We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

I am not sure what to do now. We have been on the market for 3 weeks now and had over 20 viewings including a few second viewings. All the feedback has been good but not a single offer. Estate agent doesn’t think we should reduce the price as she thinks it’s fair. Very confused.

Don't worry yet. I had very few viewings in ther first few weeks and with hardly any feedback and lots of cancellations .
Sold at 7 weeks. They've not even come back for a second viewing.

Nw22 that sounds like amazing viewing numbers. If you are getting that many people through the door it sounds like your price is right. It is just a rubbish sellers market. If your EA is confident it is the right price I would stick with it. You will get people who want to negotiate down anyway.

I agree with other posters, Nw22. We sold after 6 weeks and 12+ viewings to someone who’d viewed a month before but just took their time making an offer. EA said that buyers are taking a long time making up their minds!

Been on for 3 weeks and we are thinking of calling it off end of May as we have kids and don't want to move in the new school year.

It's a sizeable home in the 1.25-1.75m bracket outer London (zone 5) and had a steady stream of viewers but no offers.

Just as we have sold, next door’s renovation work has caused lots of cracks and a hole in our bathroom wall! Furious. Would not look great for the survey would it?! The owner is a property developer and she tried to claim that it can’t possibly be down to their work, as they haven’t done anything on that wall. Well, obviously we haven’t done anything to cause this! We went back and forth repeating ourselves four times before I lost it and shouted at her. Not my finest moment. But she was infuriating. DH went round to look with the builders and they have practically demolished the wall! It was the electrician who use a screw too long that cause the hole. Luckily they were happy to come round and plaster the cracks and hole. But it still means I need to paint the whole bathroom now. Unbelievable.

Oh gosh how frustrating. I'd try to grin and bear it though as remember you have to record disputes with neighbours etc on the property forms. I'm keeping this in mind as my bloody neighbours park 1 of their 5 cars permanently outside my house leaving me no space for bins and very difficult for me to reverse into my drive. They think they own the road and I'd like to egg them when I leave.😂

@mnahmnah that’s annoying but I agree with capybara it’s worth just holding it in if you can. DH wanted to go and shout at our neighbour last week and I had to ask him not to and we ended up having an argument about it. They are the type that would cause trouble for us, so it’s just grin and bear it. I wonder sometimes if neighbours up their don’t give a shit attitude when the sale sign goes up because they know you can’t do much about it without jeopardising your sale.

@capybara80 it feels like this is strangers on a train type territory, so I could egg your neighbours and you could egg mine and then there’s still no disputes!

It's 5 adults to 1 in my case so I'm just holding on there and the mother can be nasty.
I keep myself to myself anyway so not a big deal but I've really wanted her to ask who's moving in so I can say investors and they're changing into a HMO. 😂

If they are messing around with the party wall shouldn't that be covered by a party wall agreement ?

Seems weird if someone has demolished a party wall, as aren't they normally load bearing ?

We have it in writing that she will repair any damage incurred. They didn’t demolish the whole wall, but she claimed they hadn’t done anything to it. DH went round and the builder (who we have a good relationship with) showed him the wall - it had been stripped back to bare bones, all plastering gone, and the electrician had installed a socket with cause the hole on our side. So she was lying to us. Luckily she’s been much more reasonable about the extension she is putting on. She got a structural engineer to do a report and are moving it further away from our house. Fingers crossed no more damage!!

After rejecting last week’s offer of £670k, I reduced my price, had two new viewings on Friday, and have today accepted a proceedable offer of £690k 👍
BUT, there’s now nothing on the market I’d even view 😔

Fantastic! Does you me buyer know you haven’t found anywhere? Are they prepared to wait? Our first time buyer luckily said he doesn’t mind waiting while we find somewhere

We are in exactly the same position. Sold but nothing to even view. So frustrating. Our buyers are renting and happy to wait but hoping this doesn't drag out too long.

@lemonyellows sooo frustrating, and it’s taken the shine off actually getting an offer after all this time (we’d been on the market since 20th Feb). We’ve missed out on so many amazing houses during that time.

I’m on Rightmove 24/7, and never even think to go on Zoopla, but just been on, and there’s actually a half decent place on there I’m hoping to view, that wasn’t on RM, so worth a look if you haven’t already.

I’m looking to move to a very specific area, which has its own residents association and Facebook group, so have infiltrated that, and have posted asking if anyone is looking to sell. Houses in this area are going for way over asking, and the last one we offered on had 8 strong offers within 2 days of being on the market, so I want to get a look in before they even go on.

I hate the process of buying and selling. We found the perfect house a few weeks ago but were dumped for people who could proceed and now nothing remotely like that is available

I will try Zoopla now. Like you, I just assumed it had all the same houses on them. Strange choice not to go on rightmove as it really is the "go to".

At least you know the area you want, although I guess that makes it harder. We want a general area (basically close enough for DS12 to make his own way to school. But the house has to be right too. No pressure 😁

@lemonyellows Exactly the same for us - we offered on the perfect house, had offer accepted (after going 60k over asking!), then they dumped us a week later as not fully proceedable (after saying they’d wait for us).
Also need to be close to a station for DD 11 to make own way to school, so we’re in the same boat!

@mnahmnah I would have just googled, I don’t want another call to remember to do during the day so I’m most likely to go with who will let us do an online quote while I’m in the bath with a glass of wine! We knew we were getting a removal company this time because trying to move the fridge and washing machine last time definitely nearly ended in divorce. I’m seeing the cost as less than a divorce. We’re also thinking about seeing how much the packing service is. I don’t want to dismantle and pack but apparently they move it from the room to the equivalent room at the new house. Our living room and kitchen/diner stuff will be going to different rooms for example we have a cube storage in the living room and that’ll be going to 3 different rooms in the next house so I’d also rather pack myself so I know everything is at least starting in the right room.

You just tell packers what room in the new house you want stuff to go in.

I would leave it at least another couple of weeks before reducing the price. 3 weeks isn’t long & viewers would be saying if they thought it was overpriced.

I can feel our dream home slipping away. We’ve been told we need to get a buyer asap or the vendor will have to proceed with another offer she’s had. Fair play to her she’s waited over a month for us.

Even more upsetting we had a second viewing on Tuesday - a cash buyer and she said she was going to offer in the morning and she’s literally gone on the missing list since! Estate agent can’t get in touch with her, I’m furious

I hear you! So hard not to be furious that our system allows others not to play fair. Our FTB has strung us along for two weeks then walked away Friday with something about not wanting to own a car. The house we had an offer accepted on is being remarketed so we could lose it. We’ve switched agents to try and find a new, more reliable buyer.
