Help me sell my house

As my name changed username suggests, I’m wondering what else I could do to get more viewers. Would flowers entice you in more or is there something more fundamental that would help? I know there are loads more photos than you normally get on RightMove, but it’s not that out of the ordinary here in NI.

Some more background - we’ve been back on the market for four weeks after our buyers pulled out. We’ve had 8 viewings and no real feedback on what we could change. Some of the viewers have said no based on the location being too far from Belfast/other towns, but about half of them haven’t said they’re out, they’re still thinking about it. I know I need to be more patient, but I’m finding it very hard when I don’t want to lose the house I’m buying!

I feel like I’m exposing my soul, but here’s a link: www.propertypal.com/784958

Wow so much house for the money 😯 I think just one photo of the outside at first, followed by internal pictures. I personally think the entrance hall looks very welcoming so maybe that next? Then the gated images at the end?

TokyoSushi · 26/02/2023 16:59

Oh my days, apart from the fact that you don't seem to have any curtains and the odd floral womb picture, its INCREDIBLE!!!!! An absolute dream, and the price, if I could relocate I'd make you an offer now!

custardbear · 26/02/2023 17:02

Beautiful! The outside looks a bit bare though.
Is it a bad time for selling at the moment?

safeplanet · 26/02/2023 17:02

Who is the target buyer? people who work from home or do they have to commute. Where's the closest public transport. Are schools close?

4 wks isn't a long time & it's a lovely house.

EmptyPlaces · 26/02/2023 17:02

Far too many useless photos, I got bored after 20.

Floorplan is right at the end of almost 80 photos?!

Eixample · 26/02/2023 17:03

I don’t think you need to change anything, it looks like it’s in very nice shape. The kitchen and bathrooms won’t be to everyone’s taste but there’s not much you can do about that

tsmainsqueeze · 26/02/2023 17:06

Hi , i think that there is nothing about the exterior of your house that indicates how lovely the interior is.
I think your interior pics are spot on , the rooms appear spacious ,light and airy and your decor is gorgeous, but to me the exterior looks harsh and unwelcoming.
I know its a big job but what about painting some /all the exterior lighter and add lots of pots with leafy plants around the steps /frontage to kind of soften the edges ,also what about painting the front door a more subtle colour .
I think i would also soften the look of the windows by putting the odd lamp, hurricane lantern ,big vase of fresh /faux flowers on the odd window ledge.
It's a lovely house , good luck .

Redglitter · 26/02/2023 17:07

It's gorgeous but way too many photos. You only need 1 or maybe 2 for each room. There's about 6 of the kitchen island

House is absolutely stunning though

SwedishEdith · 26/02/2023 17:07

Amazing amount of house for the price and are they sea views? To nitpick, agree that there are too many photos. Also, when I first looked, I thought the outside needs painting/refreshing. So the cost of that may be a factor?

SummerSazz · 26/02/2023 17:08

Paint the exterior white and a new front door colour and it would be as stunning outside a it is inside. You have v good taste!

CambsAlways · 26/02/2023 17:09

You are exposing your soul op showing inside too, it’s a beautiful property I’d just put a few hanging baskets outside some pots of flowers , love the inside very much, it’s fantastic price, you would pay that price for a semi detached property where I live. Good luck x

Treetopviews · 26/02/2023 17:09

I also think it looks great and can’t get past how cheap it is. The only thjng on the market close to me at that price is a small two bed flat.

is it maybe location? Is it quite rural?

Nolosomi · 26/02/2023 17:11

Yes too many photos! But it’s a stunning home, I’m sure it will sell!

Persipan · 26/02/2023 17:12

Well, I'd gnaw your arm off for it, it's lovely. I agree that it would be handy to see the floorplan earlier, and that there are more photos than are really needed (even if it's standard there to have several views of the same room you don't really need pictures of armchairs in a corner and what-have-you). I've no idea how it compares price wise to other things in your area but it's a great house and I'm sure you'll find a buyer.

kegofcoffee · 26/02/2023 17:13

It's lovely.

Only think is I think a few of the photos make it seem slightly dark.

It looks like it's dusk or overcast, and the photographer didn't seem to turn the pendant lights on? It's a shame cos the rooms seem to be large and airy, but not all the photos show that.

Also, rather than have 3-5 photos of each room. I'd cut it down to the best 1-2 photos of each room. It's photo 10 before I even see a room.

Viviennemary · 26/02/2023 17:14

I don't think you need to change anything. Is it miles from anywhere. Looks lke it might be difficult to keep warm and bills will be high. Not overkeen on the black kitchen units. But it wouldn't put me off. Ceilings look a bit low for a big spacious house. But that might be just the photos.

HerRoyalNotness · 26/02/2023 17:15

Lovely home. I think the interiors don’t quite match through the whole house. It seems to be part traditional and part modern. But that is easily fixed by a new owner. Needs a bit of curb appeal on the outside as others have said

Treetopviews · 26/02/2023 17:16

Ah I just looked at the map. It’s very very rural it seems. This might limit your market to be honest.

giddlesticks · 26/02/2023 17:17

Stunning property! BUT the outside looks very dull (sorry) compared to the fabulous interior. You need to paint it white and yep you need some colourful flower pots@DoIneedflowersatthefrontdoor which green is the piano room?I love it.

the bridal picture is beautiful!

C4tastrophe · 26/02/2023 17:22

You only have one big clock, and that isn’t even that impressively big.
You need big clocks in every room, and aspirational phrases on the walls. Live, Laugh, Love etc.
And where’s the hot tub?

But seriously, lovely house, very nicely done out. The fact you have it done out like a ‘period property’ may not be to everyone’s tastes, but that’s only decoration anyway.
Could just be timing.

Suzi888 · 26/02/2023 17:22

Gorgeous house. I would also pop some large flower pots outside. Though it’s such an impressive house, you’d need some tall, tiered planters.

Hoppinggreen · 26/02/2023 17:23

The inside is beautiful but I’m sorry I hate the outside.
The green door is horrible and it’s very brown all over

Chewbecca · 26/02/2023 17:25

It’s absolutely gorgeous. Why are you moving?

Things I would like to see, but I am being fussy and they wouldn’t put me off if I were looking:

  • garden furniture
  • flowers and plants inside and out
  • room sizes in feet and inches as well as metres
  • A sense of how the house fits into the land / neighbourhood
Endofmytether1 · 26/02/2023 17:25

You have a beautiful house. I agree with people who have said paint the outside white , change the colour of the front door to a more muted ,neutral colour and add some plants and flowers.
Inside I would change the black for something much lighter where possible and maybe in the lounge you could add a rug /couple of side tables?!

SuperSange · 26/02/2023 17:28

It's lovely; can I ask what are the green tiles/wallpaper in photo 39? (I think)I've been looking f for something just like that!
