We are about to be listed - photographer coming this week. Obsessively checking Rightmove but think we’ve already found the one (could easily go before we can put an offer in but that’s the one we are hoping for).

Anyone else? What position are you in?

@Twiglets1 that's what we thought as well. It is a three double bedroom terrace house.

@Karmatime we were initially told we could get £540k and now the EA is saying maybe we would be lucky to get £525k.

I have to say that I’m finding the estate agents a funny bunch. Three houses we have looked at with three different agents. They really haven’t tried to sell them to us. Just told us to have a look around. Zero enthusiasm. Seem like they don’t want to be there. And these are houses that NEED selling and won’t sell themselves. Don’t seem interested in getting them sold. Before we went into the one last night, the agent kept pulling a grim face and saying it needs work. Ok, fine, how about putting a positive spin on the potential?! Kept saying it inside too, even when we were saying we liked it! I rang up to ask if we could go back to look with our friend who is a property developer today and she said the time we asked for would leave a bit of a gap in their diary and wasn’t keen. I actually asked her if she wanted to get the house sold or not?! Crazy

IMO estate agents have had a number of really easy years where houses have gone so fast and been subject to bidding wars. They haven't needed any sales skills or effort. Just let people wander round and pick up the commission. Times are changing.

The one we want has been on the market over two months, no offers yet plenty of viewings. Needs a bit of work. They need to put some effort in but it’s like they were actually trying to put us off!

Had one of the senior EA bods round this afternoon to re-take our photos and they are night and day different. I really hope it makes a difference

I agree that they haven’t had to work hard for sales for a few years so standards may have slipped.

An offer from someone who hasn’t sold their own property is not a serious offer, in my opinion.
They may well end up having to accept a lower offer on their own property than they are hoping for. At which point they may have to revise their offer on your house.

Actually we did this because a house came up on a dream road for us - naturally sellers waited to see if they could get better and get a higher or more proceedable offer, in 4 weeks they didn’t (downstairs bathroom offputting to those chucking all money into the mortgage pit, doesn’t concern us as we’re planning to improve not move again) - and yesterday we completed the chain so it’s all go 😊

it’s a tough process and you don’t know how you’ll feel until the chips are down - so if you’re not comfortable selling at X or Y then it’s simply not the right moment (not just testing as others have said)

if it helps anyone re:trends, north London in a relatively cheap area - we’ve accepted 11% under what we paid to start a new chapter of our lives, seller has accepted 10% below where they wanted to be then translated that 10% onwards to their sale. So it has balanced in the end and we’ve got a chance to live on a road I thought was out of reach (hopefully!)

We accepted an offer yesterday!!! We reduced our price and they offered on our revised "offers over" price. First time buyers who are willing to wait for us to find. Took less than estate agent valued but still 10% more than a neighbour 18 months ago.

Now to find our house!!! Eek!

It has tenants in and they are not tidy but structurally house it’s sound , yes it’ll need painting and nee carpets but not 25k work - plus we had listed it under the same houses in our area which are pristine already by under 15-20k. We declined the offer

You would probably get more viewings/offers without tenants in as that will put some buyers off, worrying about will they move out on time.

Just because others in the area are asking a certain price, are you sure that's actually an achievable price?

We're about to go on in SE12 with our 3 bed (also all doubles). Crazy estimates so far ranging from 425 K to 525K. Seems bonkers.

@Twiglets1 yes I’m aware , the tenants have been served notice. In hindsight we should have waited but they asked for longer time to leave and our agents just said get it on the market ! Not ideal

@littlebopeep1991 i suppose technically I don’t , but ours is the lowest priced 4 bed in the area and houses are selling albeit slowly …. I don’t think it’s worth 40/50k less than any other house in our area

A house we offered on back in Feb, which was rejected flat out, no counter offer, has now come back on for what we offered. About 5% less than what it was originally on for. The market is definitely adjusting!

Ok. We have an offer on our house.

We need to supply solicitors details to the estate agent. Do you just go on recommendation? Anything I should be asking them before we agree other than cost?

We have a friend who is an accountant at a law firm, an hour away from us, so we are using his friends and family discount! It doesn’t matter anymore where they are as it’s all done online.

I would ask for recommendations from anyone you know who has moved house recently. Some solicitors are quite rubbish, very slow to get things done.

Accepted offer today (well they accepted our counter offer !) 2.7% under asking and our property is tenanted so not an easy sell - happy with that :)

Don’t want to be greedy haha - it was priced for the condition and we live abroad so not easy for us to go back and make it more sellable. It’s a tricky market to sell and we actually hadn’t had many viewings but it’s first time buyers who have offered and can probably see it’s a good price for the property and potential vs others which are on for much higher but more presentable…

I'm in exactly the same situation, just sold to FTB. I'm overseas and priced to sell. House needs upgrading but it's in a conservation area with no houses overlooking front or back. Local schools are rated Outstanding.
