We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

back on the market this week after our buyer couldn’t get a mortgage approved 😩

We put our house up for sale in January ajd have had over 70 viewings, 5 offers, 1 buyer pull out and now a failed mortgage application. Had 3 viewings today and 8 booked in for tomorrow. Fingers and toes crossed because I’ve had enough 🤣

If my buyer has had the survey report and the searches and they've sent enquiries around things like have we had a log burner installed etc. etc. what else is there to do before we can exchange?

Their mortgage offer is in place and the mortgage valuation survey has been done.

The buyers solicitor said in the email with the enquiries that the contract is agreed subject to a minor change on the buyers names and they'd attached a draft transfer for approval.

Are we getting close?

@BungalowBuyer It sounds like it. Is there much of a chain? Are they happy with all the conveyancing points? Things like searches, restrictive covenants can sometimes throw up questions. There is usually a back and forth with queries and sometimes they come last minute and leave you thinking wtf didnt you ask that weeks ago!

It's FTB buying my house and we're buying an empty bungalow (deceased estate). Everything is pretty much done for our onward purchase as far as I'm aware, just waiting for the sale to catch up.

One of the queries was around a covenant but I'm not aware of one and it's not specified in the available documents, it didn't come up when I bought and the original conveyance is from 1924.

We accepted an offer on our house for full asking price last Monday after just over a week on the market. We subsequently had an offer accepted on our onwards purchase and instructed solicitors and survey etc. Yesterday we had an email from our agents saying our purchasers want to meet with us next week to ask us questions about the septic tank etc. Now I'm absolutely terrified that they're having second thoughts. What would you think?

@Rowdythree Assuming they already knew that you had a septic tank then I don’t see it as being a problem. Maybe it’s just new to them and they want to understand what’s involved. Just make sure you have all the ‘service history’ etc. up to date and reassure them that it’s all in good working order.

I had a similar meeting with my buyers about my LPG heating, sensible I think to ask the owner to talk you through something new while you have the opportunity.

Thank you both, that does reassure me a little. I was just a bit concerned as it was so soon after they made their offer. We are on LPG too so hopefully they just want to know how it all works

I had two potential buyers, I went with the couple who seemed much less phrased by the LPG, the other potential buyer offered slightly more but I was concerned she might decide against it later, she struggled to get her head around it.

Apparently we had a drive-by survey done for our buyer this morning. All good, surveyor happy.

Is that it?! Do they not come in and nosey round anymore? It’s been 16 years since I last did this!

That would be a valuation, not a survey

@mnahmnah huh? I don’t understand - they literally drove by?? How can they check anything that way?

We’re in the opposite situation - our buyer had the survey done last week, and they were here over an hour, and said the buyer had paid for all kinds of extras - thermal imaging, all kinds. We haven’t heard anything since, but I’m preparing myself for them asking for a reduction!

We also made a best and final offer on a house we saw and loved last week, and vendors are making their decision tonight.
All in all, the next 24 hours should be interesting. Fingers crossed! 😬🙏

@mnahmnah that's interesting, I've not heard of a survey like that either, but like you, it's been a long time since we sold a house.

How long after accepting an offer do surveys usually happen?

I sold my house last year and a Home Buyer's Report was arranged by the buyer. I did the same when I purchased my flat. Personally, I think it's insane not to get one.

When DP sold his house earlier this year the buyer didn't have a survey just a valuation which took about 10 minutes.

@mnahmnah that will be a valuation for the mortgage. The mortgage company will sometimes do a desktop study, sometimes a drive-by to say it’s standing and is a house. Some others are a bit longer. I think the valuation survey for ours took about 20 minutes. We didn’t hear anything back from that.

The survey you pay for is a homebuyers surgery. There is level 2 and level 3. Level 2 is the one most people go for and this checks that there isn’t any visible damp on the property, no visible movement. The level 3 is the structural survey recommended if it’s an old house or in need of quite a bit of renovation. So you might find a surveyor comes round to do another survey. The mortgage valuation in most cases just needs to check it’s still standing. I think our mortgage valuation took a bit longer because it went for over asking and I’m sure they puzzled that a bit at the moment because they asked how long it was on the market for, how many viewings we had and how many offers we received.

@mnahmnah i wouldn’t budge your buyers on the topic or get the estate agents to chase but you could find you have a survey done in a few weeks. We’re just getting round to our survey because there isn’t a long waiting time near us and I wanted the sale to progress a bit before spending the money for a survey.

Posted a few days ago about our many failed attempts of trying to sell our house… we received another asking price offer today (our house is priced to sell) which we’ve accepted, pending financial qualification. Cheeky buggers wouldn’t up their offer unless we threw in some ‘free’ furniture 🫣

We had an offer accepted yesterday before the house went on rightmove! Can't believe it! Just waiting on them to find somewhere now (hopefully to end of chain!!!)
