Anyone else selling?

We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

@Mercurial123 Good luck with yours too - do you have tenants in ? Did you accept much under your asking price ? Fingers crossed it all goes smoothly

Thanks. The tenants left before I put the house up for sale. Yes, it was valued at £180,000 in summer and I reduced it by 35K. It was on for a good price and I got the asking price.

It just seems a bit stuck as waiting for the mortgage to be approved for a month and searches are slow.

Ok. We have an offer on our house.

We need to supply solicitors details to the estate agent. Do you just go on recommendation? Anything I should be asking them before we agree other than cost?

Thanks

I have just sold too and went with a Solicitor that the Estate Agent recommended as they work with them on a daily basis and will be more likely to have better communication with them.

Hi, can I join in please? We're about to go on the market, photographs and measurements are being done tomorrow so hopefully it will move quickly after that to get us in the market.

We haven't found anywhere to buy yet, but I'm looking forward to actually get to see properties in the flesh instead of constantly browsing right move. Good luck to everyone!

PurpleBananaSmoothie · 03/05/2023 19:59

@Rowdythree good luck with the photos and getting online. Hopefully you have lots of interest.

We’re in the slow nothingness period. We’re still trying to get a survey done on the one we’re purchasing but we’re changing our mortgage provider and our mortgage on the property we’re buying is now only just over £100 more than our current one. So it feels quite frustrating to be in this house when the difference in mortgage is so small. Apparently the conveyancers have some questions for us from our buyer so we should get those soon and hopefully that’ll move things along.

mnahmnah · 03/05/2023 21:31

I thought selling would be the hard bit and finding something to buy would be easier. It’s proving the other way round! Really hope our buyer is patient

Rowdythree · 04/05/2023 19:13

Photos and measurements taken today and we've signed the contract with the estate agent, hopefully we'll be live on all selling sites tomorrow!

Flitterflutter · 04/05/2023 20:37

Have everything crossed and need some fairy dust to make everything align and miracles to happen. We decided to put our house on the market for various reasons and make the rookie error of looking at houses just a bit above our maximum before we had even talked to Estate agents. We found the most amazing house, went to see it, and put an offer in (total maximum). We knew they would (rightly) reject because it was below the asking price and we weren’t proceedable. We had our first viewings last weekend and have an offer. It is lower than we want/need, but with negotiation we are hoping it goes up. If we can move forward on our house, we have been told our offer might be accepted. So we need money to go up, our offer to be accepted, a super fast sale (so nobody can change their mind), and I will have my dream house 😁

BeastOfBODMAS · 05/05/2023 13:51

I can report that after having the photos re-done we have our first 3 viewings booked for next week! At last!

The house we liked is still available but I’m not getting excited yet.

Reeniebeanie78 · 05/05/2023 16:53

Was meant to exchange today - didn't! And so the waiting on tenterhooks continues! Hope everyone else's house sales are going well!

Tormundsbeard · 05/05/2023 16:58

Three weeks and only one viewing.. I really don’t like our photos and like them less every time I look at them. I am going to get new photos done too. The garden looks so much better with blossom on the fruit trees. Another week and the wisteria will be out at the front of the house.

lemonyellows · 05/05/2023 17:17

We accepted an offer last week but absolutely nothing has come onto the market that is remotely suitable. Buyers said they are happy to wait. Let's hope they are!!!!!

BeastOfBODMAS · 05/05/2023 18:06

@Tormundsbeard I’d really recommend it! Time of day made a massive difference to us too, late afternoon light streaming in vs a grey flat morning.
My argument to the EA was if they’re not getting anyone through the door for viewings, there’s something wrong with the advert not the house.

mnahmnah · 05/05/2023 20:01

@lemonyellows

We’re in the same boat. Accepted an offer ten days ago but struggling to find somewhere to buy. Those in our budget are either tiny or need lots of work. All the ones that look the right location and not much work are way over budget. So trying to find the right amount of compromise is tough.

lemonyellows · 05/05/2023 20:59

@mnahmnah it's a worry isn't it. We missed out on the perfect house because we hadn't sold, and now nothing 🙁

PurpleBananaSmoothie · 06/05/2023 09:38

I’m interested to know what database we’ve ended up on since being sstc. We’re getting a lot of leaflets addressed “home mover”. Some are removal companies and most are local so I guess they could have seen the sign and sent one directly to us. We’ve had a few that are at least 150 miles from us and this morning we’ve had one from carpet right with a coupon for saving when you buy beds and flooring but the coupon expires on Tuesday so that’s helpful.

mnahmnah · 06/05/2023 09:51

@PurpleBananaSmoothie

I was coming in to say the same! Just removals for us though. I have to say it’s helpful. I’ll ring all of them for quotes. I wouldn’t have known who to try otherwise. The most appealing so far are the ones that say they will dismantle and reassemble furniture! That would avoid a divorce on moving day 😂

Flubadubba · 06/05/2023 10:12

Managed to accept an offer on ours in 2.5 weeks, ans got an offer accepted on a place we want 1 week later. Was away this week, but now head deep on solicitor instructions etc.

PurpleBananaSmoothie · 06/05/2023 10:21

@mnahmnah I would have just googled, I don’t want another call to remember to do during the day so I’m most likely to go with who will let us do an online quote while I’m in the bath with a glass of wine! We knew we were getting a removal company this time because trying to move the fridge and washing machine last time definitely nearly ended in divorce. I’m seeing the cost as less than a divorce. We’re also thinking about seeing how much the packing service is. I don’t want to dismantle and pack but apparently they move it from the room to the equivalent room at the new house. Our living room and kitchen/diner stuff will be going to different rooms for example we have a cube storage in the living room and that’ll be going to 3 different rooms in the next house so I’d also rather pack myself so I know everything is at least starting in the right room.

Rowdythree · 06/05/2023 12:48

Congratulations to those who have sold and purchased and are thinking about the moving process!

We've got 3 viewings lined up so far for Tuesday, I hope we get some more once the bank holiday is out of the way. We're the same as others, there are very few houses on the market that we would consider! I made an inquiry to view one this morning but an offer has just been accepted on it, so that's a no go. I hope more properties come on the market.

capybara80 · 06/05/2023 18:35

I've packed two shoeboxes today! 😌

PurpleBananaSmoothie · 06/05/2023 18:51

@capybara80 well done. We’re working our way through the booze and I have half a box for the charity shop. If it’s dry tomorrow DH needs to do a tip run from the garage/garden. I still need to work out what to do with DD’s old clothes. We’re 90% sure we’re one and done but she’s only 18m so aware this could change but even if we did have another there’s no guarantee that we would have another girl or they be born in the same seasons. I can’t bring myself to get rid of them but moving with all of her old clothes seems ridiculous especially as it’ll contribute to our removals cost. We don’t have family locally so I can’t even just take them to my mum’s while I work out we’re doing.

capybara80 · 06/05/2023 19:33

I am pretty good at getting rid of stuff though unlike my mother who lives alone and has a 4 bedroom house filled with crap that she can't use any of her 'spare' bedrooms🤣.
Last year when she moved she asked me if I wanted a piece of my hair she'd cut when I was 3. I declined along with all the Enid Blyton books she was trying to pass on to me.

She's always been the same so I think us kids are the opposite.

Rapunzel91 · 07/05/2023 07:28

No luck here either. Our has been on for 5 weeks, we had 3 viewings in the first week and nothing since! We have someone booked in for a viewing next Saturday so hopefully that goes well! If not we’ll reduce the price.

Absolutely nothing coming on the market where we are either but the house we’re keen on is still on. It’s been on since Christmas, is a massive project and still not reduced in price. The EA/sellers for that house has been very very difficult though so if we do manage to sell ours I’m preparing for a not so easy journey

Nw22 · 07/05/2023 09:08

I am not sure what to do now. We have been on the market for 3 weeks now and had over 20 viewings including a few second viewings. All the feedback has been good but not a single offer. Estate agent doesn’t think we should reduce the price as she thinks it’s fair. Very confused.
