t our dream location and so we are now looking in an area that feels like it is asking 2022 prices (at least, one Estate agent is, and they are getting all the new sales because they are clearly valuing incredibly high). We haven’t had many viewings (it has been two weekends).

We're on the market for £500k and we've finally had an offer today of £485k. Buyers really keen apparently. We're hoping to sell for £490k, so should I counter £495k in the hope they meet in the middle?

Viewed a lovely house today which only went on the market on Friday. They had 3 other viewings today, and I think there’ll be a bidding war, but we’ve made an offer anyway. Hate this bit of waiting to hear!
The survey on our house happens tomorrow, so god knows what that’ll say. I anticipate it’ll say that a lot of work needs to be done (ie new roof etc)

I’m about a month into the process. The property went under offer after a week at full asking after I insisted the agent list it for 5-10% more than they suggested as I felt they’d undervalued it (and so glad I did!). No chain as we’ve already bought. This is in SW London. I don’t know if I got lucky or if the market is stronger than the papers would have me believe.

It’s been over three weeks since we accepted an offer on our house and we still haven’t got one to move to! We have offered on three. Two got nowhere. The third is a house that is great in terms of location and space so we really want it. We upped our offer on Friday and are still waiting for a response! That’s not normal is it?! I’m not sleeping great and getting fed up of waiting. The only problem is there is nothing else to look at now. Exhausted the current possibilities. Don’t want our buyer getting fed up.

It's obvious the owners of the house you offered on don't want to respond until they have had feedback from viewings they want to go ahead this week.

It's time to chase the estate agent and tell them your offer won't last forever and that you are actively still looking at other properties since they haven't responded.

Yes we have spoken to the estate agent. They don’t have other viewings and have had no other offers in 6 weeks of being on the market. He said they are still thinking it over! He seems pretty frustrated with them too. I don’t want to say or do anything to make them reject our offer either though.

We are similar except there have been absolutely no houses come up since we accepted the offer. Sooo frustrating

I would say patience is needed these days, we were on the market mid Feb and only last week got an asking price offer. FTBs so no chain. Hopefully they will proceed quickly.

DH wanted to reduce the price but I persuaded him to hang on until half term and I'm glad I did.

We already have a house, exchanged on a new build a couple of weeks ago so I'm hopeful the timings will all work out.

We accepted an offer 4 weeks ago and still nothing! We’ve viewed one unsuitable house in that time. EAs have said it’s gone quiet. Not sure what else we can do. Have put notes in doors but just nothing coming on. Hoping our buyers will hold on.

After 5 days of waiting and sleepless nights, our final offer was rejected this afternoon. Feel really sad! Especially as there is nothing else to look at.

How many times do you think it's acceptable to ask to view a property you're purchasing?

We viewed the first time with my daughter, then a second time just us two, then we put in an offer. We viewed again once after the offer was accepted, to take some measurements and we took my DM with us.

DPs daughter would like to see the property and make some plans for her room, would it be unreasonable to ask for another 15 minute viewing?

To add the owner is deceased and the property is empty so we're only inconveniencing the estate agent. They will also need to facilitate a gas safety check and a flu/chimney sweep before we exchange.

Is this too much?

Yes I think it would be a bit much to ask for 4 viewings. Then your solicitor will advise you to do a final one before exchange of contracts so that would make 5.

Can’t DPs daughter wait until you do the final visit before Exchange?

They are using your offer as leverage; put a deadline on acceptance.

Our estate agent told us of a new instruction which hasn't gone on rightmove yet. No pictures of anything yet but with a combination of looking at location/google maps/neighbours houses on right move from old sakes(they haven't sold it before)/drive by, it looks promising. And hopefully we are in the door to view first as only their proceedable vendors have been told about it so far. Fingers crossed!!!

we bought in similar circumstances - knew it was due to come on, scoped out the area, got to see it first and offered immediately.

not legally done and dusted yet but fingers crossed!!

Urgh we’re on a tracker mortgage for our current property and it’s going up again next month. I can’t wait to be done with this as the difference between the two mortgages is going to be £80! I’d rather pay the £80 more and be in the new house. I’m so anxious about it all falling through, especially as it’s been £100 here and £300 there or £500 for this for things like servicing, surveys, searches and initial fees. It adds up quite quickly and it it falls through it’s quite a bit of money wasted. I just want to get to exchange now.

My dad is a serial mover. He gets itchy feet every few year and I think the longest he has stayed in a place is about 13 years. I just can’t see how he wants to go through this so frequently. I’ve said this is our house for the next 25-30 years when we’ll downsize and get a bungalow but honestly I can see why people stay in their houses that are far too big for them and never downsize.
